A Study on the Intention to Move to Public Rental Housing by Age Group

This study analyzed the current status of households and housing by age group and the effect on the intention to move to public rental housing based on the results of the 2019 housing survey. For the analysis by age group, households who do not own their own house are below the fourth quintile of the income among the respondents of the housing survey that were selected as the target group of supplying public rental housing. The supply targets were categorized into the young adult (20-30 years old), the middle-aged (40-50 years old), and the elderly (60s or older). Each age group was found to have characteristics in the current status of households and housing conditions. In the analysis of the factors that influenced the intention to move to public rental housing by age group the study found similar results among the different age groups such as a lower intention to move as the number of households increases in all age groups. However, there was a difference in the level of influence. In addition, there was a difference in the results of each age group in the factors affecting the satisfaction of the housing and the satisfaction of the residential environment. The differences in the results for the age groups could be based on the differing preferences and expectations of the household and housing. The implications of this study could be the government should differentiate the location and facilities for the targeted household by closely analyzing the requirements and expectations of housing for each age group.

세대별 공공임대주택 이주의향에 대한 연구

본 연구에서는 2019년 주거실태조사의 결과를 기반으로 세대별 가구 및 주거현황을 파악하고 공공임대주택으로의 이주의향에 미치는 영향을 분석하였다. 세대별 분석을 위해서 주거실태조사의 응답자 중 소득분위 4분위 이하 무주택가구를 공공임대주택 공급대상으로 선정하고 청년층(20~30대)과 중년층(40~50대), 노년층(60대 이상)으로 분류하였다. 각 세대는 가구의 현황 및 주거현황에서 특성이 있는 것으로 나타났다. 주요 특성을 살펴보면 노년층은 1인 가구 비중이 높고 경상소득이 낮으며 노후주택에 거주하는 비중이 높은 것으로 나타났다. 중년층의 경우에는 가구원수와 소득이 가장 많고 아파트에 거주하는 비중이 높으며 현재 거주하는 주택의 전용면적도 가장 큰 것으로 나타났다. 청년층의 경우 다가구단독주택의 거주비율이 높고 가장 낮은 주거전용면적에서 거주하고 있으나 노후주택 거주비율은 가장 낮은 것으로 나타났다. 세대별로 공공임대주택 이주의향에 영향을 미치는 영향요인의 분석에서는 전체 세대에서 가구원수가 증가하면 이주이향이 낮아지는 등 유사한 결과가 나타났으나 영향력의 수준에서는 차이가 나타났다. 반면 주택만족도와 주거환경 만족도의 영향요인에서는 세대별 결과에 차이가 나타났다.
