  • 현재 미쓰비시(삼릉)전기를 비롯한 빌딩관련업계에서는 빌딩의 재건축이나 설비투자는 감소되고 건물$\cdot$설비의 장(長)수명화가 도모되고 있으며, 전체수명에 걸친 경제적 부담을 종합적으로 억제함으로써 러닝코스트를 최적화하려는 경향은 더욱 높아질 것으로 예측된다. 빌딩의 기획$\cdot$설계단계에서부터 폐기까지의 라이프사이클에서 러닝코스트가 점하는 비율은 라이프사이클 코스트(LCC)전체의 $70\%$에서 $80\%$가 된다. 이것을 억제하는 것은 중요한 과제로서, 그 지원시스템으로 고도의 빌딩매니지먼트 시스템(BMS)이 필요하게 된다. 개발한 BMS는 중$\cdot$대규모 빌딩시스템 확대판매를 위한 새로운 시스템이지만 종합관리서비스를 위한 수탁용 지원시스템이기도 하다. 빌딩 라이프사이클의 전(全)단계(기획$\cdot$설계$\rightarrow$건설$\rightarrow$운용관리$\rightarrow$처분)에서 대응하게 되어 있다. 동사그룹(미쓰비시전기 및 미쓰비시전기 빌딩테크노서비스)은 빌딩오너의 경영적 시각에서, 활동이 가능하며 메이커와 서비스회사의 구분없이 다방면에 걸쳐 역할을 담당하고 있다. 또 고객에게 가치를 제공하는 기술과 전국적인 대응체제는 BMS 개발에 큰 힘이 되고 있다. 개발한 BMS의 특징은, 지금까지의 설비관리시스템의 실적을 베이스(경험, 노하우 등)로 다시 보완하여 장치함으로써 임차인관리시스템, 나아가 에너지 절약 요구에 응한 에너지관리까지 확대하여 유기적(관련정보와 연계를 갖도록 한다는 의미)으로 구축한 시스템을 완성한 점이다.

  • When faced with new projects, such as high-rise, complex, free-formed, and sustainable buildings, numerous participants in the building Industry use Building Information Modeling (BIM) technology. In 2009, the use of BIM spread to more contractors than eyer before. This paper aims to study the definition and characteristics of BIM, and to analyze Korean BIM application problems. Solutions for the application of BIM to the Korean Construction Industry suggested, by studying cases from developed counties and from Korea.

  • Gangform, compared to the traditional forms, is a systemized form which can reduce construction duration and cost by the advantage of using it repeatedly. However, transportation and climbing process of the Gangform is highly dependant on the performance of tower crane. Gangform climbing process takes one day out of six to seven days of a structural work cycle. Tower cranes can not be used in other lifting works when they lift the Gangform during the structural work cycle, causing the delay in the construction project. Numerous efforts and researches have been done in domestic and international industry to solve such limitations of Gangform climbing process. Especially, "A Study on the Development of Automatic Gangform Climbing System for Apartment Housing Construction"has suggested a conceptual model which can climb the Gangform system without a tower crane. In this paper, the technical and economical feasibilities of previously proposed Automatic Gangform climbing system are examined by evaluating its structural stability and lifting load reduction effect.

  • Electrical construction cost index has been applied fixed-weighted method. But fixed-weighted method can't faithfully reflect industrial structure changes. Because the weighted value and price index of fixed-weighted method is fixed on the basic period. Electrical construction cost index is composed of the cost of labor and material. So it fluctuates sharply whenever the construction association of korea announces the laborer's wage of electrical construction. And it depends on only the producer price index changes that is related to electrical construction since then. So a study is focused on developing electrical construction cost index applied chain-weighted method. Because chain-weighted method can reflect the realities of the electrical construction and alleviate the sudden changes of labor cost with link index. We verify that chain-weighted method relieves the step states of electrical construction cost index applied fixed-weighted method.

Analysis of Perception Difference between Domestic and International Engineering Firms -Focusing on the Competitiveness of International PMC Market- (해외 PMC 시장 경쟁력에 대한 국내외의 인식차이 분석 - 한국 엔지니어링 기업을 중심으로 -)

  • In recent years, Project Management Consultant(PMC) project has been emerging as a high-value-added engineering project. However, domestic engineering firms have difficulties in entering the overseas PMC market because of poor project performance and lack of PMC capabilities. To overcome these limitations, this study analyzes the key competitiveness factors for successfully performing the global PMC projects. PMC competency factors based on Porter's double diamond theory were extracted, and a questionnaire survey was conducted on domestic and overseas engineering firms. In addition, the important PMC competency factors were derived through paired t-test and IPA matrix analysis. As a result, the PMC competitiveness of domestic engineering firms was analyzed as around 60% compared to that of global engineering firms. Furthermore, 'PMC track records' and 'project management/owner response skills' were identified as top priority competency factors which are the most necessary factors for present domestic engineering firms. This study is expected to support to establish the international PMC market entry strategies by providing priorities of key competitiveness factors.

