A Study on the Change of Unit Floor Plan of Apartment House in Korea-Focused on Interior Image Preference using Computer Simulation- (아파트 단위 평면 변화과정에 관한 연구-안방 및 거실 중심으로-)

  • In the past thirty years, apartment house has been greatly developed and the housing supply has improved some degree. However, the fact is that interior space planning of apartment house still has a lot of problems. The purpose of this study is to research the change of interior room. The 160 examples of unit floor plan(40-85m2 i.e. 12.1py-25.7py) were selected and classified according to master bedroom type and living room area when was constructed by the city of Seoul and KNHC from 1970 to 1990. And then, the change of each area, size and ratio were analyzed and researched. The result of this research can be summarized as follows: 1. Size of unit floor plan was on the increase from 16.02py to 17.86py. 2. 2 bedroom type, master bedroom showed a rise of size and occupancy ratio. Living room grew larger than 1982-1991 for size and occupancy ratio. 3. 3 bedroom type, master bedroom was increased in size and occupancy ratio was reduced to 19.99%. Size of living room became broader than master bedroom and occupancy ratio(1972-1981) increased over 1982-1991. Through this analysis and research, this study is to provide the basic data for actural design process and to suggest future trend of apartment house.

Characteristics Analysis on the Unit Plans of Apartment Houses in Jeon-ju City - Spacial tendency was focused on the unit size of $69.42-115.70m^2$ - (전주시 아파트 주거의 평면적 특성 분석 - 21-35평형을 중심으로 변화 추이 -)

  • The purpose of this study was to find out the spacial characteristics from the $69.42-11.70m^2$ unit plans of the apartment houses in Jeon-ju city, and to check up on the general spacial principles of Korean apartment unit plans. The content analysis method and the survey method were used for this study. The data of apartment unit plans and the questionnaires were collected from apartment offices or real estate agency offices. The data of 157 unit plans and 190 questionnaires were analyzed. The results of this study were as follows; 1) The general spacial principles of Korean apartment unit plans, the tendency of front 3-bay unit plan, the openness of living room, the Anbang with a bathroom and a dressroom, the utility room as a kitchen support space, and the addition of balconies, were showed in those of Jeon-ju city. 2) There was a new tendency, the front room arrangement of Anbang-living room-bedroom was changed into Anbang-living room-bathroom or kitchen, in them. 3) The characteristics of L-DK floor plans that the closeness of DK from exterior space and the interior openness and exterior privacy of L were showed in them. 4) The entrance was needed a intermediate space as a balcony or a former space, in them. These tendencies on unit plans of the apartment houses in Jeon-ju city were followed the general spacial principles of Korean apartment unit plans.

A Study on Characteristics of Apartment Housing Unit Plans (민영아파트 평면계획특성에 관한 연구 -서울, 수도권 및 신도시지역을 중심으로-)

  • The purpose of this study is to analyze characteristics of apartment housing unit plans based on analyzing overall patterns of housing unit plans and identifying the types of unit plans according to the size and to provide the fundamental data for developing diverse dwelling unit plans of apartment. This study deals with apartment housing unit plans built between 1999 and 2000 in Seoul, the capital region and new town. The major findings of this study are as follows; 1) Most apartment housing unit plans have fixed and uniform layouts. Most apartment housing units have L-DK type meaning they have isolated living room space. Certain layouts(especially $60-85\textrm{m}^2$ sized unit plans) show a "trickle-down" phenomenon with respect to the areas of units according to time series. 2) New plan types are rarely proposed since 2000, especially in large-sized(area more than $120\textrm{m}^2$) and $60-85\textrm{m}^2$ sized plans. 3) Another feature of apartment housing unit plans is increase of the service are (balcony, entrance area, additional kitchen, and storage area), and introduction of masters space (composition of master bedroom, dressing room, powder room, path, and etc.) and etc.)

  • This study aims to evaluate the feasibility of remodeling business by predicting the future price of apartment house after remodeling using Hedonic Price Model. The data concerning such 8 independent variables as location, unit size, unit plan, landscape, parking, the number of elapsed years after completion, number of units, brand per apartment unit from 25 regions in Seoul metropolitan city were collected and evaluated by established evaluation criteria. The coefficients affecting the price of apartment unit were made by way of linear multi-regression and put into Hedonic Price Model. The feasibility evaluation model for apartment was made and verified by data of remodelled apartment. The predicted results using suggested evaluation model coincide with actual apartment market situations.

