How Social Media is Transforming the Fashion Consumers: The Effects of "Social" Consumer Attributes on Brand Engagement in Social Networking Sites

  • The proliferation of social media has given rise to the new consumer group, namely, social consumers. This study identified the distinct characteristics of social consumers (i.e., online social search, online social navigation, online social connection) and examined the impacts of social consumer attributes on the engagement with fashion brands via brands' SNSs (BSNSs). A sample of 141 U.S. consumers who had browsed and/or participated in a fashion brand's BSNS (i.e., the Facebook page for fashion brands) was used to examine hypothesized relationships. The analyses involved running a confirmatory factor analysis and a structural equation modeling. The result indicates that the impacts of the social consumer attributes on the benefits of BSNSs (i.e., experiential and functional benefits) as perceived by consumers were significant, except the link between online social connection and functional benefits. In addition, consumers' existing relationship with a brand served as a moderating variable, strengthening the impacts of social consumer attributes on BSNS benefits. The perceived benefits of BSNSs positively affected perceived relationship investment which in turn influenced brand loyalty. Practical marketing suggestions are provided for fashion brands.

An Analysis of Recognition and Preference for the View in an Apartment Unit (아파트 단위세대에서 보이는 경관에 대한 인지 및 선호 특성)

  • Following the previous ones, this study is intended to explore methods of qualitative assessment on the view from apartment units. It first complemented and analyzed the attributes of landscape elements and then set up questionnaire items based on these attributes to identify the tendencies in apartment inhabitants' recognition of landscape elements, and then conducted a preference assessment on the test cases sampled on the basis of picture and other data collected in the previous studies to identify the characteristics of the preference for the view from apartment units according to landscape elements. Consequently, the following results have been derived. First, the landscape elements seen from apartment units may be classified into a total of sixteen categories, and the overall ratio of natural elements to artificial ones is shown to be approximately one to three. Second, it is also shown that apartment dwellers tend to prefer natural landscape elements over artificial ones, and the preferences for the distance to and location of landscape elements exhibit certain variance depending on the type of the elements. Third, the analysis of the preference for landscape elements has revealed that the types of landscape elements, the make-up and diversity of landscape elements, and the perceived distance to landscape elements as well as the resultant feeling of openness all affect the preference tendencies.

  • Low-rise Residential neighborhoods of Hongdae area, Garosu-gil, Samchung-dong, Itawon etc. are currently emerging new spaces for cultural consumption in the city. Nonetheless undiscerning excessive commercialization often results in monotonous urban space and deportation of residents and leaders of change; Due to commercialization and popularization recently this phenomenon is influencing surrounding low-rise residential neighborhoods. The main objective of this study is to examine how surrounding low-rise residential neighborhood transforms according to the expansion of culture-commerce spaces. Hongdae area's culture-commerce spaces and its expansion into Yeonnam-dong is investigated in specific. Especially attributes and main causes of transformation in physical and experiential space of neighborhood living facilities and residential buildings, when changed into culture-commerce related use is examined in detail. The expansion of culture-commerce space of Hongdae to Yeonnam-dong area has positive meaning in aspects of everyday experience. First, physical alteration of street-building relation increases direct and indirect contact of people. Contact opportunity carries important meaning in sense that it is prerequisite for next stage contact of network and exchange. Second, culture-commerce related programs provide the third place, where various leisure activities can take place. Attributes of transformation and positive meaning of culture-commerce spaces expanding its territory presents the need of management.

