Housing prices are influenced by external shock factors such as real estate policy or economy. Thus, the intervention effect is important for the development of forecasting model for housing price index. In this paper, we examined the degree of effective power of external shock factors for forecasting housing price index and analyzed time series models for efficient forecasting of housing price index. It is shown that intervention models are better than other models in forecasting results using real data based on the accuracy criteria.

In the coming 21st centuries, words of development of information communication technology among the key words being emerged as an important concern have been talked about frequently and ubiquitous environment that helps human living being networked with humans, objects and environments has been rapidly progressed, influencing significantly over the various fields as well as architectural area. And eventually in this architectural area, the space that is desired to be shown to and experienced by the people could be found in the creation of a space in a new form that has not been existed in this world by utilizing the information communication technology. The future housing delicately add using technology and AR system which is an essential element. The purpose of this study is to production and using each element and develop one-step advanced the hybrid system space. We have to select the best way of the construction future housing.

국내의 에너지 저감형 건축자재 기술은 정부의 에너지 절감정책 및 사회적 인식에 따라서 비약적으로 성장하고 있고 우수한 성능을 가지는 다양한 첨단 재료들이 생산됨에 따라 새로운 설계기준 및 방법, 시공방법, 표준규격에 대한 정보들을 체계적으로 구축하여 활용할 수 있는 시스템이 요구된다. 본 연구에서는 공동주택의 에너지 저감형 건축자재의 실용화 기술 개발의 일환으로 공동주택 에너지 저감형 건축자재 선정시스템을 구축하여 단열성능(열전도율) 계산을 통한 최적의 단열재를 선정할 수 있도록 하였다. 이를 통하여 설계자가 쉽고, 정확하고 신속하게 자재를 선정할 수 있을 것으로 기대된다.

본 연구의 선행 연구에서는 시군구단위 도시쇠퇴를 진단할 수 있는 시스템을 개발하였다. 본 연구에서는 시군구 단위보다 더 세밀한 읍명동 단위 및 지구단위의 도시쇠퇴 현황을 파악할 수 있는 시스템을 개발하였다. 개발된 지구단위 쇠퇴진단 모듈을 기존의 도시재생 종합정보시스템과 통합하여 도시의 세밀한 쇠퇴현황을 파악할 수 있게 하였다. 개발된 시스템은 중앙정부차원의 도시재생 사업 의사결정 담당자뿐만 아니라 지자체의 도시재생 사업 담당자들이 사업을 계획하고 우선순위 대상지를 선정하는 업무 등에 활용 가능할 것으로 판단된다.

도시재생을 효율적으로 수행하기 위해서는 시간 공간속성을 가진 지표데이터를 기반으로 한 종합적인 분석이 가능한 진단체계의 구축이 필요하다. 본 연구에서는 이러한 진단체계 구축의 일환으로 도시 재생 대상지 선정 모듈을 개발하였다. 대상지 선정방식은 인구사회, 산업경제, 물리환경 부분별 진단지표 DB를 구축하고, 각 부문별 조건에 부합되는 지역을 선정하도록 하였다. 기준으로 설정된 조건 이외에 상세 분석을 위한 지표 조합방식을 도입하여 상세분석이 가능하도록 하였다.

도시재생정책과 계획수립 지원을 위한 도시재생종합정보시스템이 지구단위로서 읍면동 및 집계구 단위로 구축되었다. 이를 이용하여 지표별 진단과 복합쇠퇴진단을 통한 관심지역 추출로 보다 상세한 도시쇠퇴 진단이 가능하다. 이 시스템을 정부정책에 이용하는 것뿐만 아니라 주민의 지역문제 확인 및 해결방안 모색을 위한 도구로 적극 활용되어야 할 것이다. 또한 데이터를 지자체에 직접 입력하게 하여 신속한 정보갱신과 비용절감이 가능한 유지관리방안의 검토가 필요하다.

도시재생종합정보시스템은 도시의 쇠퇴정도를 파악하고 그에 따른 도시재생 관련 정책수립 및 사업의 수행에 있어 의사결정 지원과 관련정보 등을 제공함을 목적으로 하고 있다. 본 연구에서는 도시재생 사업이나 정책을 진행시키고자 했을 때, 기 개발되어진 쇠퇴와 잠재력진단 시스템의 연계 및 활용을 통해 효율적인 도시재생 사업의 의사결정을 지원해줄 수 있는 우선순위 선정프로세스를 연구하였다. 또한, 시스템간의 연계를 위한 정보 프로세스 및 구현방안을 제시하였다. 제시된 우선순위 선정방안으로 보다 객관적, 직관적인 도시의 현황 및 DB 제공할 수 있으며 이를 통해 도시재생 사업 및 정책의 의사결정을 위한 근거자료로 활용 할 수 있다.

U-City 건설은 도시의 과밀화 및 자원부족, 경제 사회적 급격한 변화 등으로 발생하게 되는 각종 도시문제들을 첨단정보통신기술을 활용하여 저비용, 고효율적인 해결방안으로 대두되고 있다. 그러나 신도시를 중심으로 유시티 건설을 추진 중인 많은 지방자치단체에서 무분별한 서비스 개발로 인해 유지보수 및 운영에 따른 어려움을 겪고 있고 사업시행자에게도 개발 비용부담을 가중시키고 있다. 이에 따라 본 연구에서는 유시티 건설 사업에서 제기되고 있는 유시티 서비스 구축 범위에 대하여 여러 분류 및 적용 방법들을 제안하여 합리적인 유시티 서비스 건설기준 수립 방안을 제시하였다.

도시재생에서 정책을 수립하고 사업을 진행시키기 위해서는 해당 도시가 어느 정도 쇠퇴되어 있는지 판단할 수 있어야 한다. 쇠퇴의 종합적인 진단을 위해서는 물리 환경, 인구 사회, 산업 경제 등에 대한 판단기준인 쇠퇴지표가 개발되어야 하며 그에 따른 DB를 구축하여 쉽고 빠르게 활용할 수 있는 정보시스템이 요구된다. 본 연구에서는 시군구단위 도시쇠퇴를 진단할 수 있는 RIA 기반의 도시 쇠퇴진단시스템을 구현하였다. 구현된 시스템은 웹기반으로 개발되어지고 WMS, OpenAPI, RIA 방식등을 적용하여 사용자의 경험(UX)을 최대한 활용하여 이용자들이 직관적이고 쉽게 사용할 수 있도록 하였다.

In era of lowbirth, aging population, low growth and social polarization, the effective welfare delivery systems are taking on added significance than past years. Public housing welfare resources, such as public rental housing, housing voucher, affordable housing loan, are more diversified and expanded. These programs could work effectively by the comprehensive interlink and community based delivery system. From the standpoint of recipients, how effectively the substantial benefits of welfare resources being delivered to each individual is more important than how much welfare resources being produced totally. This study aimed to explore the reform of public housing welfare delivery system. For this purpose, diagnosed the current states and key issues related to public delivery system, and analyzed what kinds of housing welfare services should be strengthened, and finally suggested the collaboration among the public sectors (local government, LH, HUG, HF etc.) and the partnership with non-profit organizations. Main research implications are as follows. The main housing welfare services which could be categorized as the housing welfare center's role are advice & information offering, several public resources interlink and accessibility improvement, community based network construction, etc. And the most important key for successful delivery system reorganization is the collaborative operation of the public sectors and local government, non-profit organizations.
