POE를 통한 친환경건축물 인증 공동주택 인공환경 녹화 관리 실태 및 개선방안 연구 (A Study on Management Condition and Improvement of Artificial Greens in GBCS-Certified Apartments through the Post Occupancy Evaluation)

  • 본 연구는 친환경건축물 인증 공동주택의 지속가능성 증진을 위한 연구로서, 2007년 6월부터 2008년 6월 사이에 한국토지주택공사 토지주택연구원에서 친환경건축물 본인증을 획득한 서울 경기지역 공동주택 8곳을 선정하여 "생태환경을 고려한 인공환경 녹화기법 적용여부(이하, 인공환경 녹화)" 평가항목의 거주후 평가(POE)를 수행하였다. 연구 목적은 친환경건축물 인증 공동주택의 인공환경 녹화 부문 관리 실태와 문제점을 파악하여 향후 재인증 규정 및 사후관리에 시사점을 제공하는 것이다. 이를 위하여 현장관찰조사와 관리자 면담 및 거주후 평가를 실시하였고, 분석 결과 도출한 문제점은 다음과 같다. 첫째, 친환경 인증 공동주택 단지에 도입된 생태환경을 고려한 인공환경 녹화 계획요소의 사후관리가 제대로 이루어지지 않고 있다. 둘째, 인공환경 녹화에 대한 만족도는 전반적으로 낮았으며, 옹벽대체녹화가 담장녹화, 옥상녹화, 벽면녹화에 비해 만족도가 높았다. 평가항목별 만족도는 질적 수준, 설계목적 부합 여부, 식생 관리상태, 식생 생육상태가 평균보다 낮은 만족도를 보였다. 셋째, 인공환경 녹화 만족도는 질적 수준에 대한 만족도에 가장 큰 영향을 받으며, 나머지 요인들도 만족도와 통계적으로 유의미한 관계에 있음을 알 수 있었다. 현 인증 제도는 유지관리 평가기준이 미비하여 관리상태가 소홀하고, 이는 전체적인 인공환경 녹화 만족도 저하에 영향을 미친다. 따라서 인증심사와 별도로 운영되는 사후관리 제도의 도입이 요구되며, 인증 취소나 벌점부과와 같은 적극적인 관리 규제 확충방안이 모색되어야 할 것이다.

선박진동 허용기준

  • 고품질 선박 평가의 중요한 척도인 진동허용 기준에 대한 관심이 점차 높아지고 있다. 진동 허 용기준은 선박 계약시 건조사양에 포함될 뿐 아니라 건조후 시운전 결과 평가시나 인도후 아프터 서비스 과정에서도 선주와 건조자간에 자주 거론되는 항목이다. 평가 관점으로서는 .승무원의 거주성 및 작업성 .구조 부재의 피로파괴 발생 가능성 .기계기기 기구들의 성능 보존성 등이 있으며 IOS(국제표준화기구)나 여러 선급 기준들이 사용되고 있다. 그러나 보다 쾌적한 거주구나 작업 구역을 원하는 탑승자들의 욕구가 커짐에 따라 최근 저 진동선을 요구하는 선주 들의 허용기준에 대한 관심 또한 늘어나고 있다. 이에 따라 IOS는 선박진동의 종합평가 기준인 IOS 6954 개정 작업을 진행중에 있으며 일부 선급에서도 자체적으로 보완한 기준들을 제시하고 있다. 반면에 조선소들의 입장에서 보면 그간 진동 예측 방법과 방진설계 기술이 발전된 덕분에 심각한 진동문제는 많이 줄어들었다 하겠으나 90년대 아후 선박의 고속화에 따른 기진력 증가로 인하여 저 진동 선박 건조가 쉽지만은 않은 것이 최근의 상황이다. 따라서 본 고에서는 현재 사용되는 각종 선박진동 허용 기준들을 다시 정리하고 그중 강화될 전망이 있는 거주구 진동 허용기준에 대한 변화 추세를 살펴보고자 한다.

  • The purpose of this study is to examine the state of utilization in sport facilities at a university and drew up the improvement plan for all students. To accomplish this work, the survey of the 445 students(male 221, female 224) were collected. The collected data were analyzed through the frequency analysis. All of sports facility is used for wide range of student who like to use as their leisure in order to learn variety experience for spending their spare time. Also sports facility of university accomplish social education function to all member of university. Having sports facility for university can also work as a promotion and new impression to people its university image as well as welfare for staff. Especially, excellent sports facility at university can provide public service to local people where university is located. Having sport facility at university is directly related to development of university in many way, university is required to implement effective program for operating sport facility at university.