An Empirical Testing of a House Pricing Model in the Indian Market

  • The main aim of the study is to test a house pricing model by combining hedonic and asset-based pricing models. An understanding of the relationship between house pricing and its return (the rental income) helps to establish houses as a significant asset class. The model tested the relationship between house pricing (dependent variable) and the house attributes (independent variables) derived from Freeman's framework of housing attributes. This study uses a large data-set of 1,899 sample of new, high-end houses purchased between 2016 and 2019 collected from the national capital region of India (Delhi-NCR). The algorithm was built in R-Script, and stepwise multiple linear regression was used to analyze the model. The analysis of the model proves that the three significant variables, namely, carpet area, pay-off, and annual maintenance charges explain the price function. Further, the model is statistically fit. The major contribution of the study is to understand the key factors and their influence on the house pricing. The model will be helpful in risk assessment in the housing investment and enhance the chances of investment. Policy-makers can use information about the underlying valuation drivers of the house prices to stabilize the market and also in framing the tax policies.

A Study on the Establishment of the Inventory and Distribution Characteristics of Village Wetlands in Gongju-city, Korea (공주시 마을습지 인벤토리 구축 및 분포 특성 연구)

  • Despite its ecological importance of wetlands in our life, wetlands around cities and villages have been steadily disappearing. It is mainly due to either natural geological changes or man-made causes such as permitted land zone changes for the purpose to convert to agriculture land. This study aims to establish a comprehensive database of wetlands using GIS in a historic conservation city Gongju City. The systemic data management would enable to identify distribution of wetlands and their ecological attributes, and to estimate the conservation value of the wetlands. The data base will be able to use in strategic way to preserve the local ecological areas for local residents and tourists and manage the quality of wetlands in the historic and conservation city. For the purpose, it is suggested organising a wider network with not only local residents but local authorities and relevant stakeholders would be beneficial. This study also recommends that long-term strategic plan to preserve the existing wetlands. This study findings as a seminal case example can be used to apply to other geographical areas of the country and can contribute to create a national ecological nature map as well as evaluate the attributes and quality of natural ecosystem service of the region.

Healing Design for Adolescent Patients and the Meaning of Home - American Adolescents' Preferences on Hospital Settings - (청소년을 위한 치유병원 디자인과 집의 의미와의 관계 - 미국 청소년을 대상으로 한 선호도 조사를 중심으로 -)

  • The objective of the present study is to investigate healing design attributes for adolescent patients and to identify the relationship among healing design attributes and the meaning of home. This study examined the environmental preferences of American adolescents for hospital rooms to investigate age-appropriate healing design attributes. The health-related quality of life (HRQOL) concept was adapted to this study as a theoretical framework. One hundred six American adolescents participated in the survey. Participant adolescents consisted of two groups by their health status: forty-seven adolescent patients who were waiting for their surgical operations in waiting rooms and fifty-nine healthy high school students while they were at school. Participants aged in range from 14-year to 18-year olds with a mean of 16-year olds. Data collection consisted of two different instruments: Emotional state survey with demographics and environmental preference survey. Environmental values that are important to adolescents were control of privacy, having outside view, and quiet places to go. However, staying in a single-bed room for hospitalization is ranked the lowest score for the participating adolescents. Adolescents who perceived higher stress level preferred to have quiet places to go, to control over privacy and to have outside view significantly. The study resulted that the most important design attribute for American Adolescents was "privacy control", which is the essence of the meaning of home. There are some significant discrepancies in environmental preferences of hospital rooms by different genders and different health status.

Residential Conditions and Spatial Patterns of Two-person Households in Seoul - Multivariate Analysis Using GIS - (서울시 2인 가구의 주거실태와 공간적 입지 특성 연구 - GIS를 활용한 다변량 분석 -)

  • The goal of this research is to explore quantitative and residential features and spatial patterns of two-person households to suggest policy implications for housing supply and development in Seoul. Major findings of this study are as follows. First, the number of two-person households has increased rapidly mainly due to the growth of the elderly and single-parent households. They are mainly composed of the elderly over 60s and the youth of 30s of householder age. They are less likely to have well-paying jobs, and thus more likely to suffer from poverty. They are also inclined to live in rental and small-sized residential units and spatial segregation between the youth and the elderly became serious. In addition, their residential area can be classified into four types: area adjacent to employment centers, hinterland of urban centers, affordable multi-family housing area and redeveloped apartment area. It is necessary to change the current housing policy directions to take changing population and household structure into consideration. Also, diversified housing strategies and programs should be prepared to consider various household types and their needs and demands. Place-based strategies for housing supply and development are needed in consideration of spatial patterns and locational attributes of two-person households. Attention needs to be paid to resolving the social issue of residential segregation between different generations.

