  • This study was performed in order to contributing the influence factors in the real estate marketing strategy which largely affects the success of a real estate sale and development projects. Articles have to be concluded with the Influence factors of Satisfaction based on the type of Real Estate through PLS Regression Analysis. Building data was conducted by the target population specializing in the real estate sale and development business. Classification of real estate business classified by the way of the residential and non-residential parted. In the case of Housing type in the analysis result, the main factors were made by calculating the each factor such as brand trust, Strengthening the alliance and partnership, Traffic environment, Relaxing the requirements for a Real estate sales, Business presentation, Unsold benefits and Relaxing the requirements for payment. Otherwise, In the case of non-residential in the analysis result, the factors such as Relaxing the requirements for payment, Customer Orientation, living environment, Unsold benefits, Strengthening the alliance and partnership and communication terms made an influence to satisfaction.

  • Real-time Kinematic GPS enables high accuracy Positioning by real time. If ambiguity use an integer solution, can obtain accuracy of several 'mm', and can obtain accuracy of tens 'em' if use real solution. In this study, We accomplish surveying by existent traditional surveying techniques (Total Station), Static GPS techniques and RTK-GPS techniques by Field Calibration about uniformity measuring point and then compared and ana1yzed each techniques positioning accuracy etc.. Result that achieve by Static-GPS in Plane area, about all measuring points, expressed error fewer than 3cm. Result that achieve RTK-GPS Surveying by Field Calibration in Plane area, could know that RTK-GPS techniques by Field Calibration is available in Plane area because expressing errors fewer than all 6cm, except case that do not get fixed solution of ambiguity Field Calibration RTK-GPS could know economically than existent conventional type measurement and existent GPS's measurement techniques that efficiency is very high.

  • In this study, market orientation affects the real estate transaction and about the various parameters examined, the real estate transactions, market orientation and intensity of competition in the market upheaval and the impact was seen on the results can be summarized as follows. First, market orientation and about the relationship between real estate transactions were examined. Each variable of customer satisfaction information generation, information dissemination, information was used for the reaction. Among them, the dissemination of information, information about the reaction produces a lot better the customer satisfaction was the result. In other words, the dissemination of information and availability of information to real estate transactions, the more you can improve customer satisfaction. While the information does not appear to be generated as a result of the impact of market orientation when the first phase of the creation of market information and the customer's needs and preferences of current and future information and external factors affecting them to gather information about It is difficult to assess realistically can be seen.   • Purpose: This study aims to provide useful information to real estate investors by developing a profit determination model using artificial intelligence. The model analyzes the real estate markets of six selected cities from multiple perspectives, incorporating characteristics of the real estate market, economic indicators, and policies to determine potential profits. Methods: Data on real estate markets, economic indicators, and policies for five cities were collected and cleaned. The data was then normalized and split into training and testing sets. An AI model was developed using machine learning algorithms and trained with this data. The model was applied to the six cities, and its accuracy was evaluated using metrics such as Mean Absolute Error (MAE), Root Mean Square Error (RMSE), and R-squared by comparing predicted profits to actual outcomes. Results: The profit determination model was successfully applied to the real estate markets of six cities, showing high accuracy and predictability in profit forecasts. The study provided valuable insights for real estate investors, demonstrating the model's utility for informed investment decisions. Conclusion: The study identified areas for future improvement, suggesting the integration of diverse data sources and advanced machine learning techniques to enhance predictive capabilities.

  • This study systematized synthetically to use internet GIS and real estate appraisal method in computing system for the real estate decision. First, indicated the method of using GIS and databases to appraise the real estate by using the cost approach. Second, used the artificial neural network to predict the change of land prices and the artificial neural network convinced us that it indicates easily the result of land prices without complicated processes. Third, examined land prices using the artificial neural network but there is limits for the land price prediction because of difficult data gathering. also, this study may heighten information levels of the real estate field according to 21th century information level if use actively a internet, information users who should pay much moneys in existent real estate decisions may can approach easily.

