  • Now it is a difficult situation to compare the apartment houses expenses with the others because of showing the difference according to several facts such as the location, the time of completion, the number of households, the heating system and the management system. So tenants who do not know related information cannot know whether the management expenses which they are put to expense is fair or not. Therefore firstly, this study presents cost breakdown system with investigating and analyzing the management expenses levy system of the apartment locating the city of Seoul. Secondly, this deduces problems and presents a remedy with analyzing cost management business procedure.

Economic Valuation and Valuating Properties on the Architectural Aesthetic through the Contingent Valuation Method (가상가치법을 통한 건축미의 경제적 가치추정 및 가치부여 특성)

  • The purpose of this study is to estimate the economic value of architectural aesthetic using the contingent valuation method and to analyze the value-giving characteristics. The site survey was conducted based on the scenario of Dong-daemun Design Plaza, which is recognized as a work of outstanding architectural aesthetic. Based on 307 opinions collected, the main results are as follows: First, it could be confirmed that the higher the level of architectural aesthetic, the higher the payment amount was. The result of estimating the value of the architectural aesthetic on the basis of the fixed amount levy showed that the average payment amount was 8,859 won per person. The average payment amount was 13,014 won per person when the rejector of payment was excluded. The value of architectural aesthetic was about 13.72% of total construction cost. Second, free riding, which occurs mainly in the measurement of the value of public goods or environmental goods, appeared. This tendency is stronger in the elderly than in the younger, and in the differential amount levy than in the fixed amount levy. Third, the extreme subjectivity of architectural aesthetic value could be confirmed. While there are a lot of extreme denials of payments such as 0 won, the high-income was willing to pay a substantial amount. Fourth, it was confirmed that income factors was partly involved in the measured value.

An Empirical Study on Emotional Intensity and the Influence of Product Involvement in the Context of the Integrative Framework

  • A model is proposed for the role of emotional intensity of a web site, and the moderating influence of product involvement, in the Integrative Framework of persuasion (Meyers-Levy and Malvaiya 1999). The model also appropriately operationalizes the constructs emotional intensity of a web site and product involvement The three routes to persuasion, Central, Peripheral, and Experiential correspond to high, moderate, and low involvement (Meyers-Levy and Malaviya 1999). The involvement construct is measured from message recipients using the Personal Product Inventory (Pill, which was developed to capture the concept of product involvement (Zaichkowsky 1985). The conceptualization of the Personal Product Inventory is a contextrree measure that also has robust psychometric properties when applied to advertisements (Zaichkowsky 1994). The propositions highlight the expected importance of emotional intensity of a web site. The moderating influence of product involvement is also proposed. Specifically, what this work proposes is that the emotional intensity of a product site has a larger impact on attitude change under low product involvement, as opposed to moderate product involvement. Support for this reasoning can be found in the persuasion literature (Petty et al 1986). The Petty et al (1986) frame work is a dual process descriptive and predictive frame work in the area of altitude formation and change. Recently, Myers Levy and Malaviya (1999) have proposed a tri-process framework. This is in tum based on the dual process model of Petty et al. (1986). The study outlined in this paper aims to deepen the Meyers Levy and Malaviya (1999) and frame work. The propositions outlined in the model are empirically tested using a repeated measures experimental design. The emotional intensity is measured using a scale that is based on experts judgments. Using a paired comparison t-test two sites are determined to be of high and low emotional intensity. The model is tested using a repeated measures experimental design. The first independent variable Emotional Intensity of the site is manipulated. The Second independent variable, Personal Product Inventory is measured. While, the dependent variable, product altitude change will also be measured. Utilizing Analysis of Variance (ANOVA) the data is analyzed using SPSS. The results suggest that besides the rational content of messages their emotional content can also influence attitude change. Specifically, it is proposed that the manipulation of emotional intensity of a product Web site has a greater impact on product altitudes under high and low product involvement conditions, rather than moderate product involvement. However, the results for product involvement as a continuous variable has a p value of 0.09. Further, the results for three levels of product involvement were far from significant. For two levels of product involvement also, the results were insignificant, the p value approached 0.20. This evidence indicates that it is premature to conclude that there are three routes to persuasion. A caveat, however, must be added, in that the manipulations may not have been strong enough to test the proposed hypotheses. Further, undoubtedly, there is unequivocal evidence the emotional intensity of a product Web site, as measured here, has a direct impact on product attitudes.

