Types and Sources of Housing Information in Pusan and Ulsan (주택정보요구에 관한 연구 - 부산.울산지역 아파트 거주 주부를 중심으로 -)

  • The purpose of this study are to examine the types and sources of information used for housing choices and to figure out the related factors. Data are collected through self-administered questionnaires designed for this study, and the sample consists of 396 households in Pusan and Ulsan. The purposes are accomplished through descriptive statistics and multiple regression analyses. Based on the results of analysis, housing information are divided into four specific types : economic. technical, housing unit, and neighborhood information. It is found that housing unit information including housing quality and economic information such as housing prices are identified as the most important ones for current and future housing choices. The most useful sources of housing information utilized for current housing are friends, relatives and neighbors. In addition, model house, real estate office, newspaper and adverizement are the another useful sources for housing information. Among them, the model house is the most helpful one for variety of housing information. Young households and those with a head whose occupation is professional/managerial tend to have higher recognition of the importance of housing information than do the other groups. The households currently living in small apartment and with a young eldest child are likely to have higher recognition of the importance of econimic information. Tenure type, the occupation of the household head, the age of the eldest child, and length of residence are the significant explanatory variables of the recognition of the importance of housing unit information.

Local Governments′ Housing Information System (지방정부의 주택정보서비스체계구축방안 및 사례연구)

  • The purpose of this study has two folds. For the local government it gives a guide to establish the housing information system, which provides various housing information in order to promote service to the public on Internet. It also gives a guide for the local government to collect the fundamental data from local housing market and provide them to the policy makers as well as the housing producers (landlords, builders and owner-occupiers). Contents of housing information system website for the local government consist of three main parts. The first part provides housing policy and local housing market information to the upper level local government as well as housing producers. The second part provides housing information for the people who are looking for houses to move the own. Final part provides the procedures of building construction and development plan for landlords to the public. In case of Pyongtaek-City, this study makes them by cluster analysis of houses and households moving pattern as the Internet contents. Housing markets of Pyongtaek-City divide 3 sectors by housing type, tenure type and housing supply ratio etc. And populations prefer to move intra sectors. According to this information, policy-makers should define local housing problems and find solutions and housing producers can supply the house just in sites and in time. In conclusion, local government should provide valuable housing information based on local housing market research to the public for the effective housing policy. As local housing market is formed by various factors it is needed for local government to research housing sub-markets due to apply these research results to the local government for the future.

A Study on the Construction of Housing Geospatial Information for the Integrated use of Housing Supply Model (주택공급모형과의 연계활용을 위한 주택공간정보 구축방안 연구)

  • To solve the housing supply problems which are combined with economic, social, environmental and urban spatial structural aspects, it is needed to analyze housing supply based on the analysis model. This study aims to draw the construction of the housing geospatial information for housing supply model. For these purposes, we construct the housing geospatial information and draw case studies on information utilization based on the precedent studies and relevant systems about housing geospatial information. From the result, we construct the geospatial information according to spatial unit and draw standardization of connected information between housing supply information and housing geospatial information. Also we found that it is essential to use a building and parcel level housing geospatial information for housing supply. In the future, it will be needed to construct the housing supply information from qualitative aspect for dwelling and to establish a utilization strategy.

Consumer Attitudes and Needs for Housing Information Sources and Contents (전국 도시 거주자의 주택상당경험에 따른 주택정보 요구도)

  • The purpose of this research is to find out consumer attitudes toward and needs for housing information sources and contents so as to facilitate the development and utilizing the information. The stratified sampling method was used to select 1,300 households in six large cities plus Seoul area during September 10th to 30th, 1997. The resets showed that Newspaper was the main source of housing information and about an half of respondents experienced housing consultation were somewhat dissatisfied with their consultants, mostly realtors. The younger and the more highly educated with higher income residents of apartments in Seoul area had the higher needs for housing information. Experience itself used housing information source had position influence on housing needs. The various housing information may increase the chance to use the information of those had never used it as well as to meet the needs for housing information of those had used.

A Study on the Characteristics of Apartment Housing Sales Information and Housing Choice Behavior according to Housing Location in Pusan (아파트 입지특성별 분양전략과 주택선택행동 특성에 관한 연구)

  • This study attempts to find out the characteristic of apartment housing sales information and housing choice behavior according to housing location. For this purpose, the apartment housing sales information in newspaper advertising was investigated and analyzed by advertising appeals to clarify the phenomenon of apartment housing sales and the components of home environmental quality according to housing location in Pusan. Then the field survey has been carried out based on 176 households living in Pusan. The major findings are as follows: 1) The components of home environment through AAs were divided into three categories of appeals: residential area, site area and dwelling unit area. 2) Apartment housing developments were differentiated according to period of development and occupancy scales according to housing location. 3) The results of field survey showed users' housing location. 4) The characteristics of apartment housing sales information according to housing location were revealed those characteristic were concentrated on the category of residential area than site area or dwelling unit area. But in housing choice behavior, the characteristics of housing location appeared in all categories of home environment. Therefore, for better apartment housing development and planning, the characteristics of housing location need to be considered more actively.

