Research on the Process of British Housing Types' Development, and Case study of Comtemporary Perimeter Block Collective Housing (영국의 주택유형 발달과정과 현대 블록형 집합주택 사례 연구)

  • British housing types began with detached houses using wood based on early Germanic cultures, and gradually divided into multi-story houses such as terraces houses, with the influx of houses using stone from Latin cultures influenced by France. Today, various types of housing types such as detached houses, townhouses, and apartments are mixed, and their origins can be found in housing types that have continued from the past. Housing types existing in the UK continue their context through this historical development process, but housing types in the UK also have been combined with those of other cultures, leading to modern housing types. In this paper, we examine the process of the UK's peculiar development of housing types superimposed with the recurring motion to the traditional European urban structures prior to the industrial revolution during contemporary years, and perimeter block collective housings of today; then, we study the process of applying the UK case as a concept of practical design and planning in order to continuously consider Korea's modern urban structure and corresponding types of housing. Through this process, we explore the identity of the housing type in Korea, which is pursuing fundamental changes in residential culture beyond quantitative housing supply in the process of rapid urbanization.

A Study on the Change in the Performing Subject of Life Behavior in Future House Looked through Life Scenarios (라이프 시나리오를 통해 본 미래주택 내 생활행위 수행주체 변화에 관한 연구)

  • With rapid development of various information and communication technologies, to forecast future became important for coping with new environment. Experts in each field of study are forecasting future society, and considerable life scenarios are derived in the process. Life scenarios help people to approach and understand future circumstances easily. Therefore, to study future housing with life scenarios as materials will be helpful to establish the direction to the development of current housing. The purpose of this research is to examine what characterizes the housing functions and life behaviors of future house and what is changing from the housing functions and life behaviors of past and present. Content analysis was used as research method. The subject was 10 future forecasting books which reflects daily life in the house, and 1 episode relating residential space as 1 analysis unit, the total of 213 episodes were analyzed as materials. As a result, most of the life behaviors in the house are expected to be performed by robots instead of humans in the future. On the other hand, partial life behaviors are already being performed mostly by computer system, and another partial life behaviors show that the role-performance of them are not being totally by robots but partially with human.

  • The use of light steel framing as a method of house construction has increased significantly throughout Japan, United States and Europe. Industrialized unit method are prevailing in developed countries. Unit modular house industry has supported an intensive technical development, and housing systems are now available, which are highly adaptable in form and use. Unit modular house have their own merits and demerits, but the more crucial aspect is that the constant design standard should be applied in each design procedure. It entails the necessity of industrial housing development on the open system basis. This paper describes the general forms of factory product system of unit modular housing system in Korea, United States, Japan. And this study attempts to propose the unit factory product system of which the rate of pre-fabrication is the biggest, that can cope with the demand of user on the basis of open-system.

The Change and Regional Disparity of Elderly Housing Conditions in Rural Areas, 1995~2005 (최저주거기준으로 측정한 농촌지역 고령자의 주거수준 변화와 지역간 격차, 1995~2005)

  • As people get aged, we need to pay more attention to the elderly living condition with respect to welfare policy. The present study focuses on housing condition of elderly people living in rural area, and analyzes its determinants, periodical difference, and regional disparities, incorporating an index of minimum housing standard. This study applies multi-level logit model that has a strong statistical advantage that can take random aspects of household and regional context into account. We found that married couple household, presence of economically-active family members, higher education, specialized profession, migration and higher level of land price tend to lower the probability of residing in substandard housings. We also found that housing conditions for elderly people prove to be different by regions and it is particularly noticeable in mountainous rural areas in Gyeongsangnam-do and Gyeongsangbuk-do with the poorest elderly housing conditions. Results also implies that housing welfare policies should be implemented differently considering the target groups based on regional differences. We conclude with some additional policy implications for the elderly living in rural areas.

A Survey on the Private Housebuilders' Business Strategies (民間 住宅建設事業者의 住宅事業 實態調査)

  • This study is identified the characteristics of housing product through housebuilders' strategies. As a methodology for this study, literature survey and questionnaire survey were used. Questionnaires have been done on mail to 232 housebuilders and return rate was 34.1%. In summary, housing product can be characterized long gestation period, periodically building cycle, future uncertainty of market volatility, maximization of land development gain, utilization of public fund for continuous building activity, moral hazard by accidentally bankrupcy. Therefore private housebuilding could be defined speculative industry.

