  • To make more beautiful and exciting scenery of a city, the design of private buildings has to be controlled in a way to improve the public amenity by the proper design of buildings ensuring views to natural assets in the city. And it is important to provide an urban landscape solution, while solving the afflictions of architects between their dream in individual architecture and the significances of Urban landcape as a whole. This research is based on the survey of the experts and public officers in the field of Urban landcape planning and administration in Gwang-ju City and Chonnam Province in Korea. The search reveals the following fact. Comparing the fact that some of foreign countries have proper systems of planning, regulations, guidelines, and design awards for the improvement of Urban landcape long time ago, the systems of Urban landcape planning and related administration in Korea is still in a primitive stage, due to the lack of the consideration of local characteristics and resources, variety of solutions, and setting of goals and objectives. Consequently, public enlightening of the importance of Urban landcape and the development of relevant contents in Urban landcape planning and administration are mostly required, to build up the system that can allow people to live in beautiful and good scenery of a city.

아파트 구매자가 인지하는 위험유형에 관한 연구 - 전주지역을 중심으로 - (A study on the Types of perceived risk in consumer's purchasing public apartment)

  • The central problem of purchasing houses is choice, which is accompanied by perception of risk. Perceived risk is defined as a risk perceived by a consumer subjectively in choice situations. The components of perceived risk are uncertainty and consequence. There are seven types of perceived risk in purchasing houses. Those are financial risk, functional risk, social risk, psychological risk, physical risk, time risk and future opportunity lost risk. The empirical survey about comsumer's purchasing Public Apartment suggests : 1) In general, rspondents perceive relatively high risk in purchasig Public Apartment. 2) Of seven risk types, financial, functionalm, future opportunity lost, time, and social risk correlate highest with overall perceived risk and explain the variance of it. 3) Physical and psychological risks don't correlate significantly with overall perceived risk. From the findings in empirical analysis, consumers are recommended to device riskreduction activities in purchasing Public Apartment. 1. Active information search is needed in purchasing Public Apartment in order to reduce overall perceived risk. 2. Housing concept should change from ownership to rental thinking. 3. Consumers should be accustomed to Housing Loans by bank. 4. Purchasing goals should be established clearly before purchasing houses. 5. Careful deliberation is required and informations from personal sources are useful.

사찰불전의 전간개방 창호 형식변화에 관한 연구 (A Study On the Transformation of types of Windows and Doors with Full-Openable Bay size in Korean Buddhist Temples)

  • A transitional trend of architectural elements which would happen naturally in a building may be a cue to the changes of the times. In this respect, this study is to investigate the transformation of types of windows and doors with the full-openable bay size in Korean Buddhist Temples and search for transitional process on types of windows and doors according to the flow of the times. As the results of this study, the following conclusion could be obtained. 1. The type of bunhap(connected door frame) Deul E-Yul-Gae doors + Deul E-Yul-Gas (life up) single windows would be changed from windows of a bay just beside a on the transition that the whole would be altered into the same type. 2. The type of Bunhap (connected door frame)Deul E-Yul-Gae doors + Bunhap (connected door frame) Deul E-Yul-Gae doors would be changed into Bunhap swinging doors that the whole of windows and doors could be opend very easily. 3. The type of Bunhap swinging doors + Bunhap swinging doors would be seen in the transition that windows and doors would be altered separately due to the exchange from window and doors of one of a middle bay or a bay just beside a middle bay to swinging doors and etc.

커뮤니티 활동의 주민참여에 대한 광주시민 의식 조사 (Citizens' Perception on Resident Participation in Community Activities of Gwangju City)

  • Citizen participation or resident participation is perceived as an effective way to correspond to the diverse urban problems, especially in the area of residential environment improvement projects and community activities. As the leading city of the Honam region and a core middle city leading the development of the southwestern region, Gwangju city is planning and under-developing new Housing Complexes and Urban Renewal Projects. The purpose of this study is to identify the perception of Gwangju citizens on resident participation in community activities to suggest diverse strategies for improving quality of citizen's life and making better living environment. For the research purpose, 1,380 questionnaires were distributed to the Gwangju citizens who live in 5 autonomous districts -Dong-gu, Seo-gu, Nam-gu, Buk-gu, and Gwangsan-gu- and 601 were used in data analysis. Although citizens in Dong-gu showed the lowest settlement consciousness, they required the highest level of need for resident self-help activities. Contrastingly, Seo-gu showed the highest level of settlement consciousness and the lowest need for resident self-help activities. Based on the results, high quality community facility should be provided to promote residential satisfaction and consciousness of residential participation and self-help activity must be improved. And also, diverse strategies for resident participation including development of resident education programs and search for regional resources should be covered in further research.

