In the energy consumption of buildings in Korea, the housing sector accounts for 53% of a total energy consumption. Although the researches of energy consumption on the new detached houses and apartment houses have been conducted numerous times, the researches of energy consumption characteristics on the existing detached houses are lack of studies. Thus in this study, the actual condition of energy consumption characteristics on the existing detached houses in Daegu city was examined, and then energy consumption unit and green house gas emission unit was compiled to present a fundamental data for an effective way of reducing energy consumption and greenhouse gas emission in the buildings. The results showed that the energy consumption for heating in the existing detached house was greater than other energy consumption and the heating energy sources were city gas and fuel oil. As the fuel oil consumption got larger, the energy consumption unit and greenhouse gas emission unit became bigger. Based on these results, it will be able to develop a plan for reducing energy and greenhouse gas emission in the existing detached houses in the future.

This study was to find out contemporary planning trends of rural houses in So-yang Munhwa village by analyzing their floor plan shapes and space relations & elements. There were built 71 houses in that village, but it were possible to collect housing data, floor plans & general building records of 45 houses, from house register. By analyzing those data, findings were as follows : 1) Floor plan shapes of rural houses had a tendency to various type than simple types. 2) Room-Living-Room, 3 bay arrangement were very strong trends in those plans. 2) Public spaces, L.D.K(living dining kitchen) spaces, were centered in the floor plan of them. 3) Living space had an openness from entrance and DK(dining kitchen)spaces were separated from L.D.K. 4) Anbang(master bedroom) and living space were important, so two spaces were set to the south of floor plan and Anbang with a bathroom were often showed. 5) Utility and balcony/veranda spaces as a support space of kitchen were planned in rural houses.

A house is basic unit of human being living space and it reflects an occupation, family relation, a life style and sense of value of resident. The purpose of this study was to research the continuity of traditional elements and contemporary change of Japanese houses by field study and literature research. The subject of this study was sixteen houses of Miyashiro, Saitama pref. in Japan. The results of this study are as follow as. First, the traditional elements of contemporary Japanese houses are tatami floor room, tsuzukima, zashiki, dokonoma, butsudan, amado. Second, the tatami is symbol of Japanese living space. Wasizus maintains a traditional characteristic, but it is developed and fixed properly change in contemporary life. Third, the traditional elements of Japanese houses are continuing in the modern houses, and they are continuously changed the feature from recreate. It can be a connection of a hereditary factor of residential culture. Four, the continuity of modern change and traditional element of the Japanese houses can be understood the change of the structural and spatial responding method to accommodates a life.

In South Korea, millions of poultry have died due to repeated heat waves every year. The purpose of this study is to analyze the characteristics of heating and cooling loads of chicken houses in Korea and to present an effective insulation and ventilation measures to minimize the damage of poultry due to summer heat wave and to save energy in chicken houses in winter. The heating and cooling loads of standard chicken house were calculated. As a result of the calculation of maximum heating load based on the minimum ventilation rate in winter, the outdoor air temperature requiring heating was $6{\sim}7^{\circ}C$ to keep the indoor air temperature of chicken houses as $24^{\circ}C$. The peak cooling load of chicken houses was mostly taken by the heat generated by chickens and the heat gain due to ventilation. The heat gain through building envelopes was as small as neglectable. Most of chicken houses is usually cooled by gigantic forced ventilation in summer in Korea. When the chicken houses are cooled by electric cooling machine such as cooler or air conditioner, it is more effective to keep minimum ventilation rate to reduce the maximum cooling load. To lower the temperature of supplying water to cooling pad, it is recommended to use the underground water below 10 meters from the ground if there is abundant underground water.
To analyze human thermal environments in protected horticultural houses (plastic houses), human thermal sensations estimated using measured microclimatic data (air temperature, humidity, wind speed, and solar and terrestrial radiation) were compared between an outdoor area and two indoor plastic houses, a polyethylene (PE) house and a polycarbonate (PC) house. Measurements were carried out during the daytime in autumn, a transient season that exhibits human thermal environments ranging from neutral to very hot. The mean air temperature and absolute humidity of the houses were $14.6-16.8^{\circ}C$ (max. 22. $3^{\circ}C$) and $7.0-12.0g{\cdot}m^{-3}$ higher than those of the outdoor area, respectively. Solar (K) and terrestrial (L) radiation were compared directionally from the sky hemisphere (${\downarrow}$) and the ground hemisphere (${\uparrow}$). The mean $K{\downarrow}$ and $K{\uparrow}$ values for the houses were respectively $232.5-367.8W{\cdot}m^{-2}$ and $44.9-55.7W;{\cdot}m^{-2}$ lower than those in the outdoor area; the mean $L{\downarrow}$ and $L{\uparrow}$ values were respectively $150.4-182.3W{\cdot}m^{-2}$ and $30.5-33.9W{\cdot}m^{-2}$ higher than those in the outdoor area. Thus, L was revealed to be more influential on the greenhouse effect in the houses than K. Consequently, mean radiant temperature in the houses was higher than the outdoor area during the daytime from 10:45 to 14:15. As a result, mean human thermal sensation values in the PMV, PET, and UTCI of the houses were respectively $3.2-3.4^{\circ}C$ (max. $4.7^{\circ}C$), $15.2-16.4^{\circ}C$ (max. $23.7^{\circ}C$) and $13.6-15.4^{\circ}C$ (max. $22.3^{\circ}C$) higher than those in the outdoor area. The heat stress levels that were influenced by human thermal sensation were much higher in the houses (between hot and very hot) than in the outdoor (between neutral and warm). Further, the microclimatic component that most affected the human thermal sensation in the houses was air temperature that was primarily influenced by $L{\downarrow}$. Therefore, workers in the plastic houses could experience strong heat stresses, equal to hot or higher, when air temperature rose over $22^{\circ}C$ on clear autumn days.