Housing Consciousness and Needs of Single Woman Household for the Small-sized Rental Housing Development - Focused on the Residents of Seoul, Incheon, and Gyeonggi - (여성 1인가구 소형임대주택계획을 위한 주거의식과 주거요구 - 서울특별시를 중심으로 -)

  • This study outlines the housing consciousness and needs of single woman household. In order to analyze housing consciousness of single woman household, surveys were conducted with the questionnaire composed of housing consciousness, housing needs, socio-demographic and housing characteristics of single woman household who lived in Seoul, and other near metropolitan area such as Gyeonggi and Incheon. The result of the study shows that single woman household put importance on safety, privacy, and comfort of their indoor housing environment. For single woman households convenience in transportation and facilities for leisure time were one of the important conscious factors. Housing consciousness of single woman household can be categorized into mainly three groups: (i) indifferent to overall housing consciousness except for convenient services such as front desk service at the lobby and maid house keeping services; (ii) privacy conscious group - this was the majority; (iii) relatively active housing consciousness group. Each type had different preference factors when selecting a house. That is, each showed difference preferences when considering types, sizes and services as well as motives for choosing a house.

Analysis of Housing Welfare Service Situation and Demands for Improvement in Cheongju through Interviews of Housing Welfare Field Specialists in Public and Private Sectors (공공과 민간 주거복지 현장전문가 인터뷰를 통한 청주시 주거복지서비스 실태 및 개선요구 분석)

  • This study aimed to explore housing welfare service situation in City of Cheongju, Chungbuk, and assess demands for the service improvement through interviews of public and private field specialists in order to seek practical implications for enhancement of housing welfare policy and system in Cheongju. In December 2016, a series of personal and focus group interviews using semi-structured questionnaires were conducted to total 10 specialists who were currently providing and housing services. Major findings and implications are as follow. (1) City's own housing survey and database construction are in need for development and implementation of housing welfare service programs serving local needs effectively and efficiently. (2) The field specialists perceived importance of realignment of service system and to establishment of the Cheongju housing welfare center as a control tower of the services. (3) It is required to provide various opportunities to strengthen the specialists' competence through education, training and networking and to arrange persons in charge of housing programs in every community-level self-government. (4) The specialists showed their strong interests in introduction of diverse housing welfare services and programs.

  • In recent days, the study of urban regeneration has been conducting with purposeful and sincere intent starting out with the residential environment improvement works. Within the range of urban regeneration, the low-cost housing technology means development of totally-integrated housing technology that may be applied to the regeneration project, especially for the rundown areas where infrastructure facilities in the urban zone have been degraded and obsoleted. In line with this, among many and varied methods in order for realization of the low-cost housing as a part of urban regeneration project, this study should like to propose an improvement methods of the key technologies in relation to the construction works by type of work with which construction costs (directing cost) would be reduced. And, in order to elicit the method for element technology that has been developed and improved in the most optimal manner centering on the selected construction work by the type of work, the researcher conducted comparative review of summary of element technologies related to the construction works concerned, characteristics, and construction method thereof. In particular, the researcher investigated the expenses (construction cost and labor cost), constructions (contractibility and productivity), safety, quality of works, and the technical status in environmental aspects, and the researcher also conducted analyses and evaluations thereof.

  • This study aims to develop a detachable 'Infill Components' applicable to open housing. Recently, the need for innovative housing methods is increasing because of the environmental preservation issues and the need for favorable housing stock resulting from the increased housing supply ratio. In order to maintain favorable housing stock, there has to has a to be a shift from typical plans and construction methods for mass production to those with some identity, which may satisfy various needs of dwellers. In this light, the Ramen structure has become popular owing to the growth of remodelling market, and construction companies tend to adopt flexible type multi-family housings to increase sales by appealing to their customers. However, there are few domestic studies on the Infill components for the change of structure. As a result, further studies may have to be based on the case study. The purpose of this research is to provide fundamentals for the development of infill components corresponding to the structural change, especially for the development of partition walls that can be easily moved by dwellers. By reviewing problem of construction, arrangement of the movable partition wall system and door system which has within wring in the first Experimental Open Housing in Korea at KICT(KOHP21), this research provides the fundamentals for developing a movable partition wall acceptable to the dwellers who may want to remodel the interior to meet the needs of themselves.

  • The aim of this study is propriety review for underground facility surveying on development area of land for housing and efficient management. Because of integration information administration system construction of the nation and development of information technology, construction of Urban information system(UIS) to manage systematically city space is increasingly necessary We manage systematically attribute information for each lot in the development area of land lot housing that it Is connected with NGIS in order to drive gradual computerization of underground facilities and arrange the base of facility management. Review arrangement methods on development area of land for housing makes it to check safety accident of urban and to leading base of urban information. Thus, this study draw the most suitable way through analysis of driving methods and expectation effect from above facts.
