Using multivariate GARCH model, we estimate the relationship between the housing sale prices and lease prices in the Korean housing market. In the analysis of relationship between the rate of changes in sale and lease prices, the correlation coefficient of the apartment and detached house is higher than that of the townhouse. By housing type, the correlation coefficient between detached house and townhouse is higher than between apartment and detached house or apartment and townhouse. By housing size, there are no significant different results between the sales price and the rental price. The correlation coefficient between medium and small size is the highest in the apartment housing market, whereas the correlation coefficient between large and medium size is the highest in the detached housing market, resulting from the fact that people may be more interested in medium- and small-sized apartment and large- and medium-sized detached house. In the detached housing market, the correlation coefficient between large-medium size and medium-small size in the rental price is higher than that of sales price. This result implies that the process of the decision making between purchasing and leasing a house might be different.

한국주택협회는 지난 6월 북경에서 중국의 주택건설업계를 대표하는 방지산업협회의 초청으로 양국의 주택.부동산업에 대해 세미나와 현지 주택단지 시찰 등 양 협회 간 협력 교류를 위한 대표단 회의를 개최했다. 2006년 12월 15일 양해각서 체결 이후 처음으로 이뤄진 양 협회간 교류의 장을 다녀왔다.

2006년 12월 14일 한국주택협회가 중국의 주택 건설업계를 대표하는 방지산업협회와 양해각서를 체결했다. 이에 따라 양국의 주택.부동산업에 대한 현안 검토와 문제점 해결 등 공동의 이익 추구를 위해 양 협회간 협력 교류가 활발히 이뤄질 것으로 보인다. 중국 북경에서 이뤄진 양 협회간 양해각서 체결 현장을 다녀왔다.

This paper investigates the manner in which house prices affect macroeconomic variables through a house price channel by applying the method of Iacoviello (2005) to Korean data, and establishing a DSGE model with complementarity. This paper found that higher LTV ratio coupled with stronger complementarity results in the co-movement in both consumption and housing. For instance, the results show that when the LTV ratio and complementarity stands respectively at 50% and 0.42, an 1% rise in house prices increases consumption by 0.057%, and when the complementarity parameter increases to 0.52 with LTV remains unchanged at 50%, consumption rises by 0.047% per 1% increase in house prices. An increase in house prices leads credit constraints for borrowers to become more loose as value of a house rises as a collateral. The increase in household credit enables more consumer spending, eventually leading to increased consumption. A key link in which house prices are connected to macroeconomic variables is change in consumption. To put it simply, a rise in house prices leads to an increase in consumption, which consequently impacts the overall macro-economy. At this point, complementarity is found, in that the elasticity of intra-temporal substitution between housing and consumption is estimated at 0.42, which plays an important role in the house price channel by amplifying the effects of house prices on consumption.

지난 9월은 판교 청약 열기와 함께 주택을 구입하려는 매매ㆍ전세 수요가 몰려 집값이 강세를 보였다. 택지지구에 분양하는 아파트의 고분양가 논란 등으로 주변의 집값도 함께 오를 것으로 보여 당분간 주택 가격은 강보합세를 유지할 것으로 예상된다.

The smartwork is future-oriented working environment that allows us to engage in work anytime, anywhere conveniently and efficiently by utilizing information and communication technologies in a variety of locations and mobile environments. We proposed a smartwork platform to support the efficient housing management for small housing management companies. Our systems interwork in real time with smart mobile devices and SNS to support high quality housing service for tenants and rental operators. In this paper, we describe real-time complaint handling service using SNS which is a part of smartwork platform for the efficient housing management.

주택 가격이 최근 급등하면서 각종 정부정책이 쏟아져 나오고 있지만 주택 가격은 지역 별 편차를 늘리는 등 다른 문제점들을 양상하고 급등한 가격을 조정하는데 어려움을 겪고 있다. 주택을 선택하는 속성에는 다양한 기준이 존재하고 있어 단순한 정부 정책만으로는 해결하기 어려운 측면이 있다. 따라서 다양한 주택선택 속성에 대해 파악하고 주택구매 의도에 미치는 영향에 대해 파악하는 것이 중요하다. 본 연구는 주택선택 속성과 정부정책이 주택 구매행동에 미치는 영향력을 통해서 주택시장에 대한 이해를 돕고자 한다. 이를 위한 분석의 주요 쟁점은 다양한 유형의 주택선택 속성과 정부 정책 간에 부동산 투자전망의 조절효과를 고려하는 것이다.

본 연구는 부동산 시장을 지역별(서울 강남, 강북지역) 및 주택형태별(아파트, 단독주택, 연립주택)로 분류하여 주식시장 및 각 형태별 주택시장의 수익률 동조화현상을 비교분석하였다. 또한 각 자산 간의 수익률을 1998년도 외환위기와 2008년도 글로벌 금융위기를 전후로 비교하여 기간 간의 수익률 및 수익률 변동성 차이에 대해서 분석하였다. 구분된 시기별로 각 자산의 수익률은 첫째, 주택시장은 주식시장과는 동조현상이 없는 것으로 분석되었으며, 둘째, 지역별 및 주택형태별 시장은 서로 동조현상이 있으나 그 정도는 시기에 따라 차이가 있는 것으로 분석되었다.
