The Estimation Analysis Method of the Annual Operation Cost of Korean High-rise Condominiums

  • In today's building industry the emphasis has been geared more towards construction, thus building maintenance and life cycle have been neglected until now. A direct result of this neglect is the rapid aging of building, which leads to more cost-effective decision making methods for the prolongation of building life span. The following study is conducted in the area of Daegu and Seoul in order to develop the estimation analysis method of the annual operation cost of the Korean high-rise condominiums for the cost-effective decision making support through mathematical and statistical analyses including the present value and standardized measurement corrections. Based on the assumption that the life expectancy of the high rise condominium is 50 years, initial cost is ₩421,212/$m^2$, and a total sum of yearly operation cost during life expectancy is ₩2,154,499//$m^2$), yearly accumulated operation cost is shown as below: $AOC=0.7097t^4-38.803t^3+806.95t^2+11045t-496.52$ ($R^2=0.98$) (Here, AOC = Accumulated Operation Cost, t = given years)

  • The Purpose of cost Planning at the early Phase of construction Projects is to provide the clients with the appropriate cost information during the design decision-making process. Therefore, the cost planning process is expected not only to predict projects' cost accurately but also closely to coordinate with the design decision-making activities. This paper proposes a new cost planning method for the effective and efficient directions relating a design decision-making process. Strategies for this method are i ) to utilize elemental cost breakdown system, and ii ) to apply probabilistic distribution theories. Based on these strategic direction, this paper proposed a probabilistic cost planning model for high-rise office building projects. The suggested model provides appropriate cost information to meet clients limited budget and various project' requirements during the design decision-making process. This study is based on probabilistic distribution variables theories and the range estimating technique. This study also develops a web-based software program in order to apply the proposed cost planning model effectively in high-rise of office building construction practices.

A Study on the Effective Management for the International Sea-borne Container (국제 해상 컨테이너의 운용방안에 관한 연구)

  • In the process of containerization, the problem of regional maldistribution of container management plan arises seriously due to several factors like a number of unbalances of containers between loading and discharging ports. This study focus on the minimizing cost. This study is composed of two models which in effective management decision making show decision of the number of containers and transfer of empty containers. One is decision of the number of containers which carriers should possess by appropriate forecasting and the other is effective management decision making which includes the transfer of empty containers on calling ports. This study has suggested as follows, First, the Time Series analysis method, especially the "Exponential Smooting with Trend Adjustment" was used to forecast the trade volumes for the designated traffic route. Second, the Time Series analysis method in deciding the optimal number of owned container at the unbalances trade situation between East Bound and West Bound service, most important variables were found such as total traffic volume, the calling interval at a port, the number of days of voyage and the length of stay on shore of container for the optimal number of owned container. Third, effective management decision making model, which makes it possible to analyze the impacts of change in important matters such as lease and positioning policy, and actually influence decision making.on making.

  • The investment to advanced manufacturing techniques is essential to reinforcement of furture competitiveness. To make a decision for selecting an appropriate manufacturing facility is very important ; it is, however, rather difficult to get a precise evaluation through conventional cost analysis methods. The supreme decision-maker does not only take into consideration tangible cost attributes in decision-making ; he also takes into account such intangible attributes as strategic ones. This study combines Analytic Hierarchy Process and Simulation in order to graph the variations of weighted indices of alternatives for effective decision making when cost attributes are uncertain. A numerical example is illustrated to explain the basic mechanics of the proposed decision procedure.

