광주.전남지역 대학생의 주거가치와 주거 만족도 (Housing Values and Satisfaction among University Students in Gwangju and the Chonnam Area)

  • The purpose of this study is to gather baseline data on perceived housing values and satisfaction rates among consumers with the aim of using this information for future planning. Self-administered questionnaires were provided to 1000 university students from Gwangju and the Chonnam area from 2007 October 8th to 30th. The collected data was used to conduct comparative and descriptive statistical analysis: factor analysis, cluster analysis, t-test, $x^2-test$ and one-way ANOVA. The main findings are as follows: Firstly, in relation to perceived house values, students identified three factors as important: pursuit of convenience, disposition toward individuality-orientation and consciousness of others. The respondents regarded convenience as very important, especially in regard to one's safety, health and location of amenities. Secondly, cluster analysis based on perceived house value revealed passive and energetic types. Students in the energetic type exhibited a tendency to prefer convenience, independence, and consciousness of others. Finally in terms of housing satisfaction, the respondents identified four factors as important: house quality, neighborhood environment, local socio-psychological environment, and location. Housing satisfaction was higher among students who lived in large or new houses, shared the same house with their family, and had a room all to themselves. Accoding to these findings, university students important value safety, health and environmental-friendliness in a house and they find location important. Therefore, future houses should reflect these wants.

  • The ultimate objective of this research is to develop the technologies for the construction of 100-year housing as the first task for improving housing environments. The technological development of 100-year housing makes it possible to advance construction technologies and part development, to develop long-life housing with durability and Flexibility responding to customers' needs for future living space. At first, for this purpose, the applications according to the types of the Standard Model of Long-life Housing are proposed to respond to the life-cycle of near-future demographic and social structure, and the construction of the Mock-up House execute based on the location selected during the 2nd year and the basic plan. Then the Standard Model of Long-life Housing are advanced and proposed through evaluating the field applicability of the Mock-Up House.

대도시권 지역의 미래 주택입지 선호도, 대구광역시권을 사례로 (Preference on the locations of Future House in Metropolitan Area, In Case of Taegu-si and Its Neighboring Areas)

  • 본 연구는 대학생들이 대도시권 지역에서 자신들의 미래 주택지를 어떻게 선택하는지에 대한 의사결정 과정을 분석하였다. 직관적 평가에 의한 일반적 기준의 중요도는 교통, 시설, 교육 사회, 자연환경 그리고 경계 순위로 나타나지만 개인들이 판단한 중요도 순위간의 일치도는 매우 낮다. 교통과 교육 사회에 대한 중요도 순위는 평균에 집중되어 있는 반면에 자연환경과 경계의 순위는 넓게 분산되어 있다. 주택입지 대안에 대한 선호도는 대구 중심과 교외의 중간입지, 대구교외 입지 그리고 대구중심 입지 순위로 선호되고 있다. 세부적 기준의 관점에서 입지 대안들의 선호도는 일반기준에 비해 다양성을 보이고 있다. 민감도 분석에 따르면 시설과 교통의 중요도가 증가하면 중심입지의 선호도가 증가하는 반면에 교외입지 선호도는 감소하고 있다. 이와 대조적으로 자연환경의 중요도가 증가하면 교외입지의 선로도가 증가하고 중심입지의 선호도는 감소한다. 경제의 중요도가 증가하면 종간과 교외의 입지에 대한 선호가 증가하는 반면에 중심입지의 선호는 감소하는 경향을 보이고 있다.

중년층의 여가활동 활성화 방안에 관한 연구 (A Study on the Activation of Leisure Activities for Middle-aged)

  • The purpose of this study is to grasp actual status and needs of leisure of middle age. The questionnaire survey is used, the subjects are middle age from 40$\~$50's living in seoul. The questionnaire consists of leisure conscious, leisure actual condition, leisure satisfaction and need. Frequency, percent, average, $x^2_test$ and ANOVA are used for data analysis. The results of this study are as following; First, leisure is necessary to elevate quality of life in terms of spiritual, psychological stability and physical health. Second, the subjects are not satisfied with current leisure for unsufficiency of leisure time, cost, facility and program. Third, present leisure behavior characteristics are restrictive and passive. In the near future, however, they showed desire to engage in fivers forms of leisure including active and participant leisure. Fourth, even though current main areas for leisure activity are in their house, they are more likely to change from in the house to around and near there house.