  • Scaffold is used to produce bio sensor. Scaffold is required high dimensional accuracy. 3D printer is used to manufacture scaffold. 3D printer can't detect defect during printing. Defect detection is very important in scaffold printing. Real-time defect detection is very necessary on industry. In this paper, we proposed the method for real-time scaffold defect detection. Real-time defect detection model is produced using CNN(Convolution Neural Network) algorithm. Performance of the proposed model has been verified through evaluation. Real-time defect detection system are manufactured on hardware. Experiments were conducted to detect scaffold defects in real-time. As result of verification, the defect detection system detected scaffold defect well in real-time.

  • This paper designs a real-time video playback system using a web camera in the RTSP server. It designs a function to play the video data of the web camera in the client in real time using the web camera in the server and using the RTSP protocol. It consists of a server module function that produces real-time video information using a web camera and a client module function that plays video received from the server in real time. The experiment was conducted by establishing an environment for designing a real-time video playback system using a web camera. As a result of the experiment, it was confirmed that real-time video playback from the server's web camera worked well.

  • Currently, Korean real estate market has experienced cooling down of the business because of the global economic crisis which resulted from the subprime mortgage lending practice. In response, the Korean government has enforced various policies at the base of deregulating real estate speculation, such as increasing Loan to value ratio (LTV) in order to stimulate housing demand and supply. However, these policies seemed to result in deep confusion in the Korean housing market. Furthermore, analysis for housing market forecasting, especially international financial crisis on Korean real estate market, has been partial and fragmentary, therefore comprehensive solution and systematical approach is required to analyze the real estate and real estate financial market including causal nexus between market determining factors. In an integrated point of view, applying the system dynamics modeling, the paper aims at proposing Korean Real Estate and Mortgage market dynamics models based on fundamental principles of housing market determined by supply and demand. We also find the impact of deregulation policies focusing on mortgage loan which is the main factors of policies.

A Study on Real-time Graphic Workflow For Achieving The Photorealistic Virtual Influencer

  • With the increasing popularity of computer-generated virtual influencers, the trend is rising especially on social media. Famous virtual influencer characters Lil Miquela and Imma were all created by CGI graphics workflows. The process is typically a linear affair. Iteration is challenging and costly. Development efforts are frequently siloed off from one another. Moreover, it does not provide a real-time interactive experience. In the previous study, a real-time graphic workflow was proposed for the Digital Actor Hologram project while the output graphic quality is less than the results obtained from the CGI graphic workflow. Therefore, a real-time engine graphic workflow for Virtual Influencers is proposed in this paper to facilitate the creation of real-time interactive functions and realistic graphic quality. The real-time graphic workflow is obtained from four processes: Facial Modeling, Facial Texture, Material Shader, and Look-Development. The analysis of performance with real-time graphical workflow for Digital Actor Hologram demonstrates the usefulness of this research result. Our research will be efficient in producing virtual influencers.

  • Real-time energy monitoring systems is a demand-response system which is reported to be effective in saving energy up to 12%. Real-time energy monitoring system is commonly composed of smart-plugs which sense how much electrical power is consumed and IHD(In-Home Display device) which displays power consumption patterns. Even though the monitoring system is effective, users should themselves match which smart plus is connected to which appliance. In order to make the matching work to be automatic, the monitoring system need to have appliance identification algorithm, and some works have made under the name of NILM(Non-Intrusive Load Monitoring). This paper proposed an algorithm which utilizes multiple classifiers to improve accuracy of appliance identification. The algorithm proposes to understand each classifiers performance, that is, when a classifier make a result how much the result is reliable, and utilize it in choosing the final result among result candidates from many classifiers. By using the proposed algorithm this paper make 4.5% of improved accuracy with respect to using single best classifier, and 2.9% of improved accuracy with respect to other method using multiple classifiers, so called CDM(Commitee Decision Mechanism) method.
