Analysis of the Implication of Accessibility to Community Facilities for Land Price in Rural Areas using a Hedonic Land Price Model (헤도닉모형을 이용한 농촌지역 생활편익시설의 접근성이 지가에 미치는 영향 분석)

  • Land price can be affected by convenience or psychological repulsion like PIMFY (Please In My Front Yard) or NIMBY (Not In My Back Yard) for various facilities. Services related to public establishment, welfare, medical attention, and amenities in rural areas are comparatively poorer than those in urban areas. The purpose of this study is to estimate the implications of the accessibility to community facilities in rural areas for land prices using a hedonic price model. The accessibility to facilities is estimated by real road distances and the land prices are applied for four types of land usages: field, rice paddy, building lots, and village halls. Community facilities are classified from public and community services view: education, safety, culture, transport, environment, health care, and finance. The results show that the accessibility to health care and transport can positively affect land prices and the accessibility to environment (waste facilities and junkyard) and unpleasant services (funeral hall and charnel house) can negatively affect land prices. Especially, the accessibility to hospital is the most positive influential factor for all types of land usages.

User Demand on the Crematorium Facilities (화장장 이용자의 시설요구에 관한 연구)

  • The main purpose of this project is to improve the funeral and grave culture which has brought about many social problems, and to fix the crematory culture as the future funeral ceremony in our country. In this study, we first investigated the actual condition of cremation culture. Second, we survey three representative crematorium as an object of study and investigated similar sample buildings in Japan, we analyzed the problem of existing crematorium. Finally, we arranged the basics to approach the space program and design criteria of this project. 1. The entrance of vehicles has been commonly concentrated to the opening time of crematorium. therefore, Peak time has come out as circulation of cremation and waiting time is increasing, also it is difficult to manage the congestion normally. 2. The whole problem of crematorium is poor environment, inferior buildings, noise, unsatisfactory ventilation and privacy, insufficient convenience facilities. 3. The user demand on the crematorium facilities is a private family room for waiting area, a farewell room for family members in a direct line, an outdoor rest area, and the various service facilities, and so on. 4. For improvement of the funeral and grave culture, it is necessary that crematorium is not a hatred facilities, as the conversion of consciousness, and to new shape of charnel as it wore family tomb.

The Effects of Non-Preferred Facilities on Land Prices in Urban and Rural Areas using Spatial Econometrics (공간계량모형을 이용한 도시와 농촌의 비선호시설이 토지 가격에 미치는 영향 분석)

  • Land price can be affected by convenience or psychological repulsion like PIMFY (Please In My Front Yard) or NIMBY (Not In My Back Yard) for various facilities. The purpose of this study is to evaluate whether non-preferred facilities are related to NIMBY impact that negatively affect land prices using the spatial econometrics models which are spatial autoregressive models (SAR), spatial errors models (SEM), and general spatial model (SAC). The land price in urban area increases by 0.07-0.2% when the distance from aversion facilities increases by 1%. However, the land price in rural areas decreases when the distance from aversion or pollution facilities increase. Therefore, these facilities in rural areas located in the areas with higher land price because funeral homes located in center of rural administrative areas and charnel house or crematorium located in the fringe of urban areas. That is, this study explain the difference between land price and non-preferred facilities in urban and rural areas and why there are more N IMBY symptoms in urban areas.

  • Wireless Sensor Network is an event-driven system that a large number of micro sensor nodes are collected, giving and Wing information. Congestion can take place easily since a great number of sensor nodes are sensing data and transferring them to sink nodes when an event occurs, comparing to the existing wired network. Current internet transport protocol is TCP/UDP, however, this is not proper for wireless sensor network event-driven ESRT, STCP and CODA are being studied for reliable data transport in the wireless sensor network. Congestion are being detected local buffer and channel loading with these techniques. Broadcasting is mainly used and can avoid congestion when one happens. The way that combining local buffer and channel loading information and detecting congestion is being studied in this paper. When congestion occurs, buffering state is divided into three in order to lessen the broadcasting sending the message on congestion control to the node having frequent channel loading. Thus they have advantage of decreasing network's loading.

  • The uniqueness of Korean funeral culture has produced the problems such as forest indiscreet cemetery development and increase of cemeteries for those without surveying family due to negligent management. To solve these problems, government and social organization have recommended a use of cremation, charnel house and cemetery. The objective of this study is to develop a cemetery information management system which cemetery managers who are GIS laypersons are able to understand GIS functions easily and use conveniently. Cemetery tasks should be done not only in the office but also at the field. In the office, they perform GIS functions like input, modification and so forth using a desktop. And at the field, they perform the functions like simple input, inquiry using a PDA(Touchscreen) that can receive GPS signal. As various open source softwares were used to build the system, the expense was reduced largely, and we could expect the possibility that it can be utilized in more cemeteries by adding more various functions.
