기존 공동주택의 리모델링 용이성 평가 체계 (Availability Evaluation System for Remodeling of Existing Apartment Houses)

  • $1970{\sim}80$년대에 대량으로 공급된 기존 아파트는 오늘날 노후화라는 문제점을 가지고 있다. 노후화의 대처수단으로 크게 Build&Scrap과 리모델링을 생각할 수 있다. 그러나 리모델링의 경우 사회적, 경제적, 환경적 이점으로 인하여 Build&Scrap 보다 낫다고 할 수 있다. 본 연구는 리모델링 용이성 평가체계에 관한 연구이다. 다시 말해 용이성평가는 목적 공사의 용이한 정도를 의미하며, 공사목적에 대한 난이도를 의미한다. 리모델링은 기존 아파트를 기반으로 재설계하고 요소기술을 도입하여 건축물의 기능 및 성능을 높이는 수법 및 공법으로 이루어 졌다. 어떤 관점에서 보면, 리모델링 기술의 발전과 보급은 리모델링 계획과 이미 적용되고 있는 기존의 빌딩의 논리적 접근처럼 관리가 필요하다. 리모델링의 용이성은 두 가지 측면에서 평가된다. 첫째 아파트 단지의 리모델링 용이성을 평가하는 Macro Level과 두 번째는 주동단위의 철거 및 이동의 리모델링 용이성을 평가하는 Micro Level이다. 본 논문의 목적은 리모델링 계획과 목적, 객관성, 그리고 용이한 정도의 허용 범위를 조정하는데 있다.

  • 1970년대 이후부터 이룩한 경제성장은 심각한 도시화 현상을 초래하였으며, 인구 증가와 함께 심각한 주택부족 현상을 가져왔다. 이에 정부를 비롯한 민간 건설업체는 도시지역의 주택수요를 충족시키기 위해 아파트를 비롯한 공동주택을 꾸준히 건설하게 되었다. 아파트는 주로 철근콘크리트로 건축되며, 처음에 가졌던 성능을 유지하기 어렵고, 지속적인 노후화 및 주거생활 문화의 변화에 따라 리모델링을 실시하게 된다. 리모델링은 환경문제 및 자원절약이라는 측면에서 재건축 보다 효율적인 방법이기 때문에 건축분야의 커다란 콘텐츠로 자리매김하게 되었다. 그러나, 아파트의 리모델링 공사는 필요에 따라 소규모로 이루어지고 있어 리모델링 공사에 대한 정보가 부족한 실정이며, 특히, 리모델링 공사 후에 발생하는 하자에 대한 정보는 더욱 부족한 실정이다. 따라서 본 논문에서는 아파트 리모델링 공사 후에 발생하는 하자의 발생시기와 원인에 대하여 설문조사를 실시한 후 결과를 분석함으로써, 아파트 리모델링 공사에 대한 정보를 제공함과 동시에 향후 아파트를 비롯한 공동주택의 효과적인 유지관리를 위한 기초적인 데이터를 제시하고자 한다.

아파트 거주 고령자의 거주의식 특성 (Residence Consciousness of The Elderly Residing in Apartments)

  • As of November 1st 2010, 59% of overall residences in Korea are apartments with 8,185,000 households and when including the multi-unit houses, 71.0% of the overall residences are multifamily houses. The apartments have become the most universal form of residence in Korea and its' relative weight will continuously increase in the future. Meanwhile, Korea has turned into aging society in 2000 and will turn into the super-aged society by 2026 to display the world's fastest speed for aging. Majority of the elderly will spend their declining years in apartments. To understand the residence consciousness and its' properties for unit housing of the elderly residing in apartments, the present study obtained the following results through surveying the 541 nationwide samples. First, the elderly most prefer the mid and high levels(6-9th floors, or 10-15th floors) of apartments. Second, the elderly couples most prefer areas of $85m^2$ while single elderly most prefer $60m^2$. Third, the elderly feel the most inconveniences in bathrooms and showers. Fourth, safety accidents in dwelling of the elderly have no significant correlation with age, gender or their possessed diseases. Fifth, the elderly displayed high satisfaction for their bedrooms. Sixth, there were less tendencies for elderly to feel lack of storage spaces or conduct remodeling. As a result of the analysis, all apartment houses of Korea must support the physical aging of residents and prevent safety accidents in houses to enable Korean aging in place.

공동주택 내/외장재 및 설비재의 비용분석을 통한 리모델링시기 검토를 위한 연구 (A Study on Remodeling Period by Cost Analysis of Finished and Equipped Materials in Apartment Building)

  • In this apartment market, many apartments are being reconstructed within even less than 20 years from their first construction. This entails many problems in environmental and economical facets, for which many researches are under way in several institutions and universities. International cases show that the international trend goes for remodeling of maintenance, management, and repairing rather than new building. The purpose of this study is to investigate the factors of cost evaluation for establishing the time period of apartment based on durability of material and equipment while considering the economic feasibility of apartment, when remodeling as a concept of sustainability regarding building is being vitalized. This study investigates the proper period of remodeling in consideration of weight accruing to the LC(Life Cycle) and cost based on the standardized durability. The weight of cost, period establishment analysis, and LC according durability varies the data values of remodeling periods. The physical durability and cost from this data enable the investigation into not only the repair period of individual materials of the apartment but also remodeling period.