거주자들의 참여 디자인 방법에 관한 연구 - 공동주택 입주시점의 개조행위를 통한 - (A Study on the Residents' Participation Design according to the Remodeling right before Moving in Apartments)

  • This research alms to understand the residents' actual conditions and reasons for remodeling in order to search for the desirable participation design methods, under the assumption that the remodeling of apartments by their current residents is a problem. The subjects of this research are residents of mixed-used apartments supplied via the fitting form housing supply methods recently. The results are shown below. First, the reasons for remodeling by the current residents we expansion of Interior space and change in interior atmosphere. Positive participation of the residents in the design decision is high and this remodeling problem is easily solved. Second, based on the Habraken's SAR theory, supports units and variable units were separated and in each process rational and systematic design methodologies according to the role and responsibility of the residents were observed. Third, considering the great level of remodeling right before moving in, there is a need for the variable housing supply methods of residents to easily participate in the design, construction, and supply of the apartments. Through the participation of the residents In the apartment design process will not only solve the problem of repeated apartment remodeling, but also accommodate the various needs of the residents.

도?주부의 Life Style에 따른 승용차 정보탐색활동에 관한연구 (A Study on Automobile Information Search Activity According to Urban Housewives' Life Style)

  • The Purpopse of this study are to classify the lifestyles of urban housewives with automobiles living in Gwangju to see their relationship between lifestyle and demographic social and econo-mic variables and to see the relationship between lifestyle and prepurchase information search activity. For these purpose a survey was conducted using questionaires on 410 The data was collected from March 8 to March 20 1993 and analyzed by factor analysis cluster analysis Duncan test {{{{ chi ^2 }} }}- t e s t a nd ANOVA. The findings are classified into 7 types: enjoyable convenience type (15.6%) conservative sound and thrifty type(17.3%) rationative type (13.2%) thrifty life type (11.0%) passive-inactive type(8.3%) fashion-pursuity type(12.9%) 2) The lifestyles of he respondents showed significant difference according to their age education level employment status. length marriage consumer education and type of housing. 3) The lifestyles of the respondents showed a difference only automobile attitude While showing no significant difference by automobile size information sources of automobile priority of automobile attitude and time spent in searching information The lifestyle of respondents showed a difference by automobile price size quality secuity warranty service and maintenance cost. 4) Among the lifestyle patterns of the respondents the passive-inactive type and rationative typ were positive about all the prepurchase information activity of automobile.

아파트가격지수와 네이버 트렌드지수 간의 연관성 (The Relationship between Apartment Price Index and Naver Trend Index)

  • 본 연구에서는 '아파트 가격'과 '인터넷 검색량' 간의 관계를 분석하였다. 선행 논문들이 '공표된 아파트 가격'과 '인터넷 검색량' 간의 관계만을 검정했던 것에 비해, 본 논문은 '공표된 아파트 가격'을 '본질적 가격 요소'와 '일시적 가격 요소'로 구분하여 '본질적 가격 요소와 인터넷 검색량' 간의 관계, '일시적 가격 요소와 인터넷 검색량' 간의 관계에 대해서도 분석했다는 것이 선행 연구들과의 차별적 측면이다. Granger 인과관계 분석 결과를 보면, '공표된 아파트 가격'과 '인터넷 검색량'이 서로 양방향의 Granger 인과관계를 갖는 것으로 나타났다. 선행논문들에서 연구가 이루어지지 않았던 부분으로서, 아파트 가격의 추세 요소인 '아파트 본질적 가격 요소'도 '인터넷 검색량'과 피드백적 관계를 보였다. 그리고 '아파트 일시적 가격 요소'는 '인터넷 검색량'에 대해 선행관계를 갖는 것으로 나타났다. 아파트 일시적 가격 요소도 인터넷 검색량과 관계가 있다는 것은 아파트시장 참여자들의 '일시적 심리적 측면, 과잉반응에 의해 발생되는 가격 요소'도 인터넷 검색량에 영향을 준다는 것을 의미한다. 본 연구 결과는 아파트 가격의 움직임이 시장참여자들의 관심에 영향을 준다는 의미를 제시하며, 부동산시장 분석 등에 있어서 가격의 움직임, 인터넷 검색량과 같은 자료를 활용해야 한다는 의미를 갖고 있다.

