  • The purpose of this paper was to find the apartment manager's general work, problems and opinion. 35 managers of multi-family housing which located in Kwangmyung city were interviewed during July, 1999. Questionnaire was consisted of questions which manager's opinion about their job boundaries. At the managerial standpoint, there was a perceived gap in expectation level about the manager's role between the manager and residents in multi-family housing complexes. The fact that the lack of interpersonal communication caused this gap was founded. Managerial rules and guidelines should be described in detail and be known by all residents. Specified guideline should be suggested regarding the boundaries of the manager's job, responsibilities and rights, and extra work beyond the management job in order to prevent conflicts or problems between the managing body and the residents. There guidelines also play an important role in solving the conflicts and problems in multi-family housing.

A Study for Professionalizlng of Multi-family Housing Manager (공동주택관리사의 전문직화를 위한 탐색적 연구)

  • The purpose of this study was to investigate the difficulty of doing job among housing manager. It might be Provide the basic opinion which could be used for professionalizing of housing manager. The survey had been made 156 housing manager in managerial situation of multi-family housing for sale(so called condominium). The analytical methods adopted in this study were frequency, percentage, 1-test, one-way ANOVA, post-hoc estimation(Scheffe test), correlation by the SPSS 10.1 for Windows program. The major findings of this study were as follows. First, it was revealed that many housing manager thought about Residents' Committee In the negative. Because housing manager considered that Residents' Committee interfered in housing manager's business, on the other hand they set a low value on Residents' Committee disposition and its knowledge about housing management. Second, it was founded that a lot of housing manager felt uneasy about his employment for the reason mentioned. Actually Residents' Committee exercised its influence over hiring as well as dismissing housing manager in any management alternatives. Third, it was necessary that synthetic plan might be prepared for housing manager to educate, to re-educate, to furnish information etc. about related in housing management for the specialization of housing management.

A Study on the Improvement of Supplement Education for Multi-family Housing Managers (공동주택 관리인을 위한 보수교육 개선에 관한 연구)

  • The purpose of this study was to make improvement plan of supplement education for multifamily housing managers. It had investigated a difficult degree of managerial work and troubles of education through questionnaires by 144 housing manager in Ulsan. Analysis methods adopted in this study were frequency, percentage, mean, one-way ANOVA by the SPSS 10.0 for windows program. The parts of evaluation tool were composed of maintenance, operating management, residential life management. The evaluation tool got contents through the documents research, present education contents and questions on the Internet. Likert summated scale(5 point) was used. The results of study showed that a difficult degree of managerial work in the residential life management was the highest. A difficult degree of maintenance work was the highest on the defect examination and decision of repair method of equipment facilities and construct frame. The degree of difficulty of the operating management was high on the homepage management through Internet and well-being progress of housing managers.

A Study on the Management Service Charge in Multi-Family Housing : The Opinions of the Residents and Housing Managers in Condominium (아파트의 입주자관리 서비스 비용 부과 방식에 대한 연구 - 분양아파트 거주자와 관리자의 의견을 중심으로 -)

  • The purpose of this study was to explore the attitudes about the management service charge in multi-family housing. Recently, increasing needs of urban families in residential housing management services were apparent in many studies, but the way that they charge for the management services was not dear. Research method was social survey with questionnaire from 484 residents and 84 housing managers of multi-family housing in Seoul and new town area. Research results showed that residents recognized the management services should be free of charge or imposed actual expenses, but managers recognized the management services as charged services. To provide efficient housing management services for residents in multi-family housing, human resources should be inputted. Therefore, this study suggested that the participation of residents in housing management service is recommendable as a way of lessen the economic burden of management service charge, but also to have an opportunity to interest in their community activities.

Prediction Model for Gas-Energy Consumption using Ontology-based Breakdown Structure of Multi-Family Housing Complex (온톨로지 기반 공동주택 분류체계를 활용한 가스에너지 사용량 예측 모델)

  • Global warming caused by excessive greenhouse gas emission is causing climate change all over the world. In Korea, greenhouse gas emission from residential buildings accounts for about 10% of gross domestic emission. Also, the number of deteriorated multi-family housing complexes is increasing. Therefore, the goal of this research is to establish the bases to manage energy consumption continuously and methodically during MR&R period of multi-family housings. The research process and methodologies are as follows. First, research team collected the data on project characteristics and energy consumption of multi-family housing complexes in Seoul. Second, an ontology-based breakdown structure was established with some primary characteristics affecting the energy consumption, which were selected by statistical analysis. Finally, a predictive model of energy consumption was developed based on the ontology-based breakdown structure, with application of CBR, ANN, MRA and GA. In this research, PASW (Predictive Analytics SoftWare) Statistics 18, Microsoft EXCEL, Protege 4.1 were utilized for data analysis and prediction. In future research, the model will be more continuous and methodical by developing the web-base system. And it has facility manager of government or local government, or multi-family housing complex make a decision with definite references regarding moderate energy consumption.
