A Value Evaluation Research of the Old-growth and Giant Tree - Focus on Gyeongju Gyerim's Zelkova Serrata - (노거수의 가치 평가 연구 - 경주 계림숲 느티나무를 대상으로 -)

  • Old-growth and giant tree is a nonrenewable resource with great value. The purpose of this study is to provide scientific and reasonable evaluations for the preservation and management of the old-growth and giant tree. Until now the research of old-growth and giant tree's value evaluation and authoritative index is so insufficient and imperfection. Combining with the particularity of the old-growth and giant tree, this study analyzed the main value factors of the old-growth and giant tree and objectively selected the evaluation indicators. According to the actual situation value appraisal model of the old-growth and giant tree was builded. The main value factors can be divided into economic value, cultural history, growing place, tree state, tree form, tree vigor, protection level, growth environment, tree species, tree canopy, and so on. The evaluate indicators can be selected and the indicators' weight can be calculate using analytic hierarchy process methods(AHP). Based on economic value and indicators' weight, tree's total value can be revealed. After calculation and analysis, Gyeongju Gyerim Zelkova serrata's value evaluation results is 491,503,300 won. The research results of this study can provide scientific basis and reference to the old-growth and giant trees' value appraisal and loss compensation, and arouse people's environmental awareness.

  • Economic value of a certain technology is of great interest and importance in a wide variety of investment circumstances. These vary from companies considering investing in R&D projects, to venture capitalists funding start-up companies. However, such valuation is extremely difficult in any case, and the cost of failure can be very high. Many techniques have been proposed to assist managers facing this issue, from traditional discounted cash flow analysis to more recent methods based on real options. In the meantime, the discounted cash flow method has limitations in applying the valuation of technology. At the same time, there have been various solutions to overcome theoretical problems of the method. Real options have been thought as a solution. However, there are another problems in using them in real world. This paper reviews the previous studies on the valuation of technology in several aspects, discusses the practicability of the various methods available, and explore the application of a hybrid model, which aims to make these rather aore the ideas more accessible to practicing managers.

  • 최근 들어, 기업의 내재 가치를 평가하여 투자에 활용하는 이른바 가치투자에 대한 많은 분석과 전략들이 나오고 있다. 그러나 현존하는 대부분의 투자 지원 툴들은, 단기적으로 등락을 반복하는 주가에 매매 조건을 제시하여 차액을 얻는 방식인 기술적 분석 툴로서 기업의 내재 가치를 평가하여 투자를 지원하기 에는 제한이 있다. 때문에 가치 투자자들은 기업의 가치를 체계적이고 객관적으로 판단하기 보다는, 몇몇의 공시된 자료들을 보고 개인의 판단에 따라 평가하는 경우가 대부분이다. 따라서 감정과 선입견을 배제한 기존의 기술적 분석 툴과 같이 기업의 가치를 정량적으로 추정하여 다양한 전략개발을 할 수 있는 툴이 필요한 실정이다. 본 논문에서는 기업의 가치를 정량화하여 가치투자 전략을 개발할 수 있는 가치투자 시스템(이하 KPU-VISS)의 설계 및 구현 내용을 기술한다. 즉, 본 시스템은 주식가격을 포함한 기업의 다양한 정보와 경기 지표 등을 이용하여 기업의 가치 모델 개발을 지원하고, 이 모델에 근거하여 저평가된 종목을 검색하는 전략 개발을 지원한다. 또한, 개발된 전략을 과거의 특정 시점에 반영시킨 투자 시뮬레이션을 통하여, 전략의 실효성을 검증하는 기능도 지원한다. 본 논문에서 제안한 가치투자 지원시스템은 최초로 가치투자전략의 개발과 검증을 지원하는 시스템으로, 향후 가치투자 시스템 개발을 위한 선도적인 방향을 제시할 것으로 예상한다.

Dewey's Pragmatic Conception of Value (듀이의 실용주의적 가치 개념)

  • The aim of this paper is to put forward the significance that Dewey's naturalistic theory of value has today in examining how value arises from experience. This is a necessary discussion as logical-positivists bring about the problem of fact/value dichotomy and further deny the possibility of intellectual discussion on value judgments. In this situation, the task that the discussion on value must be resolved is to go beyond the problem of fact/value dichotomy and to confer objectivity upon value judgments. In the stream of analytic philosophy, the significance of Dewey's theory of value is revealed by how Putnam and Johnson receive it. To overcome the problem of dichotomy, Putnam asserts that they are entangled because the value arises from a criticism through scientific inquiry. Also Johnson proves that Dewey's moral deliberation as valuation is wedded with cognition, feeling, and imagination by the research on cognitive science and shows that Dewey's theory of value is un-relativistic because it is on the basis of shared experience. So, if the absolute value is not given to us, Dewey's theory of value shows us how value is made by open inquiry. It has the significance of proposing the direction that the theory of value orients itself today.

