국제학교 입지가 아파트 매매 및 전월세 가격에 미치는 영향 비교·분석 -인천 송도국제도시 사례 - (Comparing the Effects of the Access to the International School on Apartment Sales and Rental Prices: A Case of Songdo International School in Incheon)

  • 본 연구는 10여 년의 역사를 지니고 국제학교의 계기가 된 인천 송도국제학교를 대상으로 국제학교 입지가 아파트 매매 및 전월세 가격에 미치는 영향요인 비교·분석이다. 개교 후 10년이 경과한 최근 시점에서 국제학교 인근지역 아파트를 매매시장과 전월세시장으로 구분하여 분석을 실시한다. 계획도시로 설계된 송도국제도시를 공간적 범위로, 코로나 이후의 부동산 과열시기를 피해 상대적으로 부동산 안정기에 해당하는 2018-19년도를 시간적 분석기간으로 설정하였다. 국제학교 주변에 형성된 학원가와 국내외 대학의 송도캠퍼스 개교 등 '신 교육특구' 의 도시이미지를 고려하여 교육요인 변수를 추가하여 전통적 헤도닉 가격모형을 바탕으로 다중회귀모형을 적용하였다. 실증분석 결과, 첫째, 매매와 전월세의 가격결정요인에서 차이점이 확인되었다. 둘째, 국제학교 가격영향력이 다른 변수보다 매우 높게 나왔다. 셋째, 국제학교 영향력은 매매시장보다 전월세 시장에서 두드러지게 나타났다.

  • 인터넷의 웹(Web)기술을 이용, 기업 및 특정 단체의 내부 정보시스템을 구축하는 것이 인트라넷(Intranet)이다. 본 연구는 관광산업 중의 하나인 렌트카 업체의 인트라넷 구축방안을 제시하였다. 저렴한 비용으로 구축할 수 있다는 장점을 가지고 있기 때문에 중소기업 정보화에 많은 이점을 가져다 준다. 업무구성을 살피고 적용분야를 탐색하여 최소비용으로 구축하는 방법을 제시한다. 신속한 의사결정과 마케팅에서 기대효과를 누릴 수 있다.

Web 인지도를 반영한 전자상거래 마케팅 채널 경쟁에 관한 연구 (Analysis of marketing Channel competition in Electronic Commerce Incorporating Web Awareness)

  • The proliferation of electronic commerce(EC) has led manufactureres to consider Internet based marketing as a salient candidate for strategic diversification of marketing channel. In this case, each manufacturer can build its own Web store or rent an existing special EC store. Such decision making of ‘build’ or ‘rent’ can be analyzed by a game model which derives the Nash solutions for price and profit considering degree of competition with other competitive manufacturers. In this paper, to overcome the drawbacks of the traditional linear demand function, we first propose a new linear demand function which incorporates not only the price difference between competitive products but the awareness of Web stores perceived by the consumers, then design the game models to analyze the characteristics of three typical types of marketing channel in duopoly market. Based on the Nash solutions of the game models, we analyzed the effect of the degree of competition and Web awareness in selecting the optimal marketing channel.

  • Land Reform is a distributive measure which transfers power, property, income and status from one group in the community to another. There are two strategies in land reform, capitalist strategy and socialist strategy. The two strategies are different not only in their objectives and ideologies, but also in the method of land allotment and confiscatin. Capitalist land reform is aimed at accomplishing the land -to -the -tiller program of which the implementing process is always included rent reduction and sale of public lands. Socialist land reform is aimed at achieving abolition of property right of land and application of all rent revenue from land to public purpose. The process of the socialist land reform is comprising Bauernbefreiung and land collectivization. In conclusion, the former is resulted in high productivity of land and the later is identified low productivity of land.

