  • The paradigm shift in housing market has changed consumers' interests to the cost of housing, it is the mos important factor considered in purchasing house recently. In this study, some factors influencing on the cost o: housing and some preference factors considered in purchasing house are analyzed. The AHP(Analytic Hierarchy Process) is used to analyze preference factors. The results of this study can be used as a decision maker in the initial planning stage of construction industry.

Consumers' demand for air-conditioning market (서울지역의 냉난방 설비시장의 수요자 요구)

  • The objectives of this study was to research and analyze the actual conditions of using air-conditioning, which will help to understand the households' demand on a air-conditioning. The target of this study was the households in the seoul area. The data was collected by considering housing type, size & heating systems. On the basis of these findings, are the result of the demand for air-conditioning. 1)The possibility of purchasing this air-conditioning was higher among the households with ₩1,000,000 monthly income. Especially, the households with ₩2,000,000 to ₩2,500,000 monthly income were the main class of the demand. 2)The possibility of purchasing it was higher from husband's age over 30. 3)Both apartment and detached house dwellers were high in purchasing it. 4)The bigger the house was, the higher the possibility of purchasing it. Also, the function and the condition of air-cleaning function, which was concerning most on the economic point of view.

  • Our nation has a problem with discrimination of income distribution and inefficient of resources distribution caused by real estate price rising from a sudden economy growth and industrialization. Specially, in recent years, there is a great disparity of condominium price between the north and south of the Han river. Because the housing price is deciede by the immanent value of a house and neighborhood effects of the regional where the house is situated, the housing price is occurred difference. In this study, I analyzed the differences of housing price determinants about condominium developments in the old and new residential areas, and found the important factors that affect the condominium price using Structural Equation Modeling(SEM) The purpose of study is to analyze the influence of various factors of housing price. Also, this study tried to predict real estate market and to establish previous effective real estate policy.

  • As a result of the 2010 census, the most severe change appears household structure changes and single-person households's constantly increasing. As a result, the following changes in the housing market are to be expected. First, the changes to the center of the two-person households in four-person households would be reorganized into the small and medium-sized apartment in the center of mid-range and high-end apartments. Second, on the continued increase in the proportion of one-person households, the sustained growth of the rental market is expected. Third, on the continued increase in the proportion of one-person households, one-room house, office buildings, and residential urban life set to meet the needs of consumers, a variety of rental market boom times will come.

  • The current fashion market is experiencing a lot of difficulties in fashion forecasting due to consumers' fast-changing lifestyle on fashion, changes in consumer behavior, and the segmentation of the fashion market. To cope with this harsh reality, many fashion enterprises have paid much attention to the SPA (Specialty Retailer's Store of Private Label Apparel) brand as a promising fashion marketing strategy in terms of which they can survive in the extremely competing fashion market. The SPA brand is in the stage of inception in Korea, but the SPA brands such as MUJI and UNIQLO are already dominating the fashion business in Japan. Korea has just started developing the SPA brand, but its technological development, which was triggered by the success of 'BASIC HOUSE', is rapidly evolving. Under these circumstances, the SPA brand is getting vital for the fashion market in efficiently realizing consumers' requirements, revolutionizing the method for providing product information and the process of Marketing Mix Program, and expressing the value of shop. This paper studies the nature of the SPA brand and fashion merchandising system, and in turn examine the differences between the visual merchandising of the existing fashion brands and the Japanese SPA brands that are used as the fashion marketing strategy which is driven by the up-to-date technological system. Centering around these issues, we propose a visual merchandising system for fashion enterprises which serves to develop Korean-style SPA brands.

Expectation-Based Model Explaining Boom and Bust Cycles in Housing Markets (주택유통시장에서 가격거품은 왜 발생하는가?: 소비자의 기대에 기초한 가격 변동주기 모형)

  • Purpose - Before the year 2000, the housing prices in Korea were increasing every decade. After 2000, for the first time, Korea experienced a decrease in housing prices, and the repetitive cycle of price fluctuation started. Such a "boom and bust cycle" is a worldwide phenomenon. The current study proposes a mathematical model to explain price fluctuation cycles based on the theory of consumer psychology. Specifically, the model incorporates the effects of buyer expectations of future prices on actual price changes. Based on the model, this study investigates various independent variables affecting the amplitude of price fluctuations in housing markets. Research design, data, and methodology - The study provides theoretical analyses based on a mathematical model. The proposed model uses the following assumptions of the pricing mechanism in housing markets. First, the price of a house at a certain time is affected not only by its current price but also by its expected future price. Second, house investors or buyers cannot predict the exact future price but make a subjective prediction based on observed price changes up to the present. Third, the price is determined by demand changes made in previous time periods. The current study tries to explain the boom-bust cycle in housing markets with a mathematical model and several numerical examples. The model illustrates the effects of consumer price elasticity, consumer sensitivity to price changes, and the sensitivity of prices to demand changes on price fluctuation. Results - The analytical results imply that even without external effects, the boom-bust cycle can occur endogenously due to buyer psychological factors. The model supports the expectation of future price direction as the most important variable causing price fluctuation in housing market. Consumer tendency for making choices based on both the current and expected future price causes repetitive boom-bust cycles in housing markets. Such consumers who respond more sensitively to price changes are shown to make the market more volatile. Consumer price elasticity is shown to be irrelevant to price fluctuations. Conclusions - The mechanism of price fluctuation in the proposed model can be summarized as follows. If a certain external shock causes an initial price increase, consumers perceive it as an ongoing increasing price trend. If the demand increases due to the higher expected price, the price goes up further. However, too high a price cannot be sustained for long, thus the increasing price trend ceases at some point. Once the market loses the momentum of a price increase, the price starts to drop. A price decrease signals a further decrease in a future price, thus the demand decreases further. When the price is perceived as low enough, the direction of the price change is reversed again. Policy makers should be cognizant that the current increase in housing prices due to increased liquidity can pose a serious threat of a sudden price decrease in housing markets.

  • The objective of this study were to determine new air conditioning's selling possibility and discriminate it's market in Pusan and Daegu. The data were collected by using questionnaire. On the basis of the findings. These are follwing conclusions : Come to think of using rates of air conditioning. Function of air conditioning in house is not satisfied nowadays. Residents prefer it's function of cooling plus heating to only cooling in order to use a air conditioning in winter and the turning point of the season. And the air conditioning should be furnished economy, environment, convenience, amenity, safety.
