House Rent Control System and Its Implementation in France (프랑스 주택 임대료 규제 및 관련 제도 연구)

  • Since year 2000, French housing and rent prices rose at a rapid rate and the housing market has been overheated. Face to this phenomena, the French government enacted a new law Alur which is a legislatif tool to control the private housing rent price for the cities, where the tension of the housing market is very high. This new law has impacted the housing market in two major ways. First, for the 38 cities designated by this law, the rent price's increase rate can not rise above the IRL, which is the rent reference index. Secondly, this law also permits local authorities to control the housing rent's price following the concrete price guidance. Especially in Paris, the city applicated this method for private rental housing since 2015. This city classified its own area by 14 zones. Based on the market surveys of each sector, local authority made a guidance for private housing rent's price. The guideline is consisted of average prices, maxima and minima price by types, which is classified by the construction year, number of rooms and furnished or not. Therefore, this study aims to understand french housing rent's price control system and draw implementation for korean housing rent policies. This research is meaningful for it introduces recent foreign regislations which could be helpful to control the housing market in Korea.

A Study on the Image Positioning Strategy of University -focusing the measured image value of private university in Busan- (대학이미지 포지셔닝전략에 관한 연구 -부산지역 사립대학의 이미지 평가값을 중심으로-)

  • Local universities are faced with rapid environmental changes in 2000's. Therefore local universities are required to research for more specialized marketing strategy such as positioning strategy. The objectives of this study are to examine what are the most important university images and image position of 7 universities'. In order to this study, 276 questionnaires collected from university in Busan area are analyzed by t-test, anova. The results of this study are summarized as follows (1) the most important university images are ranked in the order 1) prospect of getting employment(4.78), 2) possibility of development (4.35), 3) confidence(4.31), 4) research ability(3.97). It is true that practical images get high grade, traditional image such as research ability remains yet as a very import image. (2) Except (A, F) & (B, E) university, common position is not found among the 7 universities, therefore each university cultivate important image as G university dose. (3) Private university are underestimated by student of national university. There is a necessity for cultivating and promoting private university images. (4) Students of private university, particularly students of F university, overestimated their university images seriously.

From Excluded Ghettos to Exclusionary Enclaves: A Private Sector Initiative in Guangzhou, China

  • Massive migration is underway in rapidly urbanizing Guangzhou, the south gate of P. R. China. Over half the migrants choose to rent in "villages-in-the-city" in the downtown area because of the low-cost and prime location. The overpopulation and resulting poor environment and high crime-rate turn villages-in-the-city into de facto ghettos. As a result, these ghettos are undergoing a manner of demolition-development, leaving migrants' housing needs unmet. A private-sector initiative-the Tulou Commune-intends to address this considerable market potential. Targeting low-income groups, the Tulou Commune creates a socio-spatially exclusionary enclave. This paper analyzes the Tulou Commune and the implications if more low-income migrants shifting from village-in-the-city (excluded ghetto) to Tulou Commune (exclusionary enclave). This study argues that the intervention of the private sector causes the demographic, social, and spatial similarities and differences of the two living arrangements. Socioeconomic and institutional factors also affect the initiative. This study also provides more empirical evidence in the field of low-cost housing and socio-spatial development in transitional Chinese cities. As the first project of its kind, the analysis of the case can suggest how to improve strategies for accommodating migrants in the future.

College Regulation and International Students (대학의 재정건전성과 외국인 유학생)

  • This study shows that one of the reasons behind the recent increase in international students at private universities in the Seoul metropolitan area is the financial conditions of universities that have deteriorated under the governmental regulation on college enrollment and tuition for domestic students. We provide a theoretical framework showing the possibility that universities try to avoid the regulation by admitting international students who are not subject to the regulation. Our empirical analysis of four-year private universities during 2008-2019 reveals that private universities in Seoul tend to increase the share of international students when the financial situation deteriorates.

Analysis of the Exterior Spatial Organization and Residents\\\\` Satisfaction Degree to the Apartment Complex in Teagu (대구시 아파트 단지의 외부공간구성 및 만족도에 관하여)

  • The purpose of this study was to establish the more rational and practical basic theory for the landscape planning in the aparment complex. In this study, the actual conditions of exterior space, the residens' satisfaction degree and the correlation between exterior space and the residents' satisfaction defree were investigated and analyzed on the 13apartment complexes in Taegu City. Through the statistical analysis, the main results were obtained as fellows : It was found that the size of green area ratio in the apartment complexes were in the order of Jugong Apt. (Korean Housing Corporation), Siyoung Apt. (City Operation), Minyoung high-rise Apt. (Private Business) and Minyoung low-rise Apt. (Private Business) complex. The highest ratio of footway and Parking area were shown in Minyoung high-rise Apt. complex. The important factors at the exterior space of apartment complex were composed by 6 major factors, importance degrees of which are Visual, Practical, Convenient, Sentimental, Recreational and Spatial factors for teenagers in orders. The residents' satisfaction degrees to the exterior space were highly correlated with the spatil organization, size of green area and quantity of trees, view, management situation, defensibility of outside noise, rest place, water landscapings by turns. In order to get more than the average satisfaction degree 18 exterior space, the green area should be occupied by 35% of the apartment complex area and more than 76% of the green area (i. e. 16% of the apartment complex area) should be planted with trees. In the Taegu City regulation, the ratio of tree composition is proposed for only the number of tree. But it was shown that the satifaction degree are more correlated with the species and afforestation of trees than the nuts her of trees in this study. therefore, the species of tree and the afforestation of tree should be considered when the landscape planning of the apartment complex begins. It was found that the ratio of afforestation to make the more desirable exterior space In the apartment complex shoule be 8 to 2 in the ratio of arbor to shrub. It was also required that 30 species of arbor and 15 species of shrub should be planted for the more desirable landscape of the apartment complex.

