Purpose: We would like to identify the appropriate size of stores in the commercial district suitable for the era of low growth. In addition, it is intended to present alternatives to prevent gentrification along with measures to revitalize commercial districts according to the selection of appropriate stores. Research design, data and methodology: The importance and commercial district usage patterns were identified through surveys by consumers and sellers. the demand and size of the commercial area were calculated based on the floating population and resident registration population. In addition, based on this, through metric analysis, the importance of the business district activation plan and what important matters can prevent gentrification were analyzed. Result: In this the study, 555 stores are currently operating in the target area, but it is seen as a commercial district with a scale that can operate 136 stores and 938 stores. In addition, it was analyzed that the Commercial Lease Protection Act needs to be strengthened to prevent gentrification. Conclusions: Due to the nature of small and medium-sized cities in Korea, commercial districts that have once lost their resilience must take much effort to find vitality. It is believed that local commercial districts will have resilience when diagnosis and recovery measures are adequately presented.
The Legal Floor Area Ratio (L-FAR) has been used as a major urban planning tool for efficient management of land use, landscape, and density. The Developed Floor Area Ratio (D-FAR) in each parcel is realized by such physical and institutional factors as urban tissue, local characteristics, and zoning with the L-FAR. The Achieved Floor Area Ratio (A-FAR), the ratio of the D-FAR to the L-FAR, is the relationship between realized density and the intended/desired outcomes of the regulations. The A-FAR informs the efficiency of L-FAR and its effect on parcels, and is an indicator of the demands of real estate developments under the zoning regulation. This study used detailed data of each parcel's characteristics, including parcel size, road width, and the number of roads bordered by a parcel, to identify the influencing factors on A-FAR. This analysis confirmed that the parcel size has a non-linear negative effect in the residential zone but a linear positive effect on A-FAR in the commercial zone. The width of the parcel's frontage in the commercial zone has a positive effect on the value, while in the residential zone the narrower width has higher A-FAR. In Seoul, the residential zone has higher A-FAR than the commercial zone, which means that the former has a relatively higher development pressure but a lower designated L-FAR. This result reflects that Seoul's residential zone absorbs the demand of commercial uses because of the significant permitting of mixed land use and has high-density residential buildings.

This research measured and visualized the spatial dependency and the spatial heterogeneity of the small business in Cheonan-si, Asan-si with $100m{\times}100m$ grids based on global and local spatial autocorrelation. First, we confirmed positive spatial autocorrelation of small business in the research area using Moran's I Index, which is ESDA(Exploratory Spatial Data Analysis). And then, through Getis-Ord $GI{\ast}$, one kind of LISA(Local Indicators of Spatial Association), local patterns of spatial autocorrelation were visualized. These verified that Spatial Regression Model is valid for the location factor analysis on small business commercial buildings. Next, GWR(Geographically Weighted Regression) was used to analyze the spatial relations between the distribution of small business, hourly mobile traffic-based floating population, land use attributes index, residence, commercial building, road networks, and the node of traffic networks. Final six variables were applied and the accessibility to bus stops, afternoon time floating population, and evening time floating population were excluded due to multicollinearity. By this, we demonstrated that GWR is statistically improved compared to OLS. We visualized the spatial influence of the individual variables using the regression coefficients and local coefficients of determinant of the six variables. This research applied the measured population information in a practical way. Reflecting the dynamic information of the urban people using the commercial area. It is different from other studies that performed commercial analysis. Finally, this research has a differentiated advantage over the existing commercial area analysis in that it employed hourly changing commercial service population data and it applied spatial statistical models to micro spatial units. This research proposed new framework for the commercial analysis area analysis.

