A Study on the Quality Control Plan for Waterproof Construction in Apartment Houses (공동주택 방수공사 품질관리 방안 마련에 관한 연구)

  • For successful waterproofing construction, it is very important to secure construction quality as well as material performance of waterproofing materials used in construction. Due to the long-term cost reduction policy following the economic downturn in the construction market, most construction companies are using general low-priced waterproof materials rather than high-quality waterproof materials without clear quality control standards. Without clear education on construction, construction is being carried out with meaning only on construction activities. In addition, the waterproofing method applied in combination is a situation where water leakage occurs due to waterproofing failure due to insufficient construction quality because the construction method is complicated. Therefore, it is necessary to review the quality control measures(design, materials, construction) for successful waterproofing work and improve problems that are derived so that stable waterproofing work can be done. In order to expect the leakage prevention effect of a building, first, it is required to select appropriate materials for each part of the building and environment in the design stage, and the selected materials must satisfy all items of the Korean Industrial Standard(KS). Second, to secure the quality of waterproofing construction, sincere construction by workers is required. In this paper, we tried to describe "review of waterproof design", "constructor education", "site inspection", and "criticism(correction/supplementation)" as quality control measures after material selection.

An Experimental Study to Establish a System for Vertifying the Insulation Performance of Buildings (건축물의 단열성능 검증 시스템 구축을 위한 실험적 연구)

  • Recently, the insulaton design standards for reducing the energy use of buildings have been strengthened. Althoug insulation work is the most cost-effective method for reducing the primary energy consumption per unit area of a building, there are no evaluation criteria for insulation performance at the time of construction and completion inspection. The purpose of this study is to provide objective data by establishing a standard for an analysis method and a method for easily experimenting with the exterior wall thermal transmittance of an apartment house using a thermal transmittance measuring device(TESTO 435). For the exterior wall of the test subject, the specific heat per unit area exceeded 20kJ/(m2·K), and the data at the end point suitable for ISO 9869-1 were analyzed by the average method. The measured values of the thermal transmittance for 3 consecutive days converged within +5% of the desing value, and the standard deviation of the thermal transmittance by day decreased in the order of 1-Day > 3-Day > 2-Day. The standard deviation of the thermal transmittance by time period decreased in the order of 00:00~24:00 < 19:00~07:00 < 00:00~07:00. The measured value of the thermal transmittance for the time perion of 00:00 to 07:00 per day almost coincided with an error of -3% to + 2% compare to the desing value.

A Study on the Estimation Method of the Repair Rates in Finishing Materials of Domestic Office Buildings (국내 업무시설 건축 마감재의 수선율 산정 방안에 관한 연구)

  • Business facilities among domestic architectures have rapidly been constructed along with domestic economic development. It is an important facility taking the second largest proportion next to apartment buildings among current 31 building types of fire department classification of 2012 year for urban architectures. The expected service life of business facilities is 15 years, but 70% of those in urban areas have surpassed the 15 year service life as of the present 2014. Thus, the demand for urgent rehabilitation of such facilities is constantly increasing due to the aging and performance deterioration of the facilities'main finishing materials. Especially, the business facilities are being used for the lease of company office or private office, and such problems as aging and performance deterioration of the facilities could cause less competitive edge for leasing and real estate value depreciation for the O&M (Operation & Management) agent and the owner, respectively. Therefore, an effective planned rehabilitation as a preventive measure according to the standardized repair rate by the number of years after the construction is in need in order to prevent the aging and performance deterioration of the facilities(La et al. 2001). Nonetheless, domestic repair/rehabilitation standards based on the repair rate are mainly limited to apartment buildings and pubic institutions, resulting in impractical application of such standards to business facilities. It has been investigated and analyzed that annual repair rate data for each finishing material are required for examination of the applicability of the repair rate standard for the purpose of establishment of a repair plan. Hence, this study aimed at developing a repair rate computation model for finishing materials of the facilities and verifying the appropriateness of the annual repair rate for each finishing material through a case study after collecting and analyzing the repair history data of six business facilities. The results of this study are expected to contribute to the planning and implementation of more efficient repair/rehabilitation budget by preventing the waste of unpredicted repair cost and opportunity cost for the sake of the business facilities' owners and O&M agents.
