An Analysis on the Impacts of High-Tech Complex on Neighborhood Housing Price (첨단산업단지가 주변지역 주택가격에 미치는 영향요인 분석)

  • The purpose of this paper is to suggest the improvement method to achieve the interactive development effect between high-tech industrial complex and its surrounding areas. For this reason, this paper has conducted an empirical analysis to find out relevant comprehensive factors, affecting nearby housing prices from such plans, especially by reviewing 'Seoul Digital Industrial Complex.' This paper is truly differentiated from previous research by adding a new perspective 'diverse location characteristics', as it focuses not only on 'high-tech facility' characteristics, but also on 'urban function facilities', including 'transportation facilities', 'amenity facilities', 'security facilities', etc. Then, SPSS Version 18.0 was utilized to conduct the multiple regression analysis with the accumulated relevant data and several results were drawn out as following: Firstly, 'deterioration level', 'brand of apartment', etc. are found to be major influencing factors. Secondly, 'educational facilities', 'transportation facilities', 'Cultural & Sports facilities', 'Amenity facilities', etc. are found in the sector of 'location characteristic'. Lastly, 'leading companies within the industrial complex', were also found, affecting nearby housing prices. Therefore, when a housing development project is planned to grant the interactive development effect to high-tech industrial complex and its surrounding housing areas, it is necessary to consider variety factors, such as comprehensive location characteristics and housing complex characteristics, and also proper housing policy measures should be devised in accordance with the actual demand of employees and their dependant family members.

  • 본(本) 거시경제모형(巨視經濟模型)은 "케인즈"적인 소득지출모형(所得支出模型)으로서, 최근 개방화 및 자율화추세에 따라 크게 변모한 경제구조하에서 예측의 정확도를 높이고 대내외여건(對內外與件) 변화(變化)에 기인한 제반 영향을 보다 명확하게 분석하기 위해서 작성되었다. 모형(模型)의 구조(構造)는 6개 부문, 162개의 방정식으로 구성되어 있으며, 70년대와 80년대의 구조변화(構造變化)를 고려하여 1982년부터 1991년까지를 추정대상 기간으로 삼았다. 기존의 KDI 분기모형과 비교할 때 본(本) 개정모형(改定模型)의 가장 두드러진 특징은 총량변수를 항목별로 세분하여 대내외여건 변화시 경제에 마치는 영향을 기존의 총량수준보다 한 단계 더 세분화된 수준에서 파악하고자 한 점이다. 또한 각종 가격변수들의 시장조절기능(市場調節機能)을 반영하기 위해서 금리(金利), 임금(賃金), 환율(換率) 등을 내생화(內生化)하였고, 총통화(總通貨)와 장기자본수지(長期資本收支) 등도 모형내에서 결정되도록 하였다. 역사적(歷史的) 시뮬레이션의 결과, 주요 내생변수의 평균자승근퍼센트오차가 5% 내외의 양호한 수준을 나타냄으로써 본(本) 모형(模型)이 80년대의 구조변화(構造變化)를 적절히 반영하고 있다고 볼 수 있다. 정책(政策)시뮬레이션은 원유 및 원자재수입가격과 같은 해외여건(海外與件) 변화(變化)와, 기타건설(其他建設), 정부소비지출(政府消費支出), 국내민간신용(國內民間信用)의 확대와 같은 정책변화(政策變化)의 두 부문으로 나누어 시행하였다. 원유 및 원자재가격의 상승은 우리 경제에 부(負)의 공급충격(供給衝擊)으로 작용함으로써 성장을 둔화시키고 물가를 상승시켰으며, SOC 투자를 포함한 기타건설(其他建設)의 증가(增加), 정부소비지출(政府消費支出),의 확대(擴大), 민간신용(民間信用)의 증가(增加)는 모두 단기적으로 경기부양의 효과는 있으나 장기적으로 물가를 더욱 상승시키는 것으로 나타나 물가(物價)와 성장(成長)이 서로 상충관계에 있는 것으로 파악되었다.