  • Currently most of VPNs within internet has only capability to protect cooperate data. Recently, various types of VPNs are being studied based on the concept of SCG(Secure Communication Group). This paper analyses the problems of path-definition method and area-definition method of VPNs using SCG technology, and discusses the possible models among VPNs using SCG technology. This paper proposes the hierarchal VPN configuration method using SCG number and internet based area definition method, and analyze the characteristics of the proposed VPN model on the point of the authentication frequency and the number of managements keys.

  • This study aims to make evaluation method as a means to evaluate the crime prevention through environmental design of multi-family housing. According to the analysis of correctness and usefulness of evaluation method in multi-family housing, the preliminary evaluation method is selected. The correctness and usefulness of evaluation method is examined by 2 works. One is analyzing the results of experts' advice about evaluation method. The other is analyzing the results of the case studies of 3 housing sites. Those improve evaluation method to measure the crime prevention through environmental design objectively. As a result, the system of classification is divided into evaluation area and evaluation item. Evaluation area is sorted into four types, i.e. public space, semi-public space, semi-private space, and equipment. Evaluation scores according to evaluation area are different. Evaluation scores of public space are 73. Those of semipublic space are 196. Those of semi-private space are 75, Those of equipment are 28. Evaluation item is divided into 20 items. 20 items are; the entrance of complex, apartment building, recreational space and parking space etc. Checklists according to evaluation items are proposed and detail evaluation criteria according to checklist are proposed.

The Costume Culture in Early 17th Century Perspectives Through Excavated Letters of Hyun-Poong Kwak's Family (17세기 전기 현풍 곽씨 집안의 의생활에 대한 소고)

  • This Paper reveals the costume culture of early 17th century from the study of private letters found in the tomb of Mrs. JinJoo Ha(\ulcorner - after 1652) excavated in 1989. The tomb was located at KooJi-myon, DalSung-kun, Kyung-Poong Province. Joo Kwak(1569-1617), Mrs. Ha s husband, didn t have a title from the government, but he was a clan in HyunPoong area who had enough land and servants. However, he didn't live togther with mrs. Ha, his second wife, he had to travel between SoRye and NonKong where his wife resided. The 40 or so private letters that contains valuable information that can help us to understand and reconstruct the costume culture of early 17th century in HyunPoong area. We believe that these materials contain somewhat general information that reveals costume of KyungSangDo area even though the materials are from a specific family. By accumulating information from real material like these letters, we also believe that it will give us a better understanding on the costume culture in 17th century, Choson dynasty. Furthermore, it will certainly help us to reconstruct a more realistic lifestyle of the time.

Landscape Design for Integrated Disposal Treatment Facility in Southern Region (남부 광역 생활폐기물 종합처리시설 조경설계)

  • This landscape design proposal was presented to a design competition for the Incheon-city Southern Region Integrated Disposal Treatment Facility. The site is located in Dongchun-dong, Yeonsu-gu, Incheon. The main design concepts are as follows: First, considering connection of the site with surrounding water, inner sea is designed as an environmentally friendly place and as a leisure-sports theme park in which several sports facilities and relaxing places are arranged. It is also designed for everyone: people of all ages, disabled, workers, visitors and local residents. The design was processed on the basis of survey, analysis of surrounding competing facilities and SWOT analysis. Second, the ecological planting model was developed by analyzing the natural vegetation map in the surrounding area and planted vegetation types in the seaside reclamation area. The model was then applied to the ecological community, park area and roadside trees, so as to harmonize with the local habitat. Third, the project is intended to launch private capital for managing the sports park and golf course. This will enable a entrepreneur to make flexible plans for golf training field that is expected to yield a good financial return. It is expected that this design would serve the local residents as a symbolic, environmentally friendly leisure-sports theme park.

The Effects of Private Brand Value on Brand Trust, Brand Attitude and Brand Loyalty (유통업체 브랜드 가치가 브랜드 신뢰, 브랜드 태도, 브랜드 충성도에 미치는 영향에 관한 연구)

  • The purpose of this study examines the relationship among private brand value, brand trust, brand attitude and brand loyalty. Theoretical studies and the current study indicate that private brand loyalty is influenced by brand value, brand trust, and brand attitude. Through the empirical survey undertaken for this study, it was found that emotional value, social value, functional value, and brand trust including brand attitude influence brand loyalty. The results of empirical analysis can be summarized by the following: First, private brand value had a significant direct effect on brand trust and brand attitude. Second, emotional value and functional value had a positive effect on brand trust and brand attitude. Further, social value had a significant direct effect on brand attitude. And social value had a significant indirect effect on brand attitude through brand trust. Third, brand trust had a significant direct effect on brand attitude. And brand trust had a significant indirect effect on brand loyalty through brand attitude. Fourth, brand attitude had a positive effect on brand loyalty. Therefore, These finding will spawn both academic and practitioner interest in the private brand value and serve as a foundation for further research in this important area.