  • The purpose of this study is to perform the post occupancy evaluation in apartment housing with the dining room and kitchen(DK) facing the front side, and then to compare them with findings in unit plan facing the back side. A questionnaire survey method was used in this study. These questionnaires were administered, along with an interview, of 200 households in the apartment of 27-28 pyoung($76.50-78.54\textrm{m}^2$), in Gwangju city. Those living in an apartment with DK facing the front side tend to be less satisfied with the physical feature factors. expecially for layout of rooms, location of second bedroom and master bedroom, size and location of storage spaces, and location and size of balcony than those with the DK facing the back side.

  • The purpose of this study is to analyse the effects of the eco-friendly factors on the apartment housing price rise and to suggest the desirable way of marketing strategy for apartment housing. For the analysis, the data of apartment sites in Seoul had been collected from September 2006 to February 2007. The data consisted of 95 apartment sites in Seoul. Data were analyzed with descriptives, crosstabs, and discriminant analysis by SPSS/PC for Window. Following result was obtained. The eco-friendly apartment housing price rate in Seoul was determined by eco-friendly landscape, green space rate, house unit size, installment sale price per pyeong, floor space index, distance from subway station when it was not considered the impact of building age, construction company's brand, and autonomous districts. Findings of this research can provide valuable information for marketing strategy of housing construction company.

  • The purpose of this study was to examine resident's needs for storage according to unit size. In order to achieve our goal, the questionnaire survey was used. The results of the study were obtained as follows: 1) In research on consciousness and attitude about the storage, Residents tended to keep the goods of no use and prefered to arrange neatly rather than use conveniently. 2) In research on the storage needs, needs for the built-in furniture in all apartment sizes showed highly and residents wanted a space for the exclusive use of the storage.

  • Korean Apartment Housing, which has been built up for short-time, represents as popular housing reflecting our unique cultural background, and recently the utility room in apartment housing has been changed to accept residents' needs, focusing on their improving life styles. At this point, the purpose of this study Is to analyze the characteristics of the utility room between 1995 and 2005 in order to grasp the current change of the utility space in Korean Apartment Housing. For this, this research investigated 176 samples, collected in 'Apartment Encyclopedia(2004)'. The major results of this study are as follows : 1) As the utility room gets bigger, the size and the ratio to the whole unit area are increased, however the ratio in small area is bigger than the ratio in other area. 2) According to time, the utility room tends to increase the size and the ratio to the whole unit area, and the Increasing tendency appears distinctively after 2002. 3) The utility room used to be located with rear balcony area, however, now it appears to be planned Independently with its unique function. 4) Currently, Second-Kitchen start to plan in the apartment housing.

Economic Feasibility Study for Providing Co-generation System in various Type of Apartment Complexes (아파트단지의 특성에 따른 열병합발전도입의 경제성 비교연구)

  • This study is to analyse the feasibility for providing Co-generation plant in Apartment Complex for 4 typical Apartment Complexes located Seoul metropolitan area, The selected complexes are three midium-large size Apartment[nearby 35pyoug of floor area] and one complex of small size Apartment[below 25 pyoung of floor area] for comparison. The necessary data for the study were collected with visitation of each site. The study showed very positive result for the three medium-large size Apartment Complexes of which the average floor area is more than 25 pyoungs, while negative result for the Complex of which average floor area is less than 25 pyoungs. Other than floor size it was found that the electric consumption density also influence the economic feasibility. In study the unit fixed cost of the energy produced from Co-generation plant is one third of the unit variable cost[fuel cost] and it seems better to select high thermal efficiency machine for Co-generation plant even with some higher cost of the plant.

  • After 1980's, the progress in quantities of apartments were made by the housing construction expediting policies. But, the qualities of apartments were neglected and the plan of apartments were uniformed by the economical aspects. Apartment unit plans were designed standardized by the reasons of economical efficiency, structural methods and sales. Therefore apartments could not deal effectively with increasing demands for qualities of the residents. Absence of aesthetical values and fixed unit plans on regardless of the residents family compositions and the size of the apartments were occurred. So the new types of the apartment plans are needed to suit the changes and diversities of living. The purpose of this study is to extract the design factors for future apartment by analyzing the unit plans of apartment housings today.