  • 이전에 수행된 연구에서 인간의 이동 패턴은 Levy flight 행동을 보인다고 알려져있다. 그러나 우리의 경험적 지식을 바탕으로 생각해 볼 때 인간의 이동 패턴을 Levy flight 행동만 가지고 나타내기에는 한계가 있어 보인다. 인간의 이동 패턴은 주위환경, 시간, 개인의 습관, 그리고 사회적 지위 등에 따라 서로 다른 모양을 보인다. 즉, 인간 이동의 형태를 파악하기 위해서는 좀 더 다양한 정보가 있어야만 인간 이동의 패턴을 사실적으로 모델링 할 수 있다. 인간의 이동 패턴을 사실적으로 모델링하기에 필요한 정보를 얻기 위해서 상향식 방법(Bottom up)으로 우선 실제 이동 패턴을 분석하여 모델링에 필요한 정보를 추출하고 다시 그 정보를 검증하는 과정으로 모델링에 필요한 정보가 구체적으로 나타나게 될 것이다. 이에 실제 인간의 이동 패턴을 분석하기 위해 아무런 매개변수 없이 개인의 GPS 데이터를 바탕으로 위치정보만을 가지고 군집화(Clustering)를 하게 되면 특정 위치에 대한 군집이 생성된다. 이러한 군집이 나타내는 것은 자주 머무는 지역, 이동 경로 등이 될 것이다. 본 논문에서는 인간의 이동 정보인 GPS 데이터를 가지고 EM 군집화를 통하여 생성된 군집을 통해 인간의 이동 패턴을 분석할 것이다.

A coupled Ritz-finite element method for free vibration of rectangular thin and thick plates with general boundary conditions

  • A coupled method, that combines the Ritz method and the finite element (FE) method, is proposed to solve the vibration problem of rectangular thin and thick plates with general boundary conditions. The eigenvalue partial differential equation(s) of the plate is (are) first reduced to a set of eigenvalue ordinary differential equations by the application of the Ritz method. The resulting eigenvalue differential equations are then reduced to an eigenvalue algebraic equation system using the finite element method. The natural boundary conditions of the plate problem including the free edge and free corner boundary conditions are also implemented in a simple and accurate manner. Various boundary conditions including simply supported, clamped and free boundary conditions are considered. Comparisons with existing numerical and analytical solutions show that the proposed mixed method can produce highly accurate results for the problems considered using a small number of Ritz terms and finite elements. The proposed mixed Ritz-FE formulation is also compared with the mixed FE-Ritz formulation which has been recently proposed by the present author and his co-author. It is found that the proposed mixed Ritz-FE formulation is more efficient than the mixed FE-Ritz formulation for free vibration analysis of rectangular plates with Levy-type boundary conditions.

Stochastic analysis of external and parametric dynamical systems under sub-Gaussian Levy white-noise

  • In this study stochastic analysis of non-linear dynamical systems under ${\alpha}$-stable, multiplicative white noise has been conducted. The analysis has dealt with a special class of ${\alpha}$-stable stochastic processes namely sub-Gaussian white noises. In this setting the governing equation either of the probability density function or of the characteristic function of the dynamical response may be obtained considering the dynamical system forced by a Gaussian white noise with an uncertain factor with ${\alpha}/2$- stable distribution. This consideration yields the probability density function or the characteristic function of the response by means of a simple integral involving the probability density function of the system under Gaussian white noise and the probability density function of the ${\alpha}/2$-stable random parameter. Some numerical applications have been reported assessing the reliability of the proposed formulation. Moreover a proper way to perform digital simulation of the sub-Gaussian ${\alpha}$-stable random process preventing dynamical systems from numerical overflows has been reported and discussed in detail.
