This study aims to determine the correlation between the apartment resident community and housing satisfaction and suggest which factors can contribute to improving the local community's housing environment and satisfaction by means of the local inhabitants and apartment residents participating in co-managing the community. The study results are as follows. Firstly, the apartment resident community had a positive effect on housing satisfaction but the effects were insignificant. This revealed that residents' interest in communicating with the resident community was low due to various organizations such as the women's association, election committee, and autonomous society being used as means to pursue personal gain rather than the development of the entire apartment. Secondly, the vitalization of the apartment resident community had a positive effect on housing satisfaction. The analysis results showed that the higher the level of unity and volunteering activities of residents, the more improved the resident vitalization programs are being managed, and the higher the level of resident participation, the higher the housing satisfaction. Lastly, this study suggests the supplementation and upgrading of apartment community facilities into complex community facilities as a means to unify the residents and vitalize the resident community. To vitalize the resident community and strengthen the community spirit, the residents will need to voluntarily create a community hub by forming community-tailored associations and programs through connections with local governments and businesses.
The purpose of this study was to examine the characteristics of service facilities, and needs for service facilities using for leisure in multi-family housing properties. The multi-family housing complexes in Seoul were selected in this study. Site visits, analysis of drawing of complex and questionnaire survey were conducted. The statistical techniques used for data analysis included frequencies. The research results were as follows; The studied apartment complexes provided the appropriate and adequate service facilities in accordance to the regulations of multi-family housing. Playground for children, senior center, resting place were found in all the complexes, but the presence of exercise facilities, shared spaces, green spaces, and community parks was somewhat different across the studied complexes. Satisfaction with leisure facilities were different with the apartment complexes. The respondents who had lived older apartment complexes were more likely to increase dissatisfaction, and the reason was attributed to no presence of the leisure facilities they wanted to use. The respondents said that such service facilities using for leisure facilities as playground for children, senior center, community parks, walkways, reading room, and fitness center were highly needed.
The purpose of this paper is to find out the factors affecting the apartment price given three sets of variables such as characteristics of apartment building, apartment site, and location. Data of 1,579 housing units in 224 apartment complex sites in Ilsan city were selected from the housing information of four public and private housing sources in 2006. The first set of variables for physical features include housing size (pyoung), preferring-floor, building orientation, heating system and structure of entrance. The second set of variables for building were number of housing units, built year and rank of construction company. The third set of variables for location were distance from number of school, the subway station, distance of department store and park. For the analysis, the hedonic price model, which was one of the methods to estimate social convenience, was used along with the SPSS statistical program and regression analysis. The results are as follows, Firstly, in the structural characteristic variables, it was analyzed that all of the variables except facing affected the apartment price. Secondly, In the site characteristic variables, unusually all of the variables were not affected the apartment price in Ilsan city. Finally, the locational characteristic variables number of school, the subway station, distance of department store and park affected the apartment price. In case of Ilsan city, educational facilities was likely to positively contribute to the price of apartment.

The evolution of multi-family housing in Cheongju can be divided by four stages which are a introduction period from 1972 to 1980, a popularization period from 1981 to 1989, a expansion period from 1990 to 1997, and a stagnation period after 1998. In the introduction period, the multi-family housings were mainly low-rise buildings because a government policy which focused on extension of the apartments for the low-income influenced multi-family housing constructions. During the popularization period, the multi-family housings were still low-rise but houses in various sizes were introduced. That was because the Housing Site Developments were started and private companies' participations followed them increasingly. As a result of vigorous participations of private companies and massive developments of housing sites, the multi-family housings in the expansion period started to show constructions of complex and trends of high density and high rising. Finally, in the stagnation period, a rate of the supply of the small houses, whose size was below $60m^2$ of exclusive, area was increased and extreme high-rise apartments emerged. High rising and density were the mainstream of the construction concepts. During this period, the growth of multi-family housing marked low. The reason was that a downturn in economy led private companies to shrink their constructions.

The purpose of this study is to accumulate basic data to establish planning direction and important planning factors for the environment-friendly apartment complex for sustainable development. For this purpose, the survey has been conducted to graduate students, architects and research experts in the field. The basic concept of planning factors far environment-friendly apartment complex are energy saving, resources saving, minimizing environment pollution, natural harmony, regional identity and pursuit of residents's health & amenity.
The purpose of this study is to be applied with the basic data for the design method in the housing space which is differential. So, we analyzed the expression method and the application characteristic to materials of units in housing complex. To that, we researched on the condition of finishing material about the kind of material, color, texture and pattern for components in living room space. The results of this study are as follows : First, at the present time, the Object concept is expressed by 'mixing' and 'juxtaposition' of material, texture and pattern of finishing materials in housing space. But, we could find that the Object concept was used restrictively in housing space. So, we have to find different expression methods to be the effective and differential design by being applied Object concept for the housing space. Second, the 'mixing' which is the method to express the Object concept is showed in only 'art wall'. so, we can estimate that the method is the limited method to plan the varied housing. It is needed various expression methods to design components for the housing space. Third, it showed that the 'mixing' was a passive expression method using a little differential for design of housing space. We could estimate that similar methods were applied to the housing design. By results of this study, we can think that the develop study is needed to find design methods for expression of the Object in housing space.

