공공임대주택 수선비 지출 실태에 관한 연구 (A Study on the Maintenance Expenses of the Public Rental Rousing)

  • 공공임대주택은 공공이 건설, 소유하고 관리하는 임대주택으로 사업주체는 건설부터 폐기처분에 이르는 전 과정을 관리하게 된다. 일반분양주택 사업주체가 초기투자비에 적극적인 관심을 보이는 반면, 공공임대주택 사업주체는 초기투자비와 더불어 건물의 유지보전을 위해 지출되는 수선비에 관심을 기울이지 않을 수 없다. 하지만 국내 공공임대주택의 수선비용은 단지 회계상의 지출요소로 관리되어 왔을 뿐, 체계적인 실태조사 및 분석에 대한 선행연구가 많이 부족한 실정이다. 따라서 본 논문은 공동주택 LCC모델링이나 수선비 예측모델의 신뢰성 향상 및 실무적 활용성 제고를 목적으로 공공임대주택에 지출된 수선비 실적자료를 바탕으로 통계적 방법을 활용, 경과연수와 지출비용과의 관계, 단지별 수선비 지출차이, 준공 후 시기에 따른 수선비 지출 경향에 초점을 맞추어 실태를 분석하였고, 단지별 수선비 지출격차가 발생하는 원인과 경과 연수에 따른 수선비 변화의 특성을 파악하여 제시하였다.

  • New environment change of electric power system focused in consumer's energy supply and demand. But electric power reliability preservation and reliability improvement countermeasure also need for long-term. It is need that change equipments that is composing electric power system in well-timed time and by maintaining, prevent breakdown beforehand and prevent consumer's power interruption by equipment fail. However, as only quantitative estimation is available by reliability estimation method that is presented in existing, it is no to use in dictionary fault prevention. Therefore, applied optimum reliability preservation through existent equipment fault data analysis of electric power system in equipment replace side, and this when maintain equipment replace of electric power system for reliability preservation using responsiveness analysis to base ordering evaluate. In existing about main equipment plain that this paper is power system the valued failure rate use this by score and precedence of electric power system equipment for replace of system considered expense.

도서관자료(圖書館資料) 보존(保存)에 관한 연구(硏究) (A Study on the Conservation of Library Materials)

  • The history of recording and conserving for maintenance the human's memory from ancient times to modern's has brought about a lot of changing process of the recorded information media with developing in culture, and each society has made important recorded materials in his library as essentially the social apparatus. But most of them that were damaged by factors of the natural disaster, humidity, temperature, light, fungi and insects in the library, and were resulted in deterioration and losing the numerous materials. For removing the inevitable phases repeated, there are studying for counterplan of the fundamental environment factors about preservation, restoration and chemical research of materials in advanced countries, but I get a few researches about protecting the cultural properties. Therefore I research the survey of the actual conditions on 72 university libraries centering around them, and then I have researched the collection rate 81 percent, 58 university libraries. (local : 35, in seoul : 23) As the result of this research, I propose the model of the environment factors of conserving the library materials. 1) To apply the equipment of processing the radiant energy to the new construction and buildings. 2) To remove factors that occur fungi and insects by facilities being controlled relative humility, temperature, and to equip the ventilation arrangement in the library. 3) To shelve all acquired and bound materials after proceeding the vacuum fumigator. 4) Those who want to enter into the library stack were surely taken in sterilzing their hands and shoes, and must put on the gown. 5) To use the vacuum dusting thing (machine) for removing the dust without spreading out the floor of the library at any time. 6) To set up the gas automatic fire extinguisher worked by smoke sensor. 7) To assist the research into the preservation, natures and environment of recorded materials, and to supply financial funds for librarian. 8) To hold regularly the workshop be able to educate the methods of preservation materials by the constant system. (Library Association) 9) To add to responsibilities on certification of preservation materials for librarian. 10) To hold the constant committee system in each library. 11) To keep up with the ideal environment (humidity, temperature, light, ventilation, etc.) of preservation materials in the arrangement room, and to put on the gown.

전투준비태세 및 유사장비 운용자료를 활용한 RAM 목표 값 설정방법에 관한 연구 (Establishing Method of RAM Objective Considering Combat Readiness and Field Data of Similarity Equipment)

  • RAM(Reliability, Availability, Maintainability) is important performance factor to keep combat readiness and optimize operational and maintenance cost of weapon systems. This paper discusses the method to establish RAM for combat readiness by using field failure data from similarity equipments. Operational availability is estimated from a binomial distribution function of user's operational conditions such as combat readiness preservation probability, operational rate, operational availability and total number of equipment. Reliability and maintainability is estimated from field failure data from similarity equipment to accomplish operational availability. The effectiveness of established RAM is verified through analysis of combat readiness preservation probability and mission reliability. A case study of weapon system illustrates the process of the proposed method.

합성수지의 보강비율에 따른 목재의 휨 보강 성능에 관한 연구 (A Study on the Flexural Capacity of Wooden Member According to the Reinforcement Ratio of Synthetic Resin)

  • Most of the cultural assets in Korea are wooden structures. Due to the material characteristics of wood, the preservation of traditional wooden structure is impossible by simple maintenance. Damaged member is replaced with new member or completely dissolve and restore them. But member has a cultural value, so that it is impossible to arbitrarily replace each member. Although the preservation treatment method using synthetic resin is emphasized, there is no exact standard for proper reinforcement ratio. This paper is experimental study for reinforcement ratio of wooden flexural member with synthetic resins, Reinforced ratio on section area of flexural member. As a result, synthetic resin reinforcement are selected as experimental variables by proper ratio enhanced flexural capacity of reinforced wooden member than new wooden member.