시맨틱 검색 기반의 부동산 지식 정보시스템 설계 (Design of a Real Estate Knowledge Information System Based on Semantic Search)

  • 주택유형 중 아파트의 비중이 지속적으로 증가하고 있으며, 자산가치 중 하나로 아파트가 중요하게 평가받고 있다. 또한 인터넷과 같은 정보시스템을 이용한 정보검색이 활발한 상황이다. 그러나 지금까지 부동산 정보시스템에 대한 사용자 만족도가 높지 않고, 부동산 검색의 효율성을 증가시킬 수 있는 시스템적 접근이 부족한 실정이다. 본 연구에서는 이러한 아파트의 자산가치를 평가하는 세부적 요인이 무엇인지를 기존의 문헌을 통해 정리하였으며, 이러한 세부적 요인을 검색조건으로 통합 고려할 수 있는 지식정보 시스템을 설계하고 개발하는데 목적을 두었다. 가격, 면적 뿐 아니라 학군과 주거의 편리성, 주택관리의 용이성을 함께 고려하여 사용자가 선호하는 아파트를 검색결과로 도출해 주도록 설계하였다. 검색조건에 대한 선호도를 분석하기 위해 공인중개사로 구성된 전문가 집단을 대상으로 설문조사를 실시하였으며, 결과를 AHP 기법으로 분석하였다. 또한 본 지식정보시스템은 매수인의 입장에서 가장 편리하게 이용할 수 있도록, 사람이 사용하는 부동산 검색조건을 기계가 이해할 수 있는 시맨틱 웹 검색기반의 정보시스템으로 구성하였다. 이를 위해 아파트 온톨로지를 구축하여 아파트 정보에 대한 다양한 용어를 표준화하였다. 부동산 지식 정보시스템의 전체 아키텍처를 설계한 뒤, 실제 아파트 매물 정보를 이용하여 검색질의를 하였으며, 검색결과를 다요소 의사결정 (Multi-attribute Decision Making)을 통해 분석하였다. 다요소 의사결정을 통해 전문가 집단과 매수인의 선호도에 가중치를 부여하였으며, 검색 후 엔트로피(Entropy) 분석을 통해 사용자가 만족하는 아파트 후보지를 검색결과로 도출하였다. 이를 통해 매수인의 아파트에 대한 가치만족도는 높이면서 탐색비용을 절감시킬 수 있을 것으로 기대한다.

  • This paper is a study of rural settlement and housing planning in Jeongsun-Gun Kangwon Province. The method of survey to look in spot and interview, the present condition, and of the rural settlement of among the mountains. This study lays emphasis on three ri of dongmyeon Jeongson-Gun, Kangwondo retaining their present form relaytively through sample survey. Site plan of rural settlement of investigation subject involve the rural settlement in which is to search the arrangement, plan and spacial characteristic of rural settlement of among the mountains. Accordingly this study clarify the changed shape and form of rural settlement of among the mountains by selecting and put on record an scattered along.

  • Contemporary Architecture is showing many aspects on the ground of ecological paradigm, while, searching for a new architectural direction to make importance of environment that has been still little accounted of a subject of discussion. And 'sustainability'will become a central concept of a Contemporary architectural topic, continuously. With a demand of the time, ecological inclinations have been started to develop a collective low-rise housing project. It is going to expands several fields, but for reasons of social economic activity for human fundamental being, potentialities of basic problem solution are enough for ecologyㆍenvironment, but distinct direction and measures are still not obvious conditions. This study is for healing restoration in global environment, with architectural approach, through analyzing relation between ecological architectural space and nature, and abstracts various inter-relational aspect's specific character. the purpose of this study is another approach of intimate relation of ecological architecture and nature. Therefore, this study is significant to be on the search for a start to suggest a new point of view to ecological architectural space.