The Impact of Housing Values on the Preference for Intelligent Housing (주거가치관에 따른 인텔리전트 주택 선호도)

  • This study was conducted to examine how the types of housing values influence the preference for computerized housing (so called 'Intelligent Housing'). A questionnaire survey was conducted on 347 residents in Seoul metropolitan area. The following findings were obtained: 1) The housing values were classified into 6 types: ostentation, information & technology, tradition preservation, personality, practicality, and privacy pursuit. 2) There were significant differences in housing values by the generation and the level of familiarity with information technology. 3) In general, computerized housing was highly preferred, and the housing value types that affected the preference were 'ostentation' and 'information & technology.' 4) There is a need to develop diverse models of computerized housing systems to respond to consumer demands.

Needs for the Housing Consultation and Information about Housing in Seoul Area (서울시 거주자의 주택상담과 자료 요구도에 관한 연구)

  • This study aimed to aimed to obtain some basis data for the housing consultation and information about housing through survey of needs for the housing consultation. Respondents were housewives from 395 households living in Seoul area. Questionnaire was used for survey and the collected data were classified by two items such as types of residence and age of housewives. The survey was performed during two weeks in September 1997 and analyzed by frequency mean and percentage using SAS program The finding are as follows; (1) According to the actual conditions of housing consultation the main source of information related to housing was a newspaper Those who had experience detached house had much more opportunities than those of multi-family house. The most frequent agency for housing consultation was a realty dealer showing 65.8%. However the percentage of visiting permanent housing exhibition centers was high among the people aged 20 to 30, noted 20.4%. (2) Level of understanding housing consultation showed 3.45 points among 5. This result indicated that the service system of housing consultation were required. Architects and interior designers were most preferred as specialists whom the respondents wanted to consult with . As to the contents of consultation the most required item was changing of interior space(22.6%). In case the housing information leaflet is sold the respondents were willing to pay 523 won for each of it. (3) Among leaflets related to various information leaflets about housing purchase were most preferred(21.0%) According to the result of the survey the need for the information about housing purchase indicated higher preference than about housing management. The fact could be thought that consumers' consciousness of housing should be changed. Therefore it is desirable to lead consumers to lengthen the expected life span of their house and value happiness of the house by providing them with consulting systems about housing management throug housing consultation materials and development of its programs.

An Analysis of Housing Information on Internet Provided by U. S. University CES (미국대학의 Cooperative Extension Service가 제공하는 Internet상의 주생활정보 분석)

  • As a way to serve housing information providing on internet will be a useful method in the near future in Korea. This study was planned to review the housing information on internet network which provided by U. S. .University CES(cooperative extension service) Comparative analysis was used as a Research method in terms of contents and items about housing information on internet provided by U. S. university CES during two weeks each in August 1997 and July 1998. Findings are as follows; Universities providing housing information and information items had been remarkably increased during one year since August 1997. Most of housing informations except one university CES were free to use in 1997 but three university CES among 12 universities showed only the title of items with charge amounts in 1998. Informations about 'Housing Management' and 'Environment' items were the large parts of the housing information in 1997. In 1998. 'Environment' items were remarkably increased. Items bout insects and mildew removing were large portion of the 'Housing Management'. Items about energy saving water and air quality were large portion of the 'Environment' These findings will be useful to develop items of housing information on internet network with Korean language which should be compensated by the survey research.

Construction of Total Information Portal Service for Korea Urban Regeneration

  • In this study, the total information portal service for urban regeneration was constructed to supply comprehensive information for Korean urban regeneration. The portal service is largely divided into an information analysis service for urban regeneration and an information disclosure service. For total information portal service, the information analysis service constructed a system for making district level decline diagnosis and city and county level potential analysis. Moreover, it can construct and control analyzed information specified at the district level. The information disclosure service consists of functions capable of recycling information, interworking the analysis service and facilitating expert participation. It also supplies data of total information DB in reprocessable format. For revitalization of communities, the information analysis service is constructed to lead experts on urban regeneration to share their opinions.

An Analysis on the Discrimination of the Information Usage Pattern by Pyeong-type Tenants: Focused on Tenants between Kohom's Permanent and Temporary Public Rental Housing (주택평형별 거주자들의 정보화 이용 패턴 차별성 분석 : 주택관리공단의 영구.국민 임대주택을 중심으로)

  • This paper examines whether there exists discrimination of the information usage pattern between tenants of permanent and temporary public rental housing in Korea. Moreover, we focus to examine on that matters between two groups, $7{\sim}12$ pyeongs and $11{\sim}24$ pyeongs that indicate permanent and temporary public rental housing respectively. The results derived in this paper can be summarized as follows: there exists statistical significance in using computer, internet, communication and broadcasting, on the other hand, insignificance in using satellite communication and telephone between them. The implication of this results shows that as widen income gap, also widen gaps in using computer and internet between them. Thus government public rental housing policy should focus to make narrow income gap to diminish information gap between those groups.
