Development of an Effective Time Scheduling Mechanism of the Structural Framework for the High-rise Apartment Housing -Focusing on One Cycle Time Scheduling Mechanism of Typical Floor- (아파트 골조공사의 공기단축 및 효과적 공정운영 방안 -기준층 사이클 공정분석을 중심으로-)

  • The construction duration in apartment construction is an important factor which affects project cost. Henceforth, the time shortening is essential to retrench project cost and project risk when there adopt Five-Day Workweek and introduce apartment sales after completion of construction. Therefore, the purpose of this study is to examine closely the affecting factors on the duration of framework which forms about $40\sim50\$ percent of total time in apartment construction by analyzing the schedule mechanism of typical floor and to show the reasonable time shortening methods by case study. The shown schedule mechanism and basic schedule table can utilize as a guideline in case of scheduling of framework in the existing construction method. Also, the shown time shortening methods by three case studies will guide the direction and process of time shortening while there need time shortening in many-sided projects.

Actually New rapid construction technology have been developed that is difficult to apply to construction site. Because analysis is insufficient for overall rapid construction hindering factors.   • Construction projects are based on the actual field, so if the construction schedule that is established in the construction plan is delayed or extended for various reasons, construction companies are vulnerable to claims, and thus strive to complete a building within the planned timeline by shortening the construction time. Therefore, this study surveyed technicians in apartment construction in Gwangju, and studied their perceptions of the actual conditions of process control, construction time needs, goals, and methods. The results showed that the organization of the process control department and professional employees was lacking compared to other regions. The need for construction time was perceived as high, while the reduction of the construction cost was perceived as low. Regarding the reduction goal, they perceived highly the preparation for the delay of construction time and various claims, and for the reduction method, they mentioned the extension of working hours and the increase in employees. Based on the results of this study, technicians should consider that a reduction of construction time not only can make up for a delay in construction, but is also closely related to improvements in production through reduction of cost, and increased international competitiveness.

  • Construction duration in construction project is an important factor which affects project cost. Advanced countries have reduced project cost by time shortening. Even though domestic construction companies have tried to time shortening, they yet failed to find systematic method for time shortening. Typically, duration of structural framework is affected by stripping time of form. Therefore, it need to shorten the stripping time of form for time shortening of structural framework. In this study, specimens of high-early-strength concrete were manufactured with variety conditions and compressive strength was tested. This study proposed stripping time of side and slab forms using test results. The stripping time of form was shortened when using high-early-strength concrete in structural framework by the test results. The result of this study will be useful for time shortening of structural framework.

  • Recently, The percentile of the apartment housing within the apartment construction of domestic is increasing daily. Especially the construction duration in apartment construction is an very important factor which affects project cost. Therefore the construction companies the effort to shorten construction duration. The influence factors of the construction duration are analyzed to shorten construction duration through this tendency. The shown factors are needed to assessment method efficiently. This study is to suggest a method for the assessment of influence factors about the shortening of the construction time in apartment housing based on the FMEA(Failure Mode and Effect Analysis) method.

  • The study is concerned with doing research on the plan to prevent the dispute occurring between contract parties regarding the additional cost generated when the construction period is shortened during construction work. After the review of the claim cases and the judgment cases of the court regarding the additional cost caused by the shortened construction period, the representative problem is the incomplete regulations on calculating the additional cost. In the 1st stage of the results of the research on the problem, the procedure handling the additional cost is presented, and the process of planning and approving the shortening of the construction period is gone through in the stage of the procedure to prevent the dispute on the additional cost between contract parties. In the 2nd stage, the plan on enacting and revising the regulations on removing the incomplete problems of the current regulations relating to the calculation of the additional cost. The basis for the advanced contract management is provided by resolving the incomplete problems of the current regulations relating to the shortening of the construction period with the prevention of a dispute and the resultant loss.

  • 반도체 제조 공정 중 FAB공정은 수많은 단위공정들로 이루어져 있고, 한 Lot에 대한 모든 공정을 진행하는 데에는 약 1개월 이상이 소요된다. 반도체 산업의 특성상 고객이 원하는 제품을 최단 시간 내에 생산을 해서 적기에 제품을 공급해야만 최대의 수익을 올릴 수가 있다. 그러므로 FAB공정의 공기단축은 반도체 생산에서 중요한 부분이 된다고 할 수 있다. 본 연구는 FAB공정 중 단위공정과 단위공정 사이에서 이루어지는 작업을 라인자동화를 통한 새로운 모델을 적용해서 단위공정에서 소요되는 시간을 단축함으로써, 반도체 제조의 생산성향상 및 공기단축을 목적으로 한다.

  • 국내 주거의 주종인 아파트의 구조형식은 벽식 철근콘크리트조로 경제성 때문에 대부분 고층으로 지어지고 있다. 철근 콘크리트구조 건물을 구체공사비중 상당부분이 거푸집공사에 투입되고 있다. 구체공사의 공기(工期)는 층당 소요일수로 산정할 수 있는데 공사비 절감 및 공기단축을 통한 시공효율상의 향상을 위해서는 지주시스템의 효율적인 전용(轉用)이 필수적이라 할 수 있다. 본 연구에서는 벽식구조 아파트의 현장조사를 토대로, 현재 사용되고 있는 지주시스템 및 바닥슬래브에 대한 응력해석을 수행하고, 이를 분석하여 공기단축의 가능성을 검토하였다.

  • In case of Korean housing complex, there became more mixed arrangement of buildings with different number of layers for a variety of urban skyline, recently. For example, around 33% of the construction sites of 'A' public corporation have gaps of more than 4 layers between high-rise buildings and low-rise ones in the same site, according to the survey. Generally, construction duration of the housing complex is estimated based on the layers of the highest building. Due to this baseline, whole construction duration could be extended so that the project cost could be increased. Therefore, framework duration of higher-rise buildings should be reduced to secure the feasibility of the project. On the other hands, these shortenings could adversely harm the feasibility in some cases because there are a wide range of combinations of the buildings with different number of layers in designing housing complex. Therefore, this study shows the results of analysis on effects of framework time shortening on the cost in housing complex project. Moreover, this could set the baseline of checking possibilities in condensing the construction duration of projects with buildings of different layers by supplying comprehensive database.