Due to COVID-19, the external activities of urban residents have greatly shrunk, causing a lot of damage to the commercial district, such as a decrease in population and sales. The downturn in commercial districts means the collapse of the infrastructure of the national economy, and can have serious side effects on the local economy and individual lives. Therefore, it is necessary to look at the alley commercial area, which is closely related to the national local economy, and pay attention to the damage and stagnation of the alley commercial area where small business owners are concentrated. The purpose of this study is to classify alley commercial districts into growth commercial districts and decline commercial districts by using commercial sales time series data and DTW time series group analysis for the pre- and post-COVID-19 period. The main findings of the study are as follows. First, using the time series data on commercial sales before and after COVID-19, the alley commercial districts were divided into growth commercial districts and decline commercial districts, and it was confirmed that the distribution of growth commercial districts and decline commercial districts was regionally different. Therefore, it is necessary to actively manage commercial districts in areas where many declining commercial districts are distributed, and it is required to prepare policies for each region in consideration of the spatial distribution of declining commercial districts. Second, during the COVID-19 period, face-to-face essential industries, density of guest facilities, and population density negatively affected the sustainability of commercial districts, which is the opposite of previous studies. This is the result of empirically confirming the specificity of the COVID-19 period and the negative effects of the integrated economy, and can be used as basic data for effective commercial district management and policy preparation in the event of a national disaster in the future. Third, the characteristics of the background of the commercial district had a significant effect on the sustainability of the commercial district, and the negative effect of the attracting facilities inducing population concentration in the background area was found. This suggests that it is necessary to consider the characteristics of the background as well as the inside of the commercial district when establishing policies to revitalize the commercial district and support small business owners in a national disaster situation.
Based on an analysis of the characteristics of "Ecute" of the East Japan Railway Company (JR East) that planned the world's first large scale commercial facilities inside a ticket gate (paid-area including waiting room and platforms), the present study proposes a brand development of commercial facilities inside aged railway stations, where only basic railway business have been provided focusing on passenger transportation, by renewing the definition of railway commercial facilities and presenting a detailed planning and the direction of the operation system. A list of practical tasks that can be carried out in academia, planning and operation / management to facilitate the revitalization of the use of commercial facilities inside railway stations are as follows: 1) the setting of a wide scope for the revitalization of railway commercial facilities around the railway station focusing on private-funded stations in addition to existing stations; a setup of the direct scope of commercial development in the practical railway operation for passengers and stations in terms of external research, and a corresponding shift in thinking in terms of internal research 2) development of under used spaces such as the transfer area (Gongdeok Seoul Wangsimri Station are first target stations where more than four subway lines intersect) 3) brand establishment through improvement strategies for image and symbolism specialized for railway stations 4) rent of suitable business stores and layout of commercial facilities by analysis of passenger move pattern 5) development of commercial facilities which can attract customers by displaying various products, as well as finding a way to develop them in to a base facility that connects to local infrastructures 6) providing advertisement and management system for continual maintenance, and 7) brand specialization through unique storytelling and design plan that stimulates sensibility. The above study results can be utilized as a starting point for design brand awareness about commercial facilities in railway stations in Korea, which can be developed further to improve station image and passenger convenience, as well as to increase the revenue of railway businesses.

This research focused on the improved alternatives of the ordinance which practically control the open space in-situ, public open space and landscape construction related to city landscape for the healthy physical and mental life of the city dwellers. The contents of the study are as follows: 1. The special law of Landscape Architecture should be legislated. 2. The portion of landscaping should be changed by up-grading in the Ordinance of Landscape area and planting and the terms of landscape Facilities should include the ecological aspects in it's contents in the law. 3. The administration of local governments should actively lead and support the dwellers to make the roof gardens and the window gardens in the building area of cities or commercial districts which have relatively low rate of green space. 4. Any new construction and restoration of the buildings with preservation of the natural environment and creation of public open space should be given incentive and Set-back space in aesthetic area should have appropriate planting area and facilities in it. 5. Organizing professional landscape evaluation committee and composing evaluation standards are very important because of the contemporary proposition of the establishment of the establishment of ecological space and conservation of urban natural space. Because of the characteristics of Landscape Architecture, the Provisions of landscape Architecture Design and landscape architecture supervision of the specialist should be legislated and the Landscape Architectural Organization should be established within the Government.
