A Study on Architectural Planning to Improve Space Use on Open Space in Building Site

This study attempts to statistically analyze architectural planning elements and suggest factors using a quantitative method to improve the use of open spaces in building sites as staying spaces. Accordingly, the study is expected to provide effective data for designing and planning open spaces in building sites. First, the study conducted a survey for ascertaining the number of staying users for 101 open spaces in building sites around Teheran Road in Gangnam District, Seoul, Korea. On the basis of this survey, a factorial analysis was performed by applying the multiple regression technique to quantitatively analyze the architectural planning elements to improve the use of open spaces in building sites as staying spaces. Factorial analysis for the number of users showed the highest explanatory power (69.6%) for the multiple regression analysis using three variables: the number of restaurants, total seating capacity, and proportion (front width/depth) of planes in open spaces. A comprehensive consideration of the effective analysis results for other variables, such as the size and presence of subway connections, confirmed that the major factors leading to an increase in the use of open spaces (in building sites) as staying spaces include the size, attached facilities, spatial elements for stay, and accessibility.