표면 개질된 제올라이트를 포함한 폴리에틸렌 필름의 선도유지기능 (Freshness Maintenance of Polyethylene Film Containing Surface-modified Zeolite)

  • 제올라이트 함유 폴리에틸렌 필름의 최대응력, 파단신율 및 인열강도를 측정한 결과 전반적으로 금속이온으로 치환한 제올라이트 필름에 비해 계면활성제로 치환한 제올라이트를 함유한 필름의 물성이 순수 LDPE필름의 물성에 비해 큰 감소 없이 일정하게 유지되는 사실을 확인하였다. 한편 선도유지기능 실험 결과 일부의 양이온성(Al 및 Ag) 또는 계면활성제로 개질된 제올라이트 필름들이 시험된 과채류에 대하여 일반 LDPE 포장용 필름보다 우수한 선도유지기능을 보여주었으며, 개질 되지 않은 제올라이트 필름도 비교적 우수한 선도유지기능을 보여주었다. 반면에 일부의 금속이온 예를 들어 Mg, Ca, Ce 등의 이온으로 개질된 필름들은 선도유지 효과가 상대적으로 뚜렷하지는 않았다.

수확 후 꼭지 유지, 제거에 따른 대추형 방울토마토의 품질 및 미생물 변화 (Changes of Postharvest Quality and Microbial Population in Jujube-Shaped Cherry Tomato (Lycopersicon esculentum L.) by Stem Maintenance or Removal)

  • 본 연구는 대추형 방울토마토 유통에 있어 과병과 꽃받침을 포함하는 꼭지 유지와 제거에 따른 내부품질, 외관상 품질변화와 미생물상에 미치는 영향에 대하여 알아보고자 수행하였다. 적색기 대추형 방울토마토인 '베타티니' 품종을 대상으로 꼭지 유지 또는 제거 처리 후 $20^{\circ}C$에 12일간 저장하면서 호흡량, 중량감소율, 색도, 경도, 가용성고형물함량, 산도 등의 품질과 일반세균수, 대장균군, 곰팡이수 등의 미생물 변화를 관찰하였다. 저장 12일 동안 중량감소율은 꼭지를 제거한 대추형 방울토마토가 꼭지가 유지된 무처리보다 더욱 낮았다. 꼭지 제거 처리가 꼭지 유지에 비하여 호흡량이 낮게 유지되었으며 꼭지 제거된 상처부위에 새로운 조직이 형성되는 것을 형태학적으로 관찰하였다. 가용성고형물함량, 산도, 과피의 hue angle값은 저장 8일 후 감소하는 경향이었고 꼭지 유지/제거에 따른 유의적인 차이는 없었다. 꼭지에 일반세균수, 대장균군, 곰팡이수가 많아 저장 5일 이후 꼭지에 발생하는 곰팡이로 인한 저장병해가 꼭지 유지 대추형 방울토마토 유통 시 저장수명을 짧게 하는 요인이 되었다. 꼭지 제거 대추형 방울토마토의 저장기간은 약 8일이었으나 꼭지 유지 방울토마토는 약 6일로 관찰되어 대추형 방울토마토의 꼭지를 제거하고 유통하는 것이 저장성 향상에 적합한 것으로 판단된다.

  • Recently, to the development of a highly information-oriented society to a large increase in dependence on power, Accordingly, it is need that active development and spread of preservation technology on accident prevention in operation electrical equipment. However, to lack of the use on maintenance technology of power equipment and to increase of power usage is growing deterioration of power equipment, this is a cause on casualties, property damage and the occurrence of disasters is a growing. GIS equipments which are operated from domestic except the equipment which manages from the big business are depend on a most visual inspection, and do inspection method or measuring instrument etc. a condition which is not supplied widely. Currently, many to measure instrument used in domestic is very expensive or foreign, it will be able to substitute this, the development necessity of the diagnosis technique and the measuring instrument is demanded.

  • Traditional housing must be conserved simultaneously with not only the building itself, but the circumstances of the surroundings. Hence, traditional housing should be developed as a product of a culture environment. However, most cultural properties have recently been treated as only a piece of property by irresponsible maintenance practices and damage placed on private traditional housing. Apparently, it has not always been a result of dweller's negligence. Thus, various policies must be needed to effectively preserve traditional housing. To do so, this study will indicate a new direction for the circumstance of preservation through cultural employment of traditional high-class housing as well as reduce maintenance and damage for dweller's convenience. Furthermore, this study will propose a renovation for popularization of Korean cultural assets through the gradual implementation of both economic value and public worth.

  • It is important to estimate the capability for the facilities and the condition of schools continually and correctly because the structure's life is remained more longer through the effective building control and preservation. In accordance with above of that, it is required to understand the knowledge about all matters at the stage of management for educational facilities and establish the procedure of the facility management consistently. This research suggests the method, which remains consistent and objective and deals with the total functional degree by following ㄴthe way to systemize the management plan of the facility estimation. The functional estimation of the existing facilities will be useful to make an plan for repair, maintain and checking of them as well as be the standard for remodeling and the educational facility duration, including long period project for building mending.