  • Climate changes caused by fossil fuel energy usages have led to serious environmental damages and resource scarcity. Ever-increasing demand for energy causes harsh competition in international energy markets. Nuclear power, which once was regarded as a desirable clean energy, began to face public oppositions after the Japanese nuclear disaster in 2011. In this context, wind power is now considered to be an ever-more important recyclable energy source. Thus, this study intended to identify critical success factors for wind power construction projects. After a thorough literature review, two focus group interview sessions were conducted. A questionnaire-based survey, coupled with the two previous methods, resulted in the extraction of important factors for the success of wind power projects. Experts, including those working as constructors, designers, and owners, were paid a direct visit for the interview and survey. The critical success factors were categorized into feasibility study, right policies, equipment selection, and project financing issues. The proposed critical success factors are expected to be an effective guideline for future investors in wind powers.

개발사업으로 인한 토양손실량 예측 및 침사지 설계

  • 최근에 내무부에서는 개발사업으로 인한 토사유출 피해 중 인명과 재산 피해와 같은 재해 성격을 가진 대규모 토사유출을 사전에 미리 저감시킬 목적으로 재해영향평가제를 도입하여 추진하고 있다. 이에 따라 건설 엔지니어링 업계에서는 대규모 개발 사업으로 인한 가속화된 토양손실량 예측과 침사지 설계에 많은 관심이 쏟아지고 있으나 이 분야의 기술축적과 자료부족으로 과업수행에 어려움을 겪고 있다. 본 강좌에서는 이러한 엔지니어링 업계의 기술적인 어려움을 다소 나마 해소할수 있도록 개발사업으로 인한 가속화된 토양손실량 예측방법과 침사지 설계 기준에 대해 외국의 자료를 바탕으로 그 동안 국내에서 수행한 각종 재해영향평가 자료를 검토하여 제시한다. 먼저, 재해영향평가제의 취지, 토사유출과 재해, 토사유출 재해 저감대책 등에 대해 간략히 설명한다. 다음, 침식량 예측 방법으로 미국의 범용토양 손실공식(USEL) 방법의 적용 절차에 대해 구체적으로 소개한다. 침사지 설계 편에서는 침사지 설계 개념과 구체적인 설계 절차를 제시하고 참사지 규모의 결정방법을 소개한다. 본 강좌의 교재는 미국교통연구단(TRB)의 국립합동도로연구프로그램(NCHRP)#70 자료를 주로 참고하였다. 이 자료는 부록에 원본 전부를 수록하였다. 다만 아직 이 분야 연구가 미흡한 관계로 본 강좌에서는 재해저감 측면에서 합리적인 침사지 설계 기준을 완전히 제시하지 못하고 있다. 참고로 국립방재연구소의 박무종/강대환 연구팀이 기존의 재해영향평가서 자료 중에서 10개를 선정하여 침사지 소요수면적 산정, USEL 적용, 강우침식도 R의 산정 등에 대해 사례 조사 분석한 결과를 부록에 수록하였다.을 기해야 한다. 있다. 청주권의 무심천도 계획상은 대청댐의 물을 공급 받을수도 있도록 되어 있으나 현실상으로 상수도 원수로서의 공급마저도 매년 심한 원수 수질 문제(5-6월, 10월경의 취수장 부근의 부영양화 현상으로 인한 악취와 물 맛의 문제)를 1984년부터 겪고 있다. 이와 같이 도시권 하천의 수자원은 자연적, 인위적, 경제적, 법적, 제도적 여러 제한 요소로서 특성을 가지고 있으며 이는 날로 심해 가고 있는 실정이다. 그러므로 최적 물관리 시스템의 개발이 새로이 시작하는 수자원 개발 사업에서는 계획 단계에서부터 절실히 요구되는 바이며 기존 시설물의 관리 운영은 과감히 그 운영 관리 기준을 보완 재 정비하여야 할 것이다. 지금까지 대부분의 수자원 종합 개발 계획이 홍수방이나 용수 공급 및 수력 개발 등에 주력하여 왔으나 이제는 보다 더 수자원의 환경 보전적 차원과 도시의 안정적 발달을 위한 지역 및 권역 계획과 연계지워져서 양적인 안정 공급과 더불어 질적인 향상과 연계지워서 경제-사회적 요구에 부응할 수 있도록 도시권의 수자원을 최적 관리할 수 있는 방안을 강구하여야 할 것이다. 이는 각 도시 하천의 수자원의 정량적·정성적인 특성 및 제한 요소를 충분히 감안하여 수요-공급 개념에 의하여 과감히 기존 시설(예: 팔당댐의 운영, 대청댐의 운영 등)의 관리 운영 체계를 개선하여 나가야 할 것이며, 수질 보전적-환경 보전 차원에서 저수관리 체계를 확고히 할 수 있는 방안을 강구하여야 할 것이다.펄스주입법에 의해 증착된 박박은 강유전성 이력을 나타내었다.지역과 비도시지역을 비교하는 조사 연구가 필요하며, 이러한 조사결과를 바탕으로 자녀의 식습관에 대