This study starts from the fact that we need residential complex for the purpose of public interests, rather than for profits, and find a new perspective on the concept of public-oriented residential complex in the cities that had slow growth. In this study, we 1) propose a new concept of the residential complex that can vitalize regional communities and maintain the interest of the public : 'functional-mix', 'social-mix', 'spatial-mix', 2) produce a model simulation based on the development principles including development direction, types of development, and design guidelines, ; six development principles(goal, concept, development type, spatial structure, space element, spatial hierarchy), diversity of housing types, facilities that can vitalize and contribute the regional communities 3) propose practical methods that can realize and promote the proposed concept and model simulation. ; need to amend the housing construction Law.
The purpose of this study is to identify the supply status and planning trend of North Korean housing through analysis on the North Korean architecture specialized media data. The flat composition is changing and the living room is becoming the center of the houses. Also, in the urban areas, the standard apartment type is four apartments in a row and the plan form is getting diversified into circle type, Y type, and irregular type. On the other hand, in the rural areas, two houses in a row and single house are typical and the change in planning scale and space structure are not substantial. Since the 2000s, design changes have been made to emphasize the third dimensional structure of buildings such as the elliptical houses and L-shaped houses. Furthermore, 8~10 households are located on one floor which leads to the tendency of the building enlargement. In terms of house size, a square concept was introduced to replace the initial 2~3 room concept and the basic module of the room planning the 3 room house based on $3m{\times}3m$. However, there seems to be no standard house size, and the house size may differ depending on the social classandregion. In the early 1980s, when there was focus on the apartment complex construction, the high-rise apartment buildings of 30~40 floors was planned. However, during the Pyongyang redevelopment project, apartments of more or less than 10 floors were built and row-houses of more or less than 4 floors were built. In terms of the complex scale, a lot of small complexes of around 300 households are emerging after 2010. The construction projects are mainly limited to specific regions such as Pyongyang and Samjiyeon, and also limited to specific classes such as the workers and soldiers initially and the scientists lately. In addition, living boundary composition and ancillary facilities for sufficient green area ratio securement and the people of North Korea are maintained consistently. In recent years, the specialized floor planning such as solar house and the house for the disabled people, framework houses for redevelopment business, and multi-storied house construction technology are also emerging.

This study focused on the fact that changes of policies have influence on housing culture of Korea and analyzed changes in apartment houses planning since the deregulation of the price ceiling through newspaper advertisement. The research compared and analyzed advertisements of apartment houses sales appeared in the 'Gwangju Il-Bo' daily newspaper from 1990 to 2003 by planning factors. : The results are as follows. Reliability and economy were important factors in deciding apartment before the deregulation of the price ceiling policy, but as apartment houses were merchandised after the deregulation of the price ceiling policy, brand of enterprise and image of apartment houses were highlighted more. In the environment of apartment complex, the concerns of location after the deregulation of the price ceiling policy were more increased than before its policy and it means emphasis on living environment for better life. The apartment housing unit and building showed change of the apartment housing unit plan considering residents, high quality of interior design and high-tech and differentiation of equipment since the deregulation of the price ceiling policy. The ground space has been parked or afforested and the underground space is used for parking lot as a part of environment-friendly in the apartment complex planning. The deregulation of the price ceiling policy made brand, image, high-grade and differentiation, and got many changes in the planning side of the apartment sales advertisement.

The purpose of this study is to find out users' preference of the shares community space(SCS) for the Community Design. For this, it was analyzed the residents' behavior characteristics of the current multi-family housing and the residents' needs of the SCS. This study focused on seeking out the user-oriented design criteria for the planning of the SCS. The survey was carried out with a structured questionnaire including sketch map from Aug. 13, 2001 to Sept. 14, 2001. The subjects were housewives who's living in Haeuondae of Busan, Korea. Total number of 650 questionnaires were collected and analyzed. Especially 439 cases among them were used for analysis of mental map. The SPSS PC+ was used for the analysis of data. The results of this study are as follows : First, as to the users' behavior for the SCSs, there is a difference in the location of residents' activities by contents of them. And, the range of these locations categorized according to levels of spacial cognition for neighborhoods. Second, as to the analysis of the SCS through a mental maps, it was shown that the residents' pathway and the residents' location are main variables to be considered in the SCS planning. The preferred location of SCS is organized according to the character of the SCS; the one for most residents, is located the surrounding of main enterance or the center of the housing complex, and the one the neighbors living in the same or the near building is located in area of the block of resident buildings. Third, as the results of residents' needs analysis, the SCS has the meaning of community facilities. And there is a difference in the degree of necessity and in the preferred location according to character of the SCS. In detal, for the indoor SCS of a resident building, there is a difference in the preferred location according to the kinds of each SCS. And for the outdoor SCS, it is necessary to divide the planning zone of the SCS into 3 steps(the resident building, the block of resident buildings, and the housing complex).
