The Characteristics of Housing Preference and Spatial Usage of the Elderly to Plan the Floor Space of the Elderly Housing (노인주택 면적 계획을 위한 예비노인층 및 노인층의 선호주거특성과 공간사용특성)

  • The purpose of the study is to investigate the characteristics of the elderly housing preference and spatial usage to plan floor space of the elderly housing by the respondents of the ages 50 to 79. Based on the result of the study, it is suggested that the elderly housing should be located in regards to social environmental factors rather than natural environmental ones. There are differences in preference for the space planning of housing units such as the number of rooms and bathrooms, and floor space depending on income level, so the housing should be differently planned to accept the difference of preference. On the other hand, there is not notable difference in furniture preference for each space. In the characteristics of spatial usage according to behaviors, high-income respondents demonstrate the characteristics of spatial usage in accordance with a western lifestyle. Thus, behaviors such as sleeping, watching TV, resting, reading, conversation, and receiving guests, occur using such things as beds, sofas, and dinning tables. On the other hand low-income respondents show a mixed western and traditional lifestyle. Thus many behaviors are done on the floor of bedroom and livingroom in addition to using furniture such as a sofa and chairs. Therefore, the way of spatial usage has to be reflected in the floor space planning. At least floor space of the provided rooms should be planned to accommodate the behavior of the elderly even though all of the rooms preferred can not be provided.

  • The present study was designed to explore housing phenomena in relation to rental cost. More specially it attempted 1) to investigate the household, house, rental characteristics, rental cost, renter's subjective evaluation about rental cost and residential behavior, 2) to determine the household, house and rental characteristics which may be used to predict the renter's subjective evaluation about the present rental cost, 3) to determine the relationship between rental cost and residential behavior. Cluster random sampling methods was used, 119 housewives in songdong-gu, were interviewed using a structured questionaire. The major findings were described in detail. In general, results showed that renter's living in house with more serious conditions felt their rental costs a heavy burdenn even when the cost was inexpensive, seemed not able to plan their housing in case of rising of rental costs.

  • The aim of this study is to understand the modernization process of interior spaces in the Korean housing, focused not only on the architectural aspects, but also on the sociological, anthropological and feministic aspects of housing. The development of korean housing from the period of traditional agricultural society and Japanese domination through the period of industrial development to the period of modem industrial society have been reviewed not from the Point of westernization but from the point of Korean own needs for modernity. It also tried to find the determinants of the relationship between social behavior patterns and space organization through historical change of housing plans. As a result, it was found the various western impacts to the continuation or change of Korean housing culture in the modernization process. Consequently this study comes to the concrete results as follows; 1) sociological aspect: The early layout of floorplans, that promoted the communication and contact between the user were changed. The layout of spaces in the modern housing tends to be not interdependence each other and be very isolated from the outdoor spaces. Those Phenomena reflect the trends to the Individualization, equivalence and privatization in the life of family. 2) feministic aspects: Differently from the early kitchen, modern ones locates in the internal space in the housing and the dinning area is appeared. And also the standing work at the kitchen war usually spreaded. Such changes are due to the emancipation of the women and downfall of the subordinate relationship between the genders. 3) anthropological aspects: The lifestyle, in which the user was mostly sitting on the floor, was constantly disappeared by using of furnitures that determines the function of each spaces in the housing. Those change demonstrate the change of behavior Patterns, thus, the needs of differentiation of function as well as the feministic needs. In other word, the coexistence of both fields of work and relax is required. 4) tectonic aspects: In the indoor space of modern housing the rooms are closed each other. Thus, concentrated circulation system act to separate these spaces. It is concrete spatial element that mostly shows the synthetic character of modem housing.

A Study on the Residential Behavior of Cheju Province (제주도 지역 거주자의 주거 행태에 관한 연구)

  • Cheju province exposes a separated residential culture compared to the mainland area. since it has its own unique climate, natural features. Therefore, this study tried to grasp the residential behavior. was based on the questionnaire to Cheju province people, using the approach by statistic verification. This study also focused and aimed on suggesting the basic data about housing plan which is appropriate to the climate. natural features requirement from inhabitants through the comparison and analysis between the mainland area and Cheju province. The results of the study are as follows; Firstly. the diversified applicative study on ‘Ol-rae’. ‘Ma-dang’, ‘Yoo-young’ and so forth that is traditional outside garden of Cheju is imperative, because in urban area people think traffics, vicinity, etc. are more significant, and in rural area people think occupying large outside space is more significant. Secondly. in the study of the degree of satisfaction on the housing, most of the people's was ‘neutral’ and in rural area quite a lot of negative reaction exposed. This is owing to the uniform introduction on residential style of the mainland area. Thirdly, housing plan should be considered family members' housing needs and provincial characteristics, meanwhile most of the people answered positively about the residential value which is considered very significant lately, for instance, security of privacy. appropriate plan for child's room.

Korean Resident's Identity of Housing in Canada (캐나다 교민의 주거아이덴티티에 관한 연구)

  • The purpose of this study is to investigate identity of Korean resident's on housing in Canada. A questionnaire survey method was used to collect data for this study. Results of the analyses showed that Korean styled decorations were the most possessions to express their identity, while the possession degrees of Korean household goods and Korean style furniture were relatively low. An electric mat and a low table were frequently being used in their home. The using degree of these goods were significantly different according to the residential period in Canada. Almost Korean-canadian tended to have a style of sitting on the floor in the behavior of sewing, ironing, entertaining, watching the T.V. This behavior style were significantly different according to family income, houses style, the house ownership.

