A Study on the Barrier-Free Space through IPA Method for the Elderly in Multi-family Housing (IPA 분석기법을 통한 공동주택의 무장애공간 인증기준 적합성 분석연구)

  • When a human being grew older, followed by visually and perceptually impaired, and dementia, it jeopardizes safety and life unless supportive design is secured for a living environment. This supportive space is based on universal design concept which offers safe-oriented, and simple use by incorporating gender and physical/mental limitation. The study of purppose was to examine the appropriateness of barrier-free standard for seniors' living in apartment through IPA. Chi-square analysis found that satisfaction with BF space is lowered as aging is continued and for female group. Regression analysis indicated that sink was the prime predictor in satisfaction, and stair/elevator was the most important variable. IPA concluded that sink, bath, shower/locker and alert/egress were prime BF indexes to be improved among 14 elements, implying careful design in sanitation area for seniors.

A Study on Acceptable Thermal Comfort Zone and Resident Behavior of Operating Cooling Devices in Apartments (공동주택의 여름철 수용 쾌적온도 범위와 거주자의 냉방기 사용행위에 관한 연구)

  • In this study, indoor thermal environment, resident behavior of operating cooling device, and thermal comfort vote are investigated at the living room of apartment during summertime in Seoul. Based on the results of the investigation, indoor air temperatures that residents turn air conditioners (especially for cooling load in this research) on and off were found out. The relationships between outdoor weather condition and the number of days using air conditioner, and whether operating patterns of the devices were also found out. The acceptable thermal comfort zone is figured out from these results, and this research is expected to contribute to the development of household air conditioner. The results can be summarized as the followings; Residents turned the air conditioner on at $29.76^{\circ}C$ of indoor air temperature, and $28.89^{\circ}C$ of $SET^\ast$. And turned the air conditioner off at $27.31^{\circ}C$ of indoor air temperature, and $23.70^{\circ}C$ $SET^\ast$. Therefore, acceptable thermal comfort zone could be lied between these temperatures. If comfortable indoor thermal environment can be obtained with various architectural passive cooling techniques based on the results, energy consumption of cooling devices will be reduced.

U. S. Fair Housing Amendments Act (FHAA) and Home Accessibility - Comparison of before and after the FHAA - (U.S. Fair Housing Amendments Act와 접근 가능한 공동주택 디자인 - 법 시행 전·후 비교 -)

  • This study examined whether the Fair Housing Amendments Act of 1988 (FHAA) in the US provides more home accessibility features and reduces the home accessibility problems of senior residents with physical disability. The 2011 American Housing Survey data with a sample of 2,326 senior residents age 55 and over with physical disability and living in multifamily housing built between 1970 and 2011 were analyzed. We compared senior residents living in multifamily before (1970-1990) and after (1991-2011) the FHAA. The results show that senior residents living in multifamily housing before the FHAA were at a greater disadvantage because they were more likely to live in older buildings located in urban areas, yet paid lower rent and received government subsidies. This study confirmed that the FHAA enabled residents of multifamily housing to have more home accessibility features. However, there was no significant difference in perceived home accessibility problems between the two groups, indicating that senior residents in multifamily housing have experienced home accessibility problems both before and after the FHAA. This study has important implications for housing policy makers to consider home accessibility features for multifamily housing buildings before the FHAA, and to revisit if the FHAA sufficiently compensates physical disability of senior resident living in multifamily housing after the FHAA.