아파트 붙박이 가구 개조실태 조사 연구 (The Remodeling Behavior on the Apartment Built-In Furniture)

  • The purpose of this study is to examine the remodeling behavior on the apartment built in furniture. The data were collected from 363 residents in Seoul area, living in apartments equipped with built-in furnitures. The major findings are as follows; 1)It was found out that 62-75% of those surveyed did not remodel their built-in furniture and 25-39% remodeled it. The major reasons for remodeling are the inconvenience in storing household items, lack of storage space and dissatisfaction of the design and color. 2)More than 80% of the apartment residents surveyed recognizes the necessity of the built-in furnitures, which were equipped already, in living room, kitchen, bathroom and the entrance area. A strong need is also indicated for the additional built-in furnitures in each bedroom, multi-service room and veranda. 3) This survey also indicated that 63-73% shows no intention of remodeling their built-in furnitures. On the other hand, 27-37% of those surveyed indicates their desire and plan to remodel them.

  • 노후한 아파트들에 대한 사업 대안은 대부분이 재건축이었다. 그러나 건설자원의 고갈과 건설환경의 변화로 리모델링 사업은 노후한 건물의 새로운 관리방안으로 도입되고 있다. 이는 재건축의 사업 추진여부가 건물의 물리적 노후화에 기인하기보다는 기능적, 경제적 이유로 추진되었기 때문에, 리모델링을 통해 건물의 조기 재건축을 방지만 수 있으리라 예상되기 때문이다. 리모델링 사업을 성공적으로 수행하기 위해서는 사업 계획단계에서 합리적인 경제성 검토가 선행되어야 한다. 그러나 국내 리모델링 사업은 초기단계로 경제성 평가에 대한 사례 및 연구가 매우 미비한 실정이다. 따라서 본 연구에서는 고충 임대아파트를 중심으로 주택부문의 리모델링 사업에 대한 합리적 경제성 평가 방안을 제시하고자 한다.

  • The domestic construction industry in the last 30 to 40 years has accumulated a large stock of buildings that are quickly and there physical age is quickly becoming apparent. Contemporary changes in architecture are fueling changes driven by the increased demand for these new services and facilities. The cost of energy and raw materials are on the rise, and dealing with the waist generated from the creation of new buildings is an emerging problem in the industry today. Thus, building remodeling has emerged as an alternative do to its increased efficiency regarding material usage. The participation of users in the development stages of a remodeling project is essential to its effective implementation in projects. The BIM model used for the design process of building remodeling is the most effective way, due to the increased efficiency gained in many areas. This study will examine a pilot project where a BIM based process was used in the remodeling of an apartment.

  • This study researched that the remodeling was executed desirably in the side of deweller's household to the subject of ten apartment housings located in Gwang-ju, Jun-nam province. The study method was used the field study method and used in parallel with participant observation. As a result of the study, first, the problems of remodeling enforcement process are brought about standardized design, bad construction and the difficulty of solution in the defect occurrence. Second, By that request of the household is not reflected, the room except bedroom and the bathroom of inner room are low practical use degree. And wash space, garden space, assistant space of kitchen work were becoming hindrance factor of the residing environment because the use is irrational.

  • The progress of urbanization has been accelerated by the development of machinery after the Industrial Revolution and the speed of change has been increased after the invention of computers. However, the problem of residence, the space for human life in the city, is still not complete. Ever since apartments rose as a solution for the residential problem caused by urbanization after the 1970s and now after 30 years, remodelling is preferred among the 2 choices, reconstruction and remodelling of apartments, in respect of economy and efficiency. Especially, in remodelling collective residence, construction, equipment environment, sight, etc. are considered and only after testing these various aspects can remodelling succeed. Aiming at studying the need of visual identity among many considerations in remodelling, this study investigates and analyzes the remodelling cases of domestic and overseas common residence and suggests the need of visual identity. In Korea where construction design for common residence is monotonous, expressing visual identity can be even more important. The common residence area that symbolizes its unique characteristic will elevate not only its economic value but also the psychological value of its residents.

노후 공동주택 리모델링 계획안 거주민 선호도 연구 (A Study on the Residents' Preference on Apartment Remodeling Proposals)

  • This study analyzes the residents' preference of apartment unit remodeling proposals for the 3-bay old apartments built in the 1st phase New Town. The remodeling unit plans were previously developed for a 3-bay large-sized unit plan (over 85m2) and a 3-bay medium-sized unit plan (60~85m2). Surveys and interview were conducted with the residnets of the two apartment complexes in Bundang. The contents of the questionnaire consisted of the preferred plan, the reason for the preference, the improvement factors, etc. A total of 88 questionnaires were received. It was found that two-thirds of respondents favored the general 3LDK format, where living rooms and kitchens were located in the middle of the front and rear bay. The one-third of the respondents favored a plan combining the living room and the kitchen in the front. It was also found that the limitation of the remodeling unit plan caused by the location of existing bearing walls should be carefully considered, and that many residents asked additional storage space.
