기존 건축물의 운영단계 에너지효율 개선을 위한 관리 및 제도화 방안 연구 (A Study on the Institutionalization of Energy Efficient Operation and Maintenance Program for Existing Buildings)

  • Operational energy is the energy that is used during the occupancy stage of building life cycle. It is associated with relatively longer proportion of infrastructure's service life and can constitute 80-90% of the total energy. Assessing the energy use in buildings is essential since they are significant contributors to energy demand. In this regard, energy performance of buildings has become the focus of many regulations. This paper aimed to review the regulations about the energy performance of buildings during their operational stage in Korea. For energy efficient operation program for existing buildings, governments should implement policies and support voluntary programs that rely on collecting and managing building performance data and using this data to inform public and private-sector operation and maintenance strategies. Implementing these policies and programs requires tools and processes for collecting, curating, managing, analyzing, and publishing this data. Energy assessment tool, that is a data resource management tool that enables to assess energy use across the entire portfolio of buildings, is also required.

  • Recently, world-wide focusing on the interest for the reduction of greenhouse gas emissions associated with climate change and global warming, South Korea also has set up a national greenhouse gas reduction target and action plans seeking to achieve them. In particular, in the construction area, to encourage green building certification of the building and carbon labeling acquisition of building products, in order to reduce the environmental impact caused by the industrial activities have been in steady efforts. Therefore, this study estimates the life cycle carbon footprint of building construction materials applied to carbon emissions reduction technology and analyzes the results. Through the CO2 emissions analysis in construction phase and maintenance phase of the building, it provides basic resource for future research expansion and establishes a step-by-step whole life cycle carbon emissions reduction plan in new construction and existing buildings.

  • Construction projects are vulnerable to diverse internal and external factors, requiring systematic and consistent performance management along the entire life cycle of a project. In particular, urban renewal projects have a range of performance measures, including policy reconciliation and permits, project development, project financing, design, construction, and occupancy and maintenance. This requires a program-level megaproject approach, which integrates each stage of a project as well as variety of stakeholders' interests in pursuing a project from different perspectives. However, previous research on performance management has focused especially on the limited scopes of factors, including cost, quality, and schedule at the project level or on financial factors at the firm level. Given the lack of current approaches, this study suggests an integrated and systematic performance management scheme to control urban renewal megaprojects at the broadened perspectives of the program level. To this end, this study adopts the balanced scorecard approach and elicits key performance indices associated with various project configurations. Finally, an algorithm is presented for quantitatively assessing the level of performances along whole life cycle of urban renewal megaprojects.

공동주택의 라이프사이클 에너지와 이산화탄소 추정에 관한 연구 (A Study on the Life Cycle Energy and $CO_2$ in the Apartment Housings)

  • The environment has played a key role to improve the living condition and develop the industry. In building industries, we should consider the environment and mitigate the environmental affect. For mitigating the its affect, various areas of building technology have been developed and applied into filed work. In addition, the process in applying into field requires to conduct the assessment of the environmental affect and improve its applied technology. A lot of assessment methods are proposed in evaluate the building condition such as post-occupancy evaluation, life cycle management and life cycle assessment. Among these assessment methods, life cycle assessment is effectively utilized the environmental affect in building life cycle. Therefore, this paper aimed at analyzing the energy consumption and $CO_2$ emission in building life cycle, using the life cycle assessment and application of the example in apartment housing. This study shows that the maintenance and the production of building materials stage shares most of the amount of energy consumption and $CO_2$ emission and therefore plays an important role to planning the building in terms of the life cycle. Second, the other stages brings about a very small amount. It is important to decide the building shape and contents to mitigate the environmental affect in terms of material, volume, the pattern of the energy use and others.

고창 자연마당 조성사업 이용자의 중요도·만족도 분석 (Importance-Satisfaction Analysis of Users of Gochang Jayeonmadang Project)

  • 본 연구는 고창 자연마당 조성 사업지를 대상으로 자연마당 이용자들의 중요도와 만족도를 분석하여 향후 자연마당 조성사업 추진 시 이용자의 만족도를 높이기 위해 중점적으로 고려해야 하는 항목을 파악하고자 수행하였다. 6개 분야 20개 항목을 중심으로 고창 자연마당 이용자들의 중요도·만족도 분석 결과, 전체 항목에 대한 중요도 평균이 만족도 평균보다 높게 나타났다. 즉 전반적으로 중요하게 생각한 만큼 만족하지 못한 것으로 분석되어 향후 항목별로 만족도를 높일 수 있는 효과적인 방안에 대한 연구가 필요하다고 판단된다. 고창 자연마당 이용자들은 '청결 및 위생'을 가장 중요하게 생각하고 있으며 토지이용 및 동선 분야도 중요하게 생각하고 있는 것으로 나타났다. 특히 '수원(水源)의 수량(水量)', '습지 면적'과 같은 수환경의 양적 측면은 중요도가 낮게 나타났으나 질적 측면인 '수질'은 상대적으로 높게 나타났다. 또한 도시민에게 생태휴식공간으로 제공하는 자연마당 조성사업의 취지를 고려해 본다면 '환경교육 프로그램 제공'과 '환경정보 제공' 항목이 중요하지만, 실제 이용자들은 그 중요성을 인식하고 있지 못하는 것으로 나타났다. 중요도·만족도 분석 결과, '수질', '식생의 생육', '시설물의 관리' 항목이 높은 중요도와 낮은 만족도를 보여 신속히 개선되어야 하는 것으로 나타났다. 3개 항목 모두 유지관리와 관련성이 있어 자연마당 조성 후 유지관리에 중점적으로 노력을 기울이는 것은 물론 이러한 항목들의 유지관리를 고려한 계획 및 설계가 반드시 이루어져야 한다. 따라서 고창 자연마당의 이용자 만족도를 높이기 위해서는 '청결 및 위생', '수질', '식생의 생육', '시설물의 관리' 등 유지관리를 계획 및 설계 단계부터 면밀히 반영해야 하며 조성사업 이후에도 세심한 주의를 기울여야 한다. 이와 더불어 '접근성', '공간 배치 및 이용 효율성', '동선의 편리성' 등 이용자들의 이용 편의성을 높이는 데에도 중점을 기울려야 한다. 그리고 자연마당 조성사업을 비롯한 생태복원사업을 추진할 때 지역주민들에게 사업 목적 및 취지에 대한 적극적 홍보가 뒷받침되어 도시 내 생물다양성의 중요성에 대한 주민의 인식 증진도 같이 이루어져야 한다고 판단된다. 본 연구 결과는 자연마당 조성사업을 비롯하여 도시생태축 복원사업 등 다양한 생태복원 사업의 계획 및 설계, 시공, 유지관리 분야에 도입 및 적용할 수 있다. 그러나 본 연구가 고창 자연마당 조성사업에 한정하여 수행하였기 때문에 생태복원 사업으로 일반화하기에는 한계가 있다. 따라서 연구 결과가 생태복원 현장에 적용하기 위해 향후 다른 생태복원사업을 대상으로 중요도·만족도에 관한 추가 연구가 필요하다.
