Success Factors of Scheduling in Small-Scale Building Construction with Owner-CM Delivery Method (건축주-CM 방식의 소규모 건축공사에서 공정관리 성공 요인)

  • Recently, projects are being actively promoted to develop a new residential district centered around the metropolitan area, or to redevelop the residential area that was established long ago as unplanned land development. In this residential area, the owner can directly construct the building, and the way the building owner builds the residential house is called the direct construction of the owner. If the owner has the construction management (CM) capability while conducting direct management of the owner, the direct construction can be carried out by the CM method. This type of construction is called Owner-CM delivery method. However, it is very rare for small-scale construction in Korea to be implemented by the Owner-CM method. This may be due to the lack of knowledge and experience about the CM of the owner. In this study, we investigated the actual cases of the scheduling for the residential houses of similar size which were built at the same time in the residential housing complex developed near the metropolitan area. The purpose of this study is to derive the success factors of the scheduling in the small-scale construction from the cases carried out by the Owner-CM method. These success factors of the scheduling can be used as meaningful reference for the owners who want to build their own house in the future.

Theoretical Reviews of Client Briefing and Suggestions for Conducting it in Korea (건축주 브리핑의 이론적 고찰 및 이의 국내 수행 방향 제언)

  • Building industry clients are suggested to clarify requirements and needs properly at the pre-project stage. According to these they can develop options to meet their needs with considering their resources and business case. At this stage, they make decisions while professionals in the industry are not involving. This process is called client briefing at the pre-project stage. However, client briefing is not a discrete process only conducted at this stage; various clients briefings should be performed over a project lift cycle. The client briefing at the pre-project stage is more important than others as the value for the clients is clarified at this stage - they may not be satisfied for the project results even when the project is finished on time within budget if the value itself is incorrectly defined. Given that the client briefing is important as stated, this paper aims to review theory on client briefing focusing those at the pre-project stage. As a part of research, a prototype workshop for client briefing is held and findings from it are summarized. Finally, suggestions for conducting client briefing in Korea are presented in terms of directions of relevant research, systems in the industry and points that clients or client briefing consultants should consider.

  • 영예의 대통령상이 수여되는 한국건축문화대상의 대상이 올해부터 '비주거'와 '주거'로 나뉘어 확대, 시상한다. 그 첫번째 수혜자로 비주거부문은 김삭식 건축사(주.금성 종합건축사사무소 대표)가 설계하고, (주)금호산업이 시공한 '광주광역시청사'가 주거부문에는 김종국(주.종합건축사사무소 건원)건축사가 설계하고, 현대산업개발(주)이 시공한 '아이파크 삼성동'이 국내 준공건축물들을 대상으로 한 2004한국건축문화대상에서 영예의 대상으로 각각 선정됐다. 또 올해 한국건축문화대상에서는 KT여의도사옥 등 6작품이 본상을 차지한 것을 비롯해 우수상 등 모두 22개 작품이 수상작으로 선정됐다. "불이 - Architecture in NatureㆍNature in Architecture"를 주제로 공모한 일반 및 신인ㆍ학생 대상의 계획건축물부문에서는 박종대, 윤새봄, 김정희(인하대학교 건축공학과대학원 건축의장연구실)씨가 공동 출품한 'Plankton House'가 금상을 차지한 것을 비롯해 은상 2팀, 동상 3팀 입선 22점 등 모두 28개 팀이 입상했다. 올해 한국건축문화대상에는 준공건축물부문 89점, 계획건축물부문 252점 등 총 341개 작품이 응모했다. 비주거 부문의 대상을 차지한 광주광역시청사는 "관 건물의 이미지를 탈피하여 하나의 문화 건물로 탈바꿈하려는 시도가 특히 돋보이는 작품으로 시공에도 많은 어려움이 있었음에도 불구하고 완성도가 우수한 작품"이란 평을 받았다. 또한 주거 부문의 아이파크 삼성동은 "아파트이면서도 주상복합의 이미지를 구현시키면서 판상형 형태에서 벗어나 탑상형 배치에 의한 낮은 건폐율 적용으로 친환경적인 단지를 이루고 있으며, 특히 시공이 매우 우수한 작품"이란 평을 받았다. 한편 올해부터 우리나라 건축문화발전을 위해 기여한 건축인을 발굴해 시상하는 '올해의 건축인상'을 제정, 그 첫번째 수상자로 김석철 건축사(아키반건축도시연구원 건축사사무소)와 이창남 건축사(센구조 건축사사무소)가 선정되어 건설교통부장관상을 받았다. 시상식은 지난 11월 24일 서울 종로구 세종로 세종문화회관 컨벤션홀에서 개최되어 대상의 비주거부문 수상작의 설계자인 김상식 건축사에게 대통령상 그리고 시공자인 (주)금호산업에게는 건설교통부장관상, 건축주인 광주광역시장에게는 국무총리상이 수여됐다. 또한 주거부문 수상작의 시공자인 현대산업개발(주)에게 대통령상 그리고 설계자인 김종국 건축사에게는 국무총리상, 건축주인 현대산업개발(주)에게는 건설교통부장관상이 수여됐다. 또 KT 여의도빌딩 등 본상 6개 작품의 설계자 및 시공자에게는 건설교통부장관상 등 정부포상이, 준공건축물부문 우수상 입상자 전원에게는 각각 대한건축사협회장상, 서울경제신문사장상이 수여됐다. 계획건축물부문의 금상 수상자에게는 건설교통부장관상과 상금이 수여되었으며, 은상과 동상, 입선작은 대한건축사협회장상과 상금이 각각 수여됐다. 아울러 동상이상 수상자 중 영어 인터뷰심사를 거쳐 2명을 선발, ARCASIA 학생잼버리대회 파견 특전이 주어진다. 건설교통부와 대한건축사협회, (주)서울경제신문이 공동주최하고 대한주택공사 등 건설관련 5개 단체가 후원하는 한국건축문화대상은 올해로 13회째 개최되고 있다. 더욱이 올해에는 대통령상을 두 부문으로 나누어 시상하는 등 그 폭이 넓어져 수상자에게 더 큰 영예를 주었으며, 시간이 흐를수록 그동안 기성 건축인들의 창작의욕 고취는 물론 건축저변을 크게 확대하였다는 평과 아울러 우리 건축문화 창달에 기여해 한국건축문화대상은 명실공히 국내 건축인은 물론 일반 국민의 대표 건축축제로 자리매김하고 있다.