This study investigates the kimchi from Jangsu area (JSK) and its comparison with commercial kimchi (CMK). We conducted a sensory evaluation for the pH, titratable acidity, salinity, hunter's color values and mechanical characteristics of kimchi. The pH of JSK is significantly higher than CMK throughout the fermentation (p<0.001). At 15 days, JSK reached the stage of optimal maturity for pH 4.23~4.55 and CMK showed pH 3.96~4.00 as conditions after the optimal maturity (p<0.001). From the results of acidity analyses, CMK also showed higher acidity values than JSK (p<0.001), indicating that the rate of fermentation progress was faster in CMK. Salinity of JSK was a litter higher than CMK1 and CMK2 (p<0.001) and JSK indicated significantly higher L, a, b values during fermentation (p<0.001). Moreover, the textural values were significantly higher in JSK2 and JSK3 retaining hardness of the tissues. In the sensory assessment, the color, flavor, crispness, taste, and overall preferences were higher in JSK3 at 15 days and 30 days than CMK. Therefore, it seems necessary for recipe developments of kimchi with local characteristics in order to industrialize kimchi by using alpine crops at Jangsu area.
Local area festivals have grown on a scale for the past 20 years, but have suffered ups and downs. Through the trial and error of the festival operation, problems such as prediction of the number of visitors, planning of event scale, calculation and expansion of sales volume, and management of various participants in the duration were highlighted. To solve, this study designed and developed a mobile payment system and festival operation management system for local scale festivals as a platform operating system of web and app combined. The results of this study presents four basic functions. It includes ticketing management, attendance identification and entrance control, charge of festival currency and use of payments, real-time provision and management of related information, and performance reporting for each role. It was applied to local festivals in practice as to enable local shop owners to participate in advertisements or sponsorships and confirmed their contribution to local commercial market and the revitalization of festivals through this system.
Recently, biomass application for energy is getting more interests from many countries since biomass is widely available over the nation wide, whereas fossil fuels are produced in several limited regions. Recognizing the importance, government is promoting renewable energy use in Korea. The locational characteristics of the existing biomass potential directly can be used to decide scale of power plant for local agricultural facility. Although there are a few studies on feasible biomass potential in local areas, it is expected that both government and commercial sectors recognize the potential of biomass energy and the importance of reducing greenhouse gases. When planning biomass energy systems, biomass price is determined by the costs of collection, transportation, chipping, drying if required. In this paper investigates the economic and spatial characteristic of biomass location by land use map. However typical area of each categories in local region is not correct to agricultural census data. Therefore we concerned about how to calculate feasible biomass potential which it can be describing total amount of plant scale, and to match both of data. Even though its spatial distribution, in rural area in Korea, to expand biomass energy programs in the area, government serve to find areas of higher biomass production with suitable locations for plants to convert to bio-energy in order to increase the usage of renewable energy.
An experiment was conducted to investigate the effects of feeding fresh cassava roots on the performance and carcass quality of pigs raised from $15{\pm}1kg$ to 85 kg live weight. Fresh unpeeled cassava roots were chopped into chips and offered separately along with a protein concentrate made up of copra cake and meat and bone meal, and a local mineral-vitamin premix. Commercial pig grower and finisher diets served as control. A total of 24 pigs were used in an incomplete randomized split-plot design experiment. Pigs fed fresh cassava-based diet grew as fast, 0.78 vs 0.77 kg/day, and were as efficient, 3.74 vs 3.77 in converting feed into body weight gain as those fed the commercial control diet. Similarly, there were no differences in carcass quality measured in terms of dressing percentage, 77 vs 77; backfat thickness, 2.76 vs 2.78 cm; loin eye muscle area, 29.2 vs $29.1cm^2$ and in the relative proportions of the different carcass cuts between the two dietary treatments. The use of fresh cassava along with the protein and the local mineral-vitamin premix however, resulted in lowered total feed cost and cost per unit of live weight gain. It is concluded that fresh cassava roots can be fed along with copra cake, meat and bone meal protein concentrate and a local mineral-vitamin premix to fattening pigs with no adverse affects on performance and carcass quality.
