Standardization of Factors Classification Associated with Cost and Schedule Variations in Road Construction Projects (도로건설공사 공사비·공사기간 증감요인 분류체계 표준화 연구)

  • Various studies has tried to unveil causes of cost overrun and schedule delay in the road construction project. However, these causes need standardization due to difference by guidelines, relevant research, and facilities. Therefore, this study identifies and elaborate standard road construction cost and schedule variation factors that can be used in the planning and execution of the project. variation factors have been derived and grouped through literature review and modified and supplemented through expert interview. In addition, the connection with the relevant guidance factors is confirmed and the usability is reviewed by applying actual road construction cases. The factors suggested in this study comprehensively include factors of related guidelines and previous research, more clearly distinguish, support decision making.

  • This study attempts to estimate approximate cost on construction of PSC BEAM Bridge using Case-Based Reasoning and suggests approximate estimation model at the planning and design stage. This paper suggests phased influence factors on construction cost and approximate estimation model for integrated project cost management.

  • The features of modem construction industry can be summarized as specialization, complexity, and large-scale. Therefore, increasing uncertainty of construction project can not be effectively dealt with traditional method used for construction cost management. Cost overrun affects on successful execution of managing construction project in a negative way. Therefore, accurate estimation is a priori for effective cost management. First, this work analyzes the previous cost estimation model for the effective cost management. Then, a standard structure required for developing the cost estimation model for site development was presented. In addition, the cost estimation model which can be used in planning and design phases was introduced by analyzing real site development projects.

  • Residential buildings industry hold lots of portions in Korean construction. Accurate cost index for Residential buildings is required to understand trends of prices of the constructions and to manage budget for them effectively. So Korea Institute of Construction Technology has issued a cost index for residential buildings every six months. However It hasn't been improved although It can't reflect the actual circumstance. So we are supposed to make a new cost index for residential buildings based on statistical data extracted from bills of quantity at three different projects.

  • 공사비정보와 일정정보는 사업을 관리하는데 있어 매우 중요한 정보로 이들이 연계활용되어야 공정공사비 관리를 원활하게 진행할 수 있다. 그러나 국내의 실정은 공사비가 내역체계 기반으로 관리됨에 따라 설계사에서 작성되어 시설, 부위, 공간 등의 정보를 갖고 있던 수량정보가 내역체계 기반으로 전환되면서 정보들을 상실하고 시공사에서는 다시 물량분개라는 작업을 통해 다시 시설, 부위, 공간 등의 정보를 부여하는 작업이 발생하고 있다. 이에 도로분야 사업을 대상으로 작업분류체계(WBS)를 그 연계방안으로 제시하고 작업분류체계 기반 공사비 작성을 통해 설계사에서 작성된 정보를 시공사에서까지 활용할 수 있도록 하고자 한다. 본 사업에서는 이러한 작업분류체계 공사비 작성을 위한 지원도구 개발을 위해 업무 프로세스 검토, 지원도구 활용 공사비 작성, 시험적용을 통한 지원도구 검증을 수행할 계획이다. 이를 통해 내역정보와 공정정보의 연계가 실현되고, 효율적인 공사비 관리의 기반을 제공할 수 있다.

  • This study attempts to analyze estimating process and the level of information performing literature review and questionnaire and identify phased influence factors on construction cost using phased information of project and suggests framework of approximate estimation model at the planning and design stage.   • Korean Government started to publish Korean CCI(Construction Cost Index) again at February 2004 since CAK(Construction Association of Korea) stopped publishing it 1994. CCI is developed using the verified statistical data, that is, input-output table and producer price index by Korean Bank and labor unit cost by CAK. Though the method is available as it uses the verified statistical data, there is a limitation to reflect the characteristics of construction. For overcoming this limitation, this study suggests CCI development method investigating the input structure of labor and material cost for each type of construction project and applying the cost variations of the items.

  • Considering that our construction market is recognizing the necessity of EVMS(Earned Value Management System) and that the EVMS will be applied to the construction projects with large scale. the suggested methodologies to link WBS(Work Breakdown Structure) with EVMS results and the developed web-based EVMS can be a tentative system for practical application.

  • The foundation for developing a cost estimation system based on historical data has been being prepared in Korea. Historical data is a priori of developing a cost estimation model. Cost Index, one of the historical data, is used to estimate construction cost and to adjust the amount of contract money in the foreign country, whereas it is not used in domestic except for the road construction project in Korea. Construction cost indices can be used by an estimator in tender analysis, pricing, price adjustment, cost planning, and forecasting. In this regards, this paper identified the problems in developing Cost Index evaluation process by comparing the standard of framing Cost Index used in British to the one used in Korea. Then, the scheme for improving a Cost Index required for Site Developing Construction was proposed. Twenty-two cases of engineering estimate data were used to compare the domestic standard to the foreign one in deriving a Cost Index.

  • An integrated cost and schedule control is a noteworthy alternative of the separate control method which is commonly used in the domestic construction industry. In Korea, some cost and schedule integration models have been applied partly by construction managers. But, these models have not been customized yet because they did not reflect the characteristics of the domestic construction industry. This study investigates the characteristics of domestic integration models analyzed through interviews with experts who have the experiences in applying cost-schedule integration models. Based on these surveys, this study suggests the strategy for the improvement of work packaging model in the domestic construction industry.