거주후 평가를 통한 대학도서관의 환경개선에 관한 연구 (A Study on the Environment Innovation of University Library by the Post Occupancy Evaluation)

  • The importance of evaluation in design activity has been increased. Specially, it is necessary to take into consideration of user's needs as design criteria nowadays. Through these evaluations, the comprehensive quality of architectural design could be substantially improved and play the part of recycling at least in cases of theme similar structures. By a viewpoint of library patrons, there have increased many problems In library environment because more library patrons use the reference room for their study since reform of university education was carried out In 1981. Therefore, after post occupancy evaluation and spatial-planning matters of architecture are taken into consideration in this study, the problems of the plan-composition on the existing structure is pointed out and introduced the concept of post occupancy evaluation to grope the solution. With the question about users's needs and the state of use in the K-University Library, this study aims to investigate the actual use circumstance of space and maintenance of facilities as well as giving the most relevant alternatives instead of already existing one. This also intends to propose the essential date to meet the users' sociopsychological needs and environment innovation when planning the university library.

농촌지역 초등학교 화장실의 거주후 평가 연구 -H군의 D초등학교를 중심으로 (POE of Toilet of Elementary School in Rural Area)

  • Educational Facility has a specialty that similar design is repeatedly taken place so the importance of POE(Post Occupancy Evaluation) is increased for the improvement of problem appeared at the former projects. The POE could provides help to the design of next project and the direction when the need of remodeling is faced. Through the process of POE, the repeat of design mistakes could be prevented and the good information related with building efficiency and other problems could be applied to the design of next school project . In this study, the POE of Manbalro(barefoot) toilet of D Elementary school in rural area of H county is performed. The toilet is renovated as an educational environment improvement project of H county educational office in Chungcheong Namdo Province. The study is focused on the user's behavior at Manbalro toilet for carrying out indicative POE by the subjective response of user's. From the research, several being reformed items is proposed however the toilet is evaluated as a successful project that design purpose of initial stage is applied well.

  • Recently, newly built apartments in Korea are provided various home automation (HA) systems based on information technology(IT) for residents' safer, healthier and more convenient living. However, the residents in these digital apartments are often not able to use the home automation systems effectively because of lack of their IT knowledge, attitude, or education. However, there are few researches have been done to find out the HA systems' real problems with regard to residents' aspects who use those systems everyday. The purpose of this study was to find out residents' current uses, satisfaction level and existing problems of HA systems by residents' POE. The findings of this study will give useful information to digital home construction companies to provide user-friendly digital home services for increasing users' satisfaction. One distinctive apartment equipped with home automation systems located in Seoul was selected for in-depth personal interview. The researcher developed a survey instrument and collected the data from 58 residents in January, 2007 who had been living there for more than a year. The results of the study found that critical problems were existed in several systems and they caused a lot of dissatisfaction from the residents. Also, some residents do not use several systems although they need to use them due to the burden of maintenance fee. Further detail findings and suggestions of this study were discussed.

  • The block housing type is coming to fore as a 'low-rise high-density housing type', which can resolve the all sorts of problem caused in Korea apartment housing complex and single-detached residental area in terms of livability, urbanity, and community. To analyze the characteristics of the block housing, the block housing in Eunpyeong New Town, in Korea was analyzed as a sample for post occupancy evaluation. The analysis show that the block housing is useful low-rise and high-density housing type, which ensures the livability as well as the urbanity and community. In details the analysis also shows the user satisfaction from the perspective of living and facility use within the block housing and individual unit.

  • The purpose of this study was analyzing characteristics of $85m^2$-sizes housing units with 3-bay and 4-bay and the residents' satisfaction with them. The subjects for analyzing $85m^2$-sizes housing units with 3-bay and 4-bay in the new town, yongin, in Gyeonggi-do. The study result was show that the residents satisfaction who have experienced the 3-bay housing unit than 4-bay housing unit.

  • Purpose of this study is to supply data that need in qualitative improvement and plan for middle class through a post occupancy evaluation by the tenants in the rental apartment of national housing size. The results of this study are as follows; 1) Characteristic of household differ as the size tenants live in at present. But, usually characteristic of household was family life cycle was from child-rearing time to secondary education time, a family's number was 3${\sim}$4 person, and income per month was 1${\sim}$3 million won. 2) The satisfaction of whole and physical environment were satisfied more than average 3 points. However, the satisfaction of economic performance and administration environment were dissatisfied by average 3 points low. 3) Factors that affect in housing satisfaction were administration environment, the housing size, a family's number.

  • Recently, the quality of residential space is emphasized much more than ever. This is caused by various changes of social environment. Those users, i.e. the occupants, seemed very sensitive to any changes of their environment. Therefore many producers (construction companies) need to be concentrated on the occupant's needs, and try to apply those needs to their design of products(apartments). This study aims to design the POE(Post Occupancy Evaluation) categorization methodology with QFD application. Therefore QFD performed to produce much tailored occupant's needs as a transformation of technically processed value. For this purpose, categories were experimented for a pilot project of POE. As a result, it showed a possibility and need of accuracy and maturity for the design of POE in its categorization.