  • 기후변화로 인한 수문학적 변동은 지속가능한 수자원 관리를 위해 중요한 인자로 고려되고 있다. 특히, 가뭄 등 기상재해는 자연재해 차원을 넘어서 사회적 갈등으로 발전할 여지가 크며 특히 수자원 배분은 환경, 경제를 뛰어넘은 생존의 문제로 발전하고 있다. 따라서 본 연구는 기후변화가 가져올 가뭄 등 재해관리를 위한 의사지원체계 구축하고 다양한 기후변화 시나리오에 대응할 수 있는 탄력성 있는 수자원전문가시스템의 개발을 통해 이상기후 및 가뭄대비 물분쟁에 대한 합리적 대안을 제시하고자 한다. 본 연구에서는 섬진댐의 상황을 모델로 하고 있다. 섬진강 유역은 섬진강댐의 건설당시 발 빠른 이주대책의 불이행으로 수몰지역 내에 초기 정착민들이 계속 거주하게 되어 댐 제원을 충분히 활용하지 못하고 있어 효과적인 치수사업에 어려움을 겪어오다가 공사간의 협력을 통해 치수능력증대사업을 추진하여 저수지의 저류량을 증가시키고자 섬진강댐 재개발 사업을 추진한 지역이다. 하지만, 유역내의 이상기후로 인한 수문학적인 변동과 가뭄으로 인한 물관련 당사자간의 용수확보분쟁의 소지가 있어 물관리를 위한 수자원전문가시스템의 개발이 시급한 실정인 지역이기도 하다. 대상지역 수자원전문가시스템의 개발을 목표로 HSPF(Hydrologic Simulation Program with FORTRAN)을 이용하여 기후변화로 인한 수문학적 변동성을 파악하였다. 그리고 수자원 전문가 모델로서 외국에서 사용되고 있는 SUPER, HEC-ResSim, RiverWare, MODSIM, WRAP, PowerSim, 그리고 STELLA의 장 단점 등 특성을 분석하여 국내에 적합한 수자원전문가시스템 갖추어야할 기능 및 구성을 분석하였다. 연구 결과 국내실정에 필요한 모델은 공영시각모형(Shared Vision Model)으로서 그 장점은 첫째, 수자원의 관리나 물분쟁시 반드시 필요한 유역의 물리적인 인자와 수역관리에 필요한 수문인자, 그리고 물분쟁의 소지가 있는 의문사항이나 문제점의 해결책을 위한 실마리를 제공할수 있다. 둘째, 물관련 이해당사자들이 직접 참여하여 모형을 평가하고 서로간의 이해관계를 위한 충돌이 발생했을 때 문제해결을 위한 대안을 제시할 수 있는 정보를 제공할 수 있다. 셋째, 물배분의 원칙에 따른 한쪽으로 편중된 대안이 제시되었을 경우에 공동으로 대안에 대한 평가를 통하여 평등한 물배분을 가능하게 한다. 넷째, 시민단체나 환경단체, 그리고 기관책임자들이 공동으로 모형의 형성과정을 지켜본 후 논의할 수 있어 이상적인 모형을 만들 수 있는 장점이 있다.

Preferred Features of Communal Shared Housing of the Urban Young Adults and Adults Housing Poor - Focused on Single Household Living in the Deprived Area of Seoul- (주거취약 청·장년 독신가구의 커뮤니티형 공동주택 구성요소 선호특성 연구 - 서울 쇠퇴지역 거주 독신가구를 중심으로 -)

  • Purpose: This study aimed to find out the characteristics of the communal shared housing preferred by the housing vulnerable single-person household young adults and adults. It also intended to identify overall characteristics of the young adults and adults and compare and analyze the differences. Method: The the questionnaire using face-to-face interview was conducted. The research subjects were 100 housing vulnerable single-person household young adults and adults, who were living in Gosiwon, Jjokbang, detached houses below the minimum housing standards, multiplex housing units and multi-household houses in Seoul. The research was conducted on the general characteristics, housing environmental characteristics, preferred characteristics of space planning and non-physical elements on the communal shared housing, and the collected data was analyzed using the SPSS statistical package. Result: Out of 15 categories on the communal shared housing, there were common preferences to 6 categories and differences in 7 categories between young adults and adults. At a time with the need for customized housing welfare by life cycle, these research findings are expected to provide basic data to realize customized housing welfare for the housing vulnerable and develop appropriate housing alternatives.

  • As people pays more attention to remodeling as a method to effectively improve, maintain, and manage building properties, it is important to ensure the economic feasibility of remodeling compared to reconstruction, instead of focusing on systematic regulations. In order to identify core technologies, the study set criteria to survey cost of a remodeling project by analyzing current status of remodeling projects. Based on the criteria, the study calculated average construction cost for five remodeling projects that were conducted recently, compared the cost with new construction projects, and examined major level works that are essential in a remodeling project. Based on the major level works, the study conducted interviews with construction experts to draw core technologies in design, structure and construction of a remodeling project.