  • This study aims to find out differences between designer's design guidelines and user's actual behavior about play facilities of children playground in multifamily housing site by using the method of Post-Occupancy Evaluation. Korea National Housing Cooperation developed the 18 play facilities and constructed them into children' playground of Bun-dong and Junggae-dong housing site in Seoul. The results are as follows: First, user's behaviors which differed from designer's guidelines were influenced by mechanical and technical problems rather than design. Second, users adjusted their brahvior to play facilities which have a little operational problems. Third. users tried to make dangrous activity instead of designer's guidelines based on the safety. It infers that users want to make creative activities from play facilities. Fourth. designers should have developed play facilities for infants and youth. Fifth. users liked to play more complicated play facilities rather than single facility.

Improving behavior characteristics and stress indices of gestating sows housed with group housing facility

  • This study was conducted to investigate the effects of group-housing facility (GHF), compared to an individual confinement stall (CON), on the reproductive performance, behavior, and stress hormones of gestating sows. A total of 50 primiparous sows (Landrace × Yorkshire) were randomly allocated into either CON (n = 25) or GHF (n = 25) during the gestation period. One week before parturition, the sows were transferred into conventional farrowing crates, and cross-fostering was conducted within 1 d of delivery. Blood was collected for analyses of stress indices at 75 d of gestation and postpartum. Reproductive performance was estimated during the period of birth to weaning. Behavior patterns were identified at 90 d of gestation. Litter size was not different between the CON and GHF treatments. Weaning to estrus interval, however, tended to be lower in the GHF than in the CON (p < 0.1). Activity, treating, belly nosing, and exploring behaviors were observed only in the GHF group, whereas rubbing was shown only with the CON. Serum cortisol concentration was lower in the GHF than in the CON at 75 d of gestation (p < 0.05). Sows housed in the GHF showed lower epinephrine and norepinephrine concentrations than those housed in the CON at postpartum (p < 0.05). The GHF sows demonstrated more natural behavior characteristics associated with stress relief than the CON sows with no adverse effects on reproductive performance. Therefore, these results suggest that GHF could be applied as an alternative housing facility to improve animal welfare on swine farms.

The Characteristics of Behavior for Ventilation and Maintenance for Ventilation Equipments by Multi-family Housing Residents to Actualize Healthy Housing (건강주택 실현을 위한 공동주택 거주자의 환기행태 및 환기기기 관리 특성에 관한 연구)

  • The purpose of the study is to investigate the behaviors for ventilation to control indoor air quality and characteristics of the maintenance for ventilation equipments by multi-family housing residents. This study was conducted by the survey in the area of Seoul and Kyungki-do. The results of the study are as follows: the majority of respondents conduct ventilation once a day, below 20 minutes with opening some windows of the inside of the house. The time for ventilation is generally between 9-11 am. and 5-7 pm. Most of the wives are responsible for ventilation activities. In addition, so far building materials and furniture are not seriously considered as the source of indoor air pollution by the respondents. Their satisfaction for indoor air before and after ventilation is perceived as just the level of average. As the mechanical ventilation equipments such as a hood and an exhaust fan, half of the respondents are using them frequently. However, the ventilation equipments are not maintained well. Specially maintenance and checks for exhaust fans are hardly conducted. In conclusion, the frequency of ventilation is very limited and residents show passive attitudes about ventilation and maintenance of ventilation equipments. Therefore, for the actualization of healthy housing, educational programs and guidelines on the way of ventilation targeting the residents should be set up and a certain organization has to check periodically the performance of the ventilation equipments of each house in the multi-family housing complex.

The relationships between institutionalized children's stress coping behaviors and behavior problems (시설보호 아동의 스트레스 대처행동과 행동문제간의 관계)

  • The purpose of current study was to investigate the relationships between institutionalized children's stress coping behaviors and behavior problems. The subjects were composed of 80 primary school 4th, 5th, 6th graders(45 boys, 35 girls) and 55 middle school 1th, 2th graders(42 boys, 13 girls) who were institutionalized in jeonju. The major findings were as follows: 1) The institutionalized children's stress coping behaviors were significantly different between the groups based on gender, grade, and period in institution. 2) The institutionalized children's problem behaviors were statistically different between the groups based on gender and period in institution. 3) In regression analysis models, active or passive coping strategies were negatively or positively related to internalized behavior problems respectively. Furthermore period in institution was positively related to externalized behavior problems.

Estimating the Home-Purchase Cost of Seoul Citizens

  • Seoul citizens are currently suffering from high housing price. Home prices have risen more rapidly than salaries so owning a housing unit (apartment, condominium, or single-family home) in Seoul is becoming more difficult than ever. Therefore, this research examines the behavior of average Seoul citizen in owning housing unit in Seoul, Korea, particularly in terms of the length of time required to afford a house unit. This research estimates that it will take about 18.75 years in maximum after getting a job (12.75 years after purchasing the housing unit) to own housing unit in Seoul that is currently valued at $300,000 where the growth rate of income is 2.97% and consumption price increases at a rate of 2.95% per annum. Finally in this research, the optimal growth rate of housing price is estimated ranged from 3.5 to 4.0% minimizing the loan payoff period.