LCC Analysis to Determine an Appropriate Apartment Rent Rate for HVAC System Renovation Projects

  • Residential building owners are turning toward renovating their existing buildings to improve old and inefficient HVAC systems. Due to the renovation, much of the added costs will inevitably be passed on to tenants by increasing rent rates. This increment often increases the vacancy rate in the buildings. To balance the interests of both owners and tenants, this paper suggested a method to determine an appropriate rental rate increment for the HVAC system renovation. A case study on residential buildings was conducted to determine a balanced point where the rental rate increment that offsets the amount tenants are willing to pay for the renovation. To calculate all costs incurred by the renovation, life-cycle cost analysis was carried out. Therefore, this paper ultimately provides a threshold value of rental rate increment such that building owners can make a reasonable decision on the HVAC system renovation.

  • In this study, the current state of the plastics industry has been examined. The direction of development and innovation is reviewed and commented. The technical statuses of various sectors such as thermoplastic resin, composite material, mold engineering, and simulation have been scrutinized. In addition, the industrial status of each sector has been reviewed. Then, the challenges that the plastics manufacturing industry has to deal with have been discussed. Especially, the situation in Republic of Korea has been elaborated in detail. Based on the discussion, an open innovation strategy has been suggested. It has been argued in this work that the open innovation strategy will enables efficient funding and development by avoiding resource consuming rent seeking.

컨조인트분석을 활용한 신국제여객터미널 최적 항만운영 방안에 관한 연구-인천항을 중심으로 (An Analysis on Optimal Port Operation for New International Passenger Terminal Using Conjoint Analysis: Focusing on Incheon Port)

  • 본 연구는 신규로 건설되는 국제여객터미널의 최적 항만운영안을 제시하는 것을 목적으로 한다. 컨조인트 분석을 활용하여 최적 항만운영이 될 수 있는 대안을 분석하였다. 또한 사용자 관점과 실사업 주관입장인 인천항만공사와 인식차이 비교분석을 실시한다. 사용자 컨조인트 분석결과 '임대료 산정방식'이 신국제여객터미널 항만운영 방안에서는 가장 중요한 요인으로 도출되었다. 다음으로 자동화구축, 부지면적 순으로 분석되었다. 수준별 효용결과를 살펴보면 임대료 산정방식에서는 '국유재산법 적용방식', 자동화구축에서는 '야드장비의 자동화', 부지면적에서는 '61,000평~66,000평'순으로 효용성을 보였다. 신국제여객터미널 실사업 주관자인 인천항만공사의 경우, 사용자 결과와 마찬가지로 중요도에서 '임대료 산정방식'이 신국제여객터미널 항만운영방안에서 가장 중요한 요인으로 나타났으며, 자동화구축, 부지면적 순으로 도출되었다. 각 요인의 수준별 효용결과로는 임대료산정방식에서는 '투자비 보전방식', 자동화구축에서는 '야드장치장의 자동화', 부지면적에서는 '43000평~48000평' 순으로 효용치를 보였다.

도시형생활주택의 공급현황 및 거주특성 연구 - 서울시 공급사례를 중심으로 - (A Study of Supply Patterns and Residential Characteristics of Urban-type Housing in Seoul)

  • This study investigates supply patterns and residential characteristics of the Urban-type Housing in Seoul. There have been 3,336 buildings and 71,790 housing units approved until the end of 2012. One-room apartments and small units less than 30 $m^2$ of residential area amount to 81% and 82% of total units, respectively. Major findings are as follows. First, single- and two-person households less than 30 years of age are mostly lived in the housing. Respondents are mainly professional and white-collar (43%) and service and sales workers (27%). Most of them are mid-income classes (67%), which is twice more than that of single- and two-person households in Seoul. They pay 672 thousand won in rent more than average rent of mid-income class. The rent to income ratios are 29.9% for single households and 24.5% for two-person households, which are higher than that of mid-income bracket. Third, their satisfaction level is relatively high in internal environment and access to public service facilities, but not in external environment and community service facilities. They are satisfied with security and daylight, walking and safety, access to public transport and parking space, but not with noise and vibration, natural environment, access to park and cultural and sports facilities, and most community service facilities. It is necessary to reexamine the articles of deregulation and prepare design standards while considering different housing and locational types.