Development of the Values and Assessment Indicators of Traditional Temple Area - Focused on In-depth Interview, Focus Group Interview, and Pairwise Comparison - (전통사찰 보존지의 가치 및 평가지표 도출 - 심층인터뷰, 포커스 그룹 인터뷰, 쌍체비교를 중심으로 -)

  • Currently, the object of conservation in heritage conservation is defined as "the value of the heritage" and the value-based management plan has been introduced. Most of traditional temples in korea have been sustained over 1000 years, which make them mixed heritages, including cultural, religious and natural heritages. Therefore, traditional temples should be managed by value-based management plans. This article aims to develop the values and assessment indicators of traditional temple areas and to evaluate the importances of the values and indicators, in order to prepare the basic materials for conserving the values of traditional temples. This study used the diverse research methods such as literature review, in-situ survey, in-depth interview, focus group interview, questionnaire survey. The results showed that the identified values and assessment indicators of traditional temple area were defined as three classes: high class value was consisted of intrinsic value and use value, middle class values were 10 (5 for intrinsic and 5 for use value). 5 middle class values belonging to the intrinsic value were religious/humanity, historical, cultural, environmental/ecological, landscape values. 5 values constituting the use value were social, educational, therapeutic, recreational, and economic values. As a low class, 102 assessment indicators were identified. 60 participants (30 buddhism people, 30 KNPS people) evaluated the importances of the developed values and indicators, using the pairewise comparison for the values and the interval scale for the indicators. It was found that both groups evaluated the use value more important than the intrinsic value and that religious/humanity, landscape, environmental/ecological, economic, recreational values were evaluated more important than the other middle class values. It was also revealed that the two groups were different in their assessments of the indicators. Based on the results, some suggestions were made to improve the management of the traditional temple areas.

  • In this paper, the option valuation of venture business was calculated by utilizing growth option model, chosen from real option valuation method. The evaluation of venture business was estimated by adding option value to the terminal value discounted from cashflow method. As the result of the empirical analysis, ROV model applied in the Study is more reliable Han the DCF model concerning the pricing of venture business. Unlike the previous study of Schartz & Moon which only analyzed one venture business, this study estimated and analyzed the rational pricing of venture business with comparative methods using various parameters of sampling 99 domestic venture businesses.

  • 신뢰성 있는 프로젝트 가치평가를 위해서는 프로젝트 투자에 의해 발생하는 효과들을 정확하게 파악하고, 이를 계량적이고 객관적으로 측정할 수 있는 평가방법론을 개발하는 것이 매우 중요하다. 전통적으로 제조시스템에서의 프로젝트 가치평가는 재무적 방식에 의한 평가에 기초해 왔다. 그러나 제조시스템에서의 프로젝트 가치평가는 재무적 방식에 의한 평가에 기초해 왔다. 그러나 제조시스템에서 품질, 재고, 리드타임 등 비재무적 성과지표를 화폐가치로 정량화하는 것은 매우 어렵다. 따라서 최근에는 재무적 성과지표와 비재무적 성과지표를 모두 고려하는 성과지표 중심의 프로젝트 평가방법의 개발이 보편화되고 있으며, 전통적인 프로젝트 평가에서는 고려하지 않았던 불확실성을 확률분포로 고려하는 평가방법의 개발이 요구되고 있다. 그러나 현재까지 성과지표 간의 상호관계를 고려하여 프로젝트 투자에 의한 개별 성과지표의 개선을 정량적으로 평가하는 방법론에 관한 기존연구는 거의 없다. 본 논문은 제조시스템에서의 성과지표를 중심으로 공리적 설계에서의 정보공리의 정보량 개념을 이용한 프로젝트 평가방법론에 대해 제안한다. 본 논문에서는 개별 성과지표의 정보량 계산을 위한 수학적 모델링에 대해 고찰하고, 해석적 분석의 어려움을 해결하기 위해 몬테카를로 시뮬레이션의 적용에 대해 서술한다.

Development of a technology valuation method for buyers in technology transfer (기술이전을 위한 기술수요자 중심의 가치평가 방법론 개발)

  • Technology valuation is necessary for determining the feasibility of technology commercialization. However, existing methods focus only on technology evaluation, with limitation in sufficiently reflecting buyer viewpoint. In addition, it causes a gap between estimated value and market value. Therefore, this research suggests a new technology valuation method which focuses on the perspectives of buyers. Technology factors, buyer factors and market factors are first determined and their relationships are analyzed. Second, based on the relationships, profit projections are calculated using the discount cash flow method. Finally, profit projections for each year are discounted. The proposed method was applied using the ubiquitous home network system and audio service and illumination control method and results compared with the value of a technology valuation guide distributed by the Ministry of Trade, Industry and Energy. The technology valuation approach used in this research is quantitative and systematic and can be used as a decision making support tool in technology transfer, reflecting various perspectives of stakeholders.

  • 본 연구는 전자정보원의 도입으로 도서관 장서의 구성이 다양화되고, 도서관 장서에 대한 이용자 중심의 가치평가에 대한 필요성이 증대되고 있는 도서관 환경을 배경으로 한다. 본 연구의 목적은 도서관의 장서의 가치와 경제성 평가 사례를 분석하여 이를 토대로 도서관 장서에 대한 이용자 중심의 가치 평가 모형의 기초자료를 제시하는 것이다. 이를 위해 국내외의 문헌 연구를 통해 도서관 장서의 평가가 어떠한 방향으로 변화하고 있는지 동향 파악과 국내외에서 이루어진 도서관 장서의 가치연구사례를 분석하였다.