The Relationship between HMO's Organizational Structures and Cost Reduction (HMO(Health Maintenance Orgarnization)의 내부조직구조와 의료비용절감과의 관계)

  • This study investigates effcts of HMO internal structural arrangements on performance, specially cost reduction measured by hospitalization rate. This study formulates formalization, centralization measured by decision-making participation, differentiation, and coordination as structural factors, considering coordination as an intermediate factor between the rest of structural factors and hospitalization rate. The commonly used HMO types is assumed not effective in explaining performance differences. For the empirical test, I use bootstrap regression analyses with 48 HMOs. The results of the analyses show that HMO types fail to explain differences in hospitalization rate. However, dicision-making participation and differention effectively reduce hospiatalization rate, while frmalization increases hospitalization rate and coordination has nonessential effect on hospitalization rate. And, formalization and decision-making participation positively contribute to achieve coordination in HMO. These findings suggest that the theoretical framework derived from rational-citingency theory of formal organization better explains performance differences of HMOs than HMO types.

  • LCC (Life-Cycle Cost) analysis is a practical method and a guideline for evalua-ting the economic performance of building service systems. By using the LCC analysis, the most cost-effective design decision can be made, which has the lowest LCC during the project study period among the various design alternatives. The present case shows an example of appro-priate use of the LCC analysis, by demonstrating the procedures of decision making among at-tarnative building HVAC systems at community center and congress hall of a local government.

  • With the continuous and outstanding development of information technology(IT), human being is coming to the new computing era which is called cloud computing. This era brings lots of huge benefits also at the same time release the resources of IT infrastructure and data boom for man. In the future no longer, most of IT service providers, enterprises, organizations and systems will adopt this new computing model. There are three main deployment models in cloud computing including public cloud, private cloud and hybrid cloud; each one also has its own cons and pros. While implementing any kind of cloud services, customers have to choose one of three above deployment models. Thus, our paper aims to represent a practical framework to help the adopter select which one will be the best suitable deployment model for their requirements by evaluating each model comprehensively. The framework is built by applying the analytic hierarchy process(AHP), namely benefit-cost-opportunity-risk(BCOR) model as a powerful and effective tool to serve the problem. The gained results hope not only to provide useful information for the readers but also to contribute valuable knowledge to this new area. In addition, it might support the practitioners' effective decision making process in case they meet the same issue and have a positive influence on the increase of right decision for the organization.

  • Enterprises and governments currently utilize COTS based information systems which are a kind of component based systems. Especially, COTS are widely utilized as information security systems and information systems including information security functions. This paper suggests an appropriate adaptation level of security functional components and a cost effective priority among them. To make a cost effective decision on adapting security functional components, this paper develops a hierarchical model of information security technologies and analyzes findings through multiple decision-making criteria.

  • This article discusses how to conduct treatment planning and decision making in special needs dentistry. Special needs patients often lack cooperative ability during dental treatment and have a deteriorated oral health status. To overcome the limitation in communication with special needs patients and solve their complicated dental problems, dentists need to have extensive preoperative information about the patients and their caregivers. Treatment procedures should be organized in a patient-centered and cost-effective manner. Additionally, clinical outcomes need to be predicted taking into consideration of the patients' condition. The clinical experience of committed dentists is another factor that enhances the benefits of extensive treatment in special needs patients with many limitations. The insightful treatment decision-making of dentists will contribute to improving the oral health of special needs patients despite the various obstacles.

  • Worldwide plant market keeps maintaining steady growth rate and along with this trend, domestic plant market and its contractors also maintain such growing tendency. However, in spite of its external growth, win-win growth of domestic material industry that occupies the biggest share in plant industry cost portion is extremely marginal in reality. Domestic plant material suppliers are required to increase awareness of domestic material brand by securing quality and reliability of international standard through improvement of design quality superior to that of overseas material suppliers. Improvement of design quality of plant material becomes an essential element, not an option, for survival of domestic plant industry and its suppliers. Under this background, in this study, priority and importance by each evaluation index was analyzed by materializing plant design stage through survey of experts and defining evaluation index by each design stage and based on this analysis result, evaluation index of stage-gate based decision-making process that may improve design quality of plant material was suggested. It is considered that by utilizing evaluation index of stage-gate based decision-making process being suggested in this study, effective and efficient decision-making of project decision-makers would be enabled and it would be contributory to improve design quality of plant material.