Korea owns vast amount of apartment houses no less than those of world prominent countries, but did not pay enough efforts to maintain existing apartment houses and develop policies to reuse them due to growth driven policy of housing supply like construction of new houses. Korea constructed tremendous amount of houses in short period through government led forced house supplying policy, and resulted in excess houses such that present house supply rate happened to be reaching 110%. However, recently there are growing demand of change in housing policy due to social environmental changes like low birth rate and aging of society etc and nationals' demand for improvement of residential quality. When such social changes are demanded and 80% of apartment houses in Korea are less than 20 years old, renovations and remodeling of apartment houses are anticipated to emerge as important matter. In particular, the apartment houses in Seoul and the 1st generation new cities like Bundang and Ilsan etc have passed considerable period of time after construction and require safety measure, it is quite impending to raise engineers for the maintenance of existing apartment houses. Therefore, in this paper, direction for the raising of maintenance engineers in Korea was proposed through analysis of relevant qualification system for the apartment houses maintenance engineers in the U.S.

The numbers of the elderly who suffer Empty Nest Syndrome have been accelerated as an aging population has increased vastly and nuclear families have been a dominating family type in modern Korean society. To make the elderly get out of this phenomenon and live actively, the scheme of converting their existing houses into shared houses was set as a hypothetical solution in this study, and finding out the responses of the elderly who owns their own houses is the purpose of the study. A small workshop panel method was used and the elderly aged 55 years upwards took part and they own a detached house that is relatively large for the elderly or the elderly couple to live alone. The workshop was consisted of 3 stages: 1. a survey 2. an interview 3. a site visit. Through this, problems that the elderly have been experiencing within their houses were looked into and the responses of the elderly on converting their houses to shared houses by introducing developed schematic plans. As a result, positive responses from the house owners were carried out based on the fact that subsidies from the government on house renovation and tenants matching programs are supported. Shared houses could provide home owners economical support with rents and help them to feel less lonely. This is one way of supporting the elderly to live and age actively in their later lives. Therefore, this idea should be established in connection with preparing aging, aged, and super-aged society.

Dwelling environments that can help elderly farmers to live more safely, independently, and conveniently are becoming more and more important. Many rural houses are built without any particular architectural or energy-related criteria, so most of them have poor insulation. The construction technology used is also not precise, which increases the loads for heating and cooling. Therefore, rural houses need to be improved. Also, there is more and more need for plans to realize eco-friendly dwellings, so the principle of nature-oriented plans related to the direction, insulation, or landscaping of a house is being emphasized. Insulation is one of the most effective ways to save energy for heating and cooling. This preliminary study to improve the insulation of rural houses examined three regions in South Korea: the central region, the southern region, and the Jeju Island. A field investigation was conducted on a total of 18 houses, including six from each town in the selected regions. The information was used to figure out the current status of rural houses and the characteristics of the buildings. The main living spaces are the living room for the central region and the main room in the southern region and Jeju Island. The southern regions are plane shapes surrounded by rooms, and all ventilation is accomplished by windows. The studied houses were mostly masonry structures with slate rooftops. Additions and improvements included room expansions and bathroom interior installations.

Unsold new houses have increased before the financial crisis, and have steadily accumulated since domestic diffusion ratio of house exceeded 100%. From a long term point of view, it is important to liquidate unsold new houses and raise funds from the capital market till the housing market recovers because the accumulation of unsold new houses is a financial burden to the construction company and for that reason, the housing policies to support the liquidity of unsold new houses must be consistently available means. Therefore, the purpose of this study is to analyze the effectiveness of government's policy to support the liquidity of unsold new houses using CR-REITs from among these policies with system dynamics. Using the system dynamics model, this study finds the significance and limitation of the policy to liquidate unsold new houses using CR-REITs and suggests the measures to improve the policy.

The purpose of this paper is to analysis on periodical changes of rural houses of Korean-Chinese people residing in Yanbian area, China focused on periodical changes of floor plans according to Chinese government's policies and regulations influencing on rural houses. Changes of floor plans are classified into four periods; immigrating settled period, 1960-1970s, 1980-1990s, and after 2000. Total number of 67 cases were analyzed that data was collected 48 cases of literature studies and 19 cases of field study in Yanbian, China. The results are as followings. In immigrating settled period, floor plans of the rural houses have tended to be continued the pattern of the Korean traditional rural houses. Nevertheless China was changed socialism system, rarely floor plans were influenced by the system during this period. From 1960s to 1970s, the livestock and rural mechanization are influenced by the "People's Commune" policy. The "Barn" and "Mill" were converted into "warehouse". The residential part consists of one Jeongji (space mixed dinning and kitchen) and one to three of Ondolbang (room). From 1980s to 1990s influenced by the policies of "Cultural Revolution", "Birth Control" and "Chinese Economic Reform", the Korean traditional customs like "elders first" and "distinction between the male and female have been gradually vanished. Meanwhile, spaces of the rural houses have consisted of Jeongji, big Utppang (room), and warehouse. Each space is opened and mutual. Since 2000, influenced by the policy of a "new Socialist Countryside Construction", the bathroom and kitchen are added in interior spaces, the life style in rural houses has been changed as for both the sedentary style and western style.