부산지역 매입임대주택의 입지 및 주택 내·외부 특성에 따른 주거평가 분석 (The Evaluation of the Purchase Social Housing on the Characteristics of Location and Housing in Busan)

  • 본 연구는 매입임대주택 거주민의 주거환경 평가를 통해 매입임대주택 거주자의 주거환경 만족도 결정요인을 실증적으로 분석하였다. 매입임대 주택은 현재 거주하는 지역사회에 지속적으로 생활이 가능하여 저소득층의 사회적 격리 현상과 슬럼화 방지 등의 사회적 배제현상이 적은 장점을 가지고 있다. 그러나 주택의 매입기준이 주거환경을 충분히 고려하지 못하는 문제점이 제기되고 있어 매입임대주택 주거환경에 대한 전반적인 평가가 필요하다. 우선, 매입임대주택 거주자의 주거환경 평가를 위해 주거환경 특성, 주거비 특성, 가구주 특성 등으로 구성하여 살펴보았으며 이를 바탕으로 매입임대주택 주거환경 만족도 결정요인을 주택입지 특성, 주택 내 외부 특성 등으로 각각 나누어 살펴보았다. 주거입지에 따른 주거만족도에 영향을 미치는 변수는 공공시설, 교육시설, 복지시설 등으로 나타났다. 특히, 복지시설 접근성의 만족도가 높을수록 매입임대 주택의 주택입지 만족도가 높아지는 것으로 분석되었다. 주택 내 외부 특성에 따른 주거만족도에 영향을 미치는 변수는 창호상태, 균열, 난방설비, 주택규모 그리고 주택관리 등에서 유의한 것으로 나타났다.

아파트 브랜드 선호도 요인 비교에 관한 연구 -수도권지역과 시 단위지역 중심의 선호도 비교- (The Research on the Preference Factors of Apartment Brand)

  • In the housing market, the construction company started to recognize the importance of the brand power since 1998. Many brand names of apartment construction company have newly formed and many apartments are representative of the brands of construction company by quality of apartment construction and service after hand apartment over to owner with many other elements of their brands. According to these trends in the housing market, it should be also interested in improving the value of brand name in apartment construction. The former researches have been achieved several topics in only a specific target market about the distinction of apartment's plan, the examination of preference, and the satisfaction survey of inhabitants etc. But construction company don't have developed any available marketing strategy according to construction location and regional characteristics. Nowadays, they should be interested in improving the value of apartment brand. Therefore, this research was conducted by interviewing and surveying preference factor, which factors are considered by consumer when consumers purchase apartment house, to compare the two regions such as Metropolis and Cities. The purpose of this research is to provide the preference trend of apartment house in the future to construction company by comparing consumer's preference examination.

공동주택 리모델링 사업성 평가방법에 관한 연구 (A Study on the Method of Feasibility Study for Remodeling Apartment House)

  • 본 연구에서는 헤도닉 모델을 활용한 공동주택 리모델링 사업성 평가방법을 제안하고자 한다. 공동주택 헤도닉 모델을 구성하기 위하여 공동주택 가격에 영향을 미치는 위치, 평형, 평면, 조경, 주차, 설비성능, 인테리어, 경과년수, 단지규모 등 9개의 독립변수를 설정하고 서울시내 25개구의 공동주택가격을 평형으로 나누어 평가데이터를 바탕으로 다중회귀분석을 실시하였다. 본 연구에서 구성한 공동주택 리모델링사업성 평가모델을 이용하여 기 시행된 공동주택 리모델링 사례에 적용한 결과 실제상황과 유사한 것으로 검증되었다.

  • This study aims to evaluate the feasibility of remodeling business by predicting the future price of apartment house after remodeling using Hedonic Price Model. The data concerning such 9 independent variables as location, unit size, unit plan, landscape, parking, the number of elapsed years after completion, number of units, mechanical performance, interior from 25 regions in Seoul metropolitan city were collected and evaluated by established evaluation criteria. The coefficients affecting the price of apartment unit were made by Ivay of linear multi-regression and put into Hedonic Price Model. The feasibility evaluation model for apartment was made and verified by data of remodelled apartment. The predicted results using suggested evaluation model coincide with actual apartment market situations.

지역사회 여가시설 개발을 위한 주 5일 근무자들의 여가행태 분석 연구 (A Study on the Characteristics of Leisure Behavior of the Five-Day Workweek Company Employees for Developing Leisure Facilities in Residential Environment)

  • The purpose of this study was to investigate the characteristics of leisure behavior of the five-day workweek company employees for developing leisure facilities in residential environment. The questionnaire survey was used. The subjects of questionnaire survey were 247 staffs of 4 banks. The questionnaire consisted of leisure time, the cost of leisure, consciousness of leisure, actual condition and need of leisure activities and spaces, leisure satisfaction and limitation on leisure. Frequency, percentage, and mean, correlation, $x^2-test$, and factor analysis were used for data analysis. The major results were as follows. 1) Leisure is necessary to strengthen the unity of family and cultivate the sentiment. 2) The degree of satisfaction of leisure facilities was lower than neutral. The satisfaction of leisure facilities related with cost, time of leisure, information of leisure facilities and program, and leisure environment. 3) Present leisure behavioral characteristics were restrictive and passive. However, the subjects showed hopes to increase their leisure activities and to engage in diverse forms of leisure in the future. Also, they showed an increased desired ratios in participating in each leisure activities. 4) In terms of location, they needed leisure facilities which was closer to their house.