Volatility of Urban Housing Market and Real Estate Policy after the IMF crisis (도시 주택시장의 변동성과 부동산 정책의 한계 : IMF 위기 이후 서울을 중심으로)

  • The urban housing market in Korea, especially in Seoul and the Capital region, has been revitalized with massive urban (re)developments and expanding real estate finance after the IMF crisis. This brought about a boom of housing price during the mid-2000s, which has been virtually stabilized by strong regulation policies of the previous government. But with impacts of the recent international financial crisis together with some inherent problems, the housing market of Korea faces with a worry of collapse in relation with the financial market volatility and the serious depression of real economy, and hence the current government attempts to implement strong deregulation policies on the housing market. In this paper it is argued that this kind of volatility of urban housing market seems to be caused by strategies of capital which involve continuous massive urban (re)development, residential segregation and appropriation of monopoly rent(or capital gain), and fictitious capitalization of real estates and integration of real estate market and financial market. In these reasons, the current tendency of urban housing price shows a slow downward, which seems to give the current neoliberal government a rationale for deregulation policies to prevent the downward tendency. But this paper suggests that such a slow downward of housing price shift would have positive effects on the housing market in particular and social and economic situations in general, and hence an alternative housing policy is required to realize such positive effects.

A Comparative Study on the Export Similarity Index (ESI) and Trade Competitiveness Index (TCI) of Korean Construction Machinery with China and the U.S.A (한국 건설기계의 수출유사성지수(ESI) 및 무역경쟁력지수(TCI) 연구 - 중국 및 미국과의 비교 분석을 중심으로 -)

  • This study examined the trend of international competitiveness over the past 10 years (2011-2020), focusing on comparative analysis with China and the United States, targeting seven major export items of Korean construction machinery based on 6 units of HS code. To this end, the export similarity index and trade competitiveness index were calculated and analyzed using UN Comtrade and Korea International Trade Association trade statistics. As a result of the analysis, competition between Korea and China has intensified over the past decade, and competition with the United States has remained at a certain level. Korean forklifts (8427.20) are exporting to the world with strong competitiveness in the global market. Excavators (8429.52) and loaders (8429.51), which have the largest export share of Korean construction machinery, have a weight advantage, but they are exporting due to price inferiority. The rest of the items were found to be inferior in price and weight, and were not competitive in the global market. These analysis results suggest the following implications. First, it is necessary to strengthen efforts to expand exports of universal construction machinery items, which are expected to increase in demand in the future, by boosting the economy and expanding infrastructure investment in accordance with eco-friendly policies. Second, excavators, which have been shown to have a quality advantage and a price competitive advantage, need to further strengthen export marketing activities not only in China and the United States but also in emerging developing countries.

Earning Inequality in Korea After the Financial Crisis (금융위기 이후 소득 불균등에 대한 연구)

  • Using raw data of the 'Family income and expenditure survey,' we find that the earning distribution worsened in Korea after the financial crisis; the gap between ninetieth and tenth percentile grew larger after the crisis more than before. Such a phenomenon is apparent within narrowly defined education and labor market experience variables. We found that the increase in earning inequality came from the rapidly increasing return to the components of skill other than the schooling and experience, which is caused by the increasing demand of skill after the crisis. Therefore, we can interpret the growing demand for skill is an important factor leading the increase in the earning inequality after the Crisis. And then, we think that the reason for the increasing demand for skill after the crisis can be found in the changes of the technology, the organizational and personnel practice, the globalization, and the labor market. We can derive policy implications from this : To narrow the inequality we must invest the industrial demand-oriented education.

  • Owing to 88 Olympic, social atmosphere changed to more freely and abundant liquidity, which caused by trade surplus, had led to the surge in real estate prices. Accordingly, The Roh Taewoo government announced the construction of five new towns, Bun-dang, Il-san etc. The Kim Youngsam government had dramatically enhanced the transparency of transactions on real estate field by introducing real-name transaction system. Whereas the Kim Daejung government carried out real estate stimulus package to early recovery from Asian financial cirsis. But, the Roh Muhyeon government conducted strongly suppressing polices. This report want to testify governments' real estate polices and their effectiveness on the real estate market after '90s using VAR model.

A Numerical Study on the Agglomeration of Algae by the Ultrasonic Wave (초음파를 이용한 미세조류 응집에 관한 수치해석 연구)

  • In spite of various merit of algae as biofuel, the production cost of algae is a considerable obstacle for commercialization. The concurrent development of essential technologies is needed for the cultivating, harvesting, extracting and energy transformation. The production cost of algae biofuel has still higher than that of the other commercial biofuel. The major research activity has been focused on the cultivating and the research of other processes has been done with relatively lower activity. It is difficult to separate the algae from water because of the similar magnitude of density each other. The agglomeration and extracting of algae with the hybrid technology using ultrasonic wave is rare effect of environmental hazard and also it is appropriate technology for the next generation energy resources. The present research is investigated for the effective separation of algae from water with the ultrasonics wave. The aim of the present research is focused on the establishment of optimal design of algae agglomeration system. For this purpose, the computational fluid dynamic analysis has been conducted in the flow field with ultrasonic wave and algae flow to clarify the mechanism of algae separation by ultrasonic wave.