A Study on Factors Affecting the Purchase Intention of Housing (주택 구매의도에 미치는 영향에 관한 연구)

  • The purpose of this study is to help the understanding of the housing market through the influence of consumer choice attributes and financial policy on home buyer behavior. The key issue in the analysis is to take into account moderate effect of housing investment demand between different types of housing attribute choice and financial policy. The results of the study are as follows. First, convenience, education location, and neighborhood level have a significant effect on the purchase intention of the housing. Second, government policy have no significant influence on the purchase intention of the house. Third, the moderating effects of real estate investment outlook are that the neighbors level and interaction variables have a statistically significant effect on the purchase intention of the house. Since the government's financial policies do not affect the decision to buy a house, in reality, excessive regulation may reduce the quality of housing welfare for the first time home buyers. As a result of this study, the financial policy of the government does not affect the decision of the purchase of the house. In reality, the excessive regulation may reduce the quality of the housing welfare for the first time home buyer. Only an analysis which combines these aspects of consumer's choice can adequately describe and explain the actual change in demand in the residential market.

  • The purpose of this study is to establish work classification system of landscape construction in order to offer the basis of new estimation system of public landscape construction. New estimation system is based on historical construction data. For application of this system, the standard work classification system is necessary. Because extensive cost data should be accumulated under an unified construction work classification system. In the study of new estimation system carried by KICT(Korea Institute of Construction Technology), landscaping works belong to earth work of civil engineering. It looks very unreasonable work classification, because landscape archtecture has its own specialties and professional domain. In this study, information classification systems in the construction industry and various landscaping works of housing developments are analysed. As a result. a standard work classification system of housing landscape construction is proposed in section VI-3. This standard work classification structure consists of three levels divisions (i.e large work division, middle work division, small work division) . Now in this study, housing landscape construction works are divided into four large works and twenty six middle works. According to work attributes, middle and small work division is possible to subdivide into details.

A Comparative Study on the Apartment Unit Plans According to the Living Environment Elements of Housing in Korea and China - Focused on Apartment cases in Seoul and Shanghai - (한.중 공동주택의 생활환경요인을 통한 단위평면 비교 연구 - 서울과 상하이 전통, 근대, 현대 공동주택 사례를 중심으로 -)

  • This study aims to seek a direction of development in apartment interior planning method, considering residential condition and historical planning schemes in South Korea and China. In this study, South Korea and China's traditional housing and modern apartment unit was studied to identify environmental attributes of residence. For Korea, Banga, where upper class residents lived, and modern urban Hanok were chosen to be analyzed. For China, two types of housing wear studied: Sahapwon, original form of China housing, and Yinong house which is a typical Sanghai house. First, the elements of living environment in two major cities; Seoul and Sanghai was defined to analyze factors of traditional houses in both cities. Depending on those factors, relationship among traditional and modern housing types were compared and analyzed, focusing on unit plan case studies for a better understanding of living environment in South Korea and China. From this study, similarities and differences between apartment plans in Seoul and Shanghai was examined according to their residential style, surrounding natural environment and lifestyle factors. In Seoul's apartment, spacial composition and movement lines were mainly formed around the public space in Seoul, while public space of living and dining room was located at housing entrance area in the Shanghai's residential system, configuring narrow form of housing unit. In respect of the natural environment, the unit plan of rectangular form in Seoul was more efficient in day lighting and wind circulation than the unit plan of narrow form in Shanghai. It was also found that cultural differences of stand-up and seat life style influenced on the composition of unit plans in Seoul and Shanghai.n Apartment cases in Seoul and Shanghai.
