  • This study is to organize the frame of measuring inventory for housing quality related to mental health in foreign literature reviews. In the first step, many housing quality contents or items are extracted from empirical studies, including housing environment quality and mental health. In the next step, extracted contents and items are classified by space scope (house and neighborhood unit) and WHO housing properties (safety & security, health & sanitation, efficiency/convenience, comfort/amenity). Almost all housing properties follow the WHO standard, but some properties, sustainability and economic characteristics, do not follow the standard. These reflect on current Korean housing environment. They are energy saving and environment friendly effort, property value and economic burden, identity expression, and school district. So they need to be added to the Korean housing quality measurement related to mental health.

Housing quality was measured in three ways: perceived quality about physical features of houses, perceived level of the quality in comparison with perceived average level I urban area and housing satisfaction. The specific objectives to achieve the purpose were ; 1) to measure the perceived quality about physical features of houses and perceived level of the quality in comparison with the perceived average level I urban 2) to measure the level of housing satisfaction 3) to clarify the causality between the composite variables of housing quality. A final instrument was developed through two stage pilot surveys. The respondents were 1292 homemakers of middle and high economic class in seoul and Daejeon, selected through stratified random sampling technique. Data were collected during March and April, 1986, and analyzed using SPSS and SAS computer packages. The statistics used were frequency, percentage, F-test, Duncan's Multiple Range, x2, Cramer's V, Multiple linear Regression, Path analysis. The major finding were as follows; the variables significantly related to predict the housing quality were found. The simple, composite variables and 3 measures of housing quality were linked using path analysis, thereby a conceptual model predicting housing quality was suggested.

  • Product characteristic approach and hedonic method were explained and applied to demand behavior of housing for 360 households sampled from four districts of Seoul. Th major findings are: 1) Housing prices are determined by housing characteristics, i.e., basic structure, interior space, interior quality, and neighborhood quality. 2) as income increase , the demand for basic structure, interior space, interior of quality, and neighbor hood quality increases. As compared to the counties that have advanced housing financial systems, income elasticity form housing characteristics was low. 3) householder's educational level has insignificant effects on the demand for neighborhood quality. 4) the housing need of family is different to a family life cycle. In the first stage, the increase of income enhances the demand for basic structure. interior space, and interior quality, but inversed with neighborhood quality. In the second and third stages, the demand for basic structure, interior space, and interior quality increases as the income increases. 5) It is predicted that the larger the family size, the more housing space is required. But in the low-income group, an increase in family size results in a decrease in the demand for interior space because expenses for food and education are indispensable ones. In the middle -income group the demand for interior space, interior quality increases as the family size increases, In the high-income group, the larger the family size the more interior quality is demanded. As mentioned above, the demand for housing is derived form characteristics and the demand behavior far housing characteristics is varied with individual household's characteristics. Therefore, the fact that different housing needs according to various income groups should be considered in housing policy.

  • This study examined the relationship between residential environmental satisfaction and quality of life, and how the relationship between variables differed depending on housing type. Residential environments can affect a person's life in a variety of ways. However, there have not been many studies on the relationship between quality of life and residential environments, which increases the importance of this study. In this study, residential environments were categorized according to amenities, safety, and neighborhood relationships, which enabled the comparison of influence between these elements. In addition, this study analyzed the moderating effect of housing type to look for improvements for low-rise housing residents. For testing the hypotheses, moderating regression analysis was conducted with data from the 1st Gyeonggi Province quality of life survey that had 18,953 subjects. Results showed that residential environmental satisfaction had a positive effect on quality of life, with amenities having the largest influence. Furthermore, housing type had a significant moderating effect on the relationship between safety and quality of life. In other words, safety was proven relatively important in improving quality of life for low-rise housing residents. Today, with the limits to quantitative growth, qualitative development has become more important. In this respect, this study provides important implications for many developing countries undergoing urbanization.