Study on the Characteristics of the Residents' Sense of Neighborhood in the Surrounding Area after the Housing Complex Development - Focused on the Cases in Gwang-Ju - (공동주거단지 개발에 따른 주변지역 거주자의 근린의식 특성에 관한 연구 - 광주광역시 사례를 중심으로 -)

  • This study aims to examine the characteristics of the changes in residents' perception of neighborhood and sense of neighborhood according to the residential structural changes caused by city renewal projects such as old urban large redevelopment. Research findings benefits of the residential environment changes after the development are environment improvement, convenient traffic, leisure activity increase, and green area increase, whereas their drawbacks are encroachment of sunshine and view, However, with the regard to the relationship with neighbors, paired-sample t-test results showed there were no statistically significant differences between before and after the development. It appeared to be that the community residential complex development did not influence the relationship with neighbors. ANOVA was used to examine the differences in the neighborhood perception among age categories. The results showed that there were no differences between age groups but when there were changes in their life cycle, residents showed differences in their neighborhood perception among age groups. The neighborhood perception was measured on 5-point Likert Scale in four factors of intimacy, participation, reliability, and group identity. The perception decreased somewhat after the development and the group identity, especially, showed a significant difference (p<.001). This was considered to be caused by a sense of incongruity due to the influx of different social-economic groups.

A Study on Energy Use Behavior according to Energy Use Awareness of Apartment Residents (공동주택 거주자의 에너지사용의식에 따른 에너지사용행동 특성분석)

  • As household energy consumption has increased, serious environmental problems, such as resource depletion and global warming, are becoming global issues. It is essential to conduct the energy use of residents living in apartments in order to come up with alternative solutions for energy savings. Therefore, this study examined the energy use awareness of apartment residents and their energy use behavior by various types of awareness. To understand their energy use behavior according to the awareness of the subjects, the energy awareness dimension was created with five factors and they were subject to a cluster analysis; then, the subjects were categorized into three groups. Finally, the difference of energy use behavior was examined by groups of energy awareness. G1 represents the group that is indifferent to energy savings and believes that convenience is an important factor. Also, with respect to energy use behavior, this group tends to pursue convenience. G2 is the group that is conscious of energy use costs thereby enduring some inconvenience, and shows savings behavior in daily life and household affairs. Although, G3 is very aware of the significance for the necessity of energy saving, their energy saving behavior is relatively negative. Regarding these different characteristics of each resident group in their energy saving awareness and behaviors, diverse methods and promotion in energy education are required. Furthermore, an effective energy policy should be established based on the understanding of energy consumption.

Spatial Landscape of Immigrant Communities in Seoul (이민자 공동체의 공간적 경관)

  • The diversity of urban landscapes is established by dynamic characteristics such as language, color, and their movement, which are the building environment, street patterns, and people. With the increase of foreign migrants in Korea, new guidelines are needed in terms of local community administration and land policy. Administrative, sociological, and geographical studies have been conducted on the steadily increasing number of foreign migrants since the 2000s, but it is difficult to establish for making safe and healthy communities through which different cultures and lifestyles of each country and ethnic group undergo some integration with the existing host society. There are limitations in identifying the lack of statistical data and the representation of a minority proportion of foreign residents. In order to analyze the core elements of the integrated strategy of the local community, the residential behavior and spatial characteristics of foreign migrants must first be identified.

An Exploratory Study on Life Experiences of Youth with Intellectual Disabilities in Residential Facilities (지적장애청소년의 시설생활 경험에 관한 탐색적 연구)

  • This study aimed to explore the life experiences of youth with intellectual disabilities in residential facilities. The residential facilities in this study include large scale residential facilities where many residents live and a group home where a few residents live. This study used a qualitative research method; the youth participants were selected from the recommendations of professional groups, and interviewed using the focus group and individual interview methods. In addition, social workers and parents were interviewed to complement interviews of youth with intellectual disabilities. According to the results, the following main themes were extracted from the experiences of youth with intellectual disabilities who live in residential facilities: 'restricted lives by strict rules', 'limitation of individual lives and choice experiences', 'not being respected' at large scale residential facilities, and 'starting independent living', 'a still hardship of independence', 'a tranquil life like home', 'difficulties of communal living' at the group home. Also, they have common experiences in both types of residential facilities: 'depending on each other', 'missing their family', 'being excluded from peer groups at school', 'not wanting to be known as living at residential facilities'. The implication of this study results are for the policy making, and the actual practices were discussed focusing on their right and well-being.