An analysis on the Investment Determinants for Urban Business Hotel Development (도심 비즈니스호텔 개발사업의 투자결정요인에 관한 연구)

  • As the demand for urban business hotel has increased in the recent years due to the sharp rise in overseas tourists, the potential of business hotel development has gained in financial attention for the real estate investment. However, its concept and business domain has not been defined, and none of investment guidance for the development has not been clarified. Accordingly, this report intends to define the concept of urban business hotel in perspective of real estate investment through prior case studies and literature review, and provide the structure of determinants which control its investment decisions. Furthermore, this study develops the weight of determinants depending on the type of investment, and evaluate the two actual projects in urban area of Seoul, differed from investment type: direct and indirect, based on AHP and Fuzzy methodologies. Research finding indicate that the financial factors affecting the sales and tour business condition factors are critical determinants regardless of investment type. And it is notable that the direct investment perspective pays more attention on the finance and investment associated determinants while the indirect one more focuses on the regional and environmental ones. From the analysis of case evaluation, it is also noteworthy that the direct investors turn out to be more conservative than indirect investors due to the risk of equity capital investment.

  • As Additive Manufacturing (AM), so-called 3D printing technology, has become visualized, its potential for Mass-Customization, production costs and time savings has extended the scope of utilization to the architecture domain. Several cases that produced facilities, building elements and components using 3D printing technology have been announced mainly on the outside. There is also the development of foundation technologies including 3D printing-specific materials and equipment in Korea. As 3D printing technology in the architecture domain is currently in the early stages of adoption, realistic and systematic strategies are needed to advance it to the commercialization stages, considering the current circumstances of the industry. With this background, this study surveyed experts to investigate the status of the perception of 3D printing technology for adoption in domestic architecture industry. 3D printing technology is expected to be commercialized in areas of irregular-shape buildings and interior markets rather than general construction area. 3D printed products expected to be commercialized are limited to the level of building elements and the aesthetic factor is regarded as the most competitive factor. To enhance the possibility of the commercialization of 3D printed products, the 3D printing-specific construction method, related policies and systems are required along with the performance and stability of the materials and equipment.

Study on Redesign of Landscape Architect Certification Requirements by Utilizing NCS (국가직무능력표준을 활용한 조경분야 자격종목 재설계 방안 연구)

  • Recent changes in landscape architectural field, such as keen attention on central and local government, checks of other related fields, circumstances both inside and outside the construction industry, assume hostile attitude towards qualification system in landscape architecture. By securing the original function of qualification meets the environmental changes and accords to the technical development, practicality and serviceability of qualification as well as credit rating and professional status can be enforced. Framework redesign on landscape architecture National Technical Qualifications(NTQ) is required in order to meet the demand in the industrial fields and to reflect the technical changes. National Competency Standards(NCS) was selected as a precedent study to enhance the practicality and serviceability of NTQ as well as to avoid duplication on qualified requirements. It would provide a model to redesign the framework of landscape architecture NTQ. In this study, questions in NCS and in landscape architecture certification are compared and analyzed to review the suitability of the present landscape architecture certification items. In conclusion, the creation of master landscape architect under the present system, and the subdivision of the technician's license level to planting technician and the facility are recommended. The ability units to be qualified for each level, which would be used for future NTQ standards and university curriculums in relevant fields, are also suggested in this study.
