The construction finishing work is emphasized according to high dependence on labor and long term that occupy approximately 40% in construction period, so that it is required for the alternatives such as automation technology. However, it is insufficient to develop the automation technology of construction finishing work compared to other works, for instance, frame work. Also it is not enough about this preliminary research which survey the improvement needs to select the development object. Therefore, this study aimed at derivation of detail works required improvement in ceiling finishing work by the questionnaire survey. These results may provide the basic information to develop the automation technology of construction finishing work.

This study aims by analysing the interior design elements trends of current medium size office buildings in Seoul. The analysing objects are ceiling, floor, wall, and illumination plan of current office buildings. Analysing tools are finishing material and color of each part. Analysing areas are lobby area, deskwork area, conference area, welfare area, public area(rest room, corridor, stair). The interior design elements of lobby shows a lots of different features then the other areas in ceiling, floor, and wall design. Such difference appears at finishing material especially, and the coloring is more splendorous then the other areas. Desk work area and conference area have similar characteristics in finishing materiors and colors, and they usually follow the needs of function. Walfare area shows more splendorous feature then deskwork and conference area, and designed by various materials and colors. Public area also shows very active design concept then past times.

노후 공동주택의 리모델링 공사 수행 현황을 살펴보면, 공동주택의 신축공사와는 달리 철거공사라는 새로운 공종이 추가 된다. 이러한 철거공사는 리모델링 공사를 구성하는 다양한 공종 중에서 공사 기간을 좌우하는 주요 공종에 해당하나, 실제 공사수행 방법은 기존의 일반 건축공사 철거형태와 거의 동일하게 이루어지고 있다. 즉, 폐자재의 재활용 등을 통한 자원의 낭비 및 환경파괴 등을 최소화 할 수 있는 리모델링 공사의 특성을 고려하지 않고, 단순 생산성만을 강조한 기존철거공사의 수행 방법을 그대로 사용하고 있는 실정이다. 따라서 리모델링 공사의 특성을 반영한 철거공사의 프로세스 정립이 필요하며, 더불어 정립된 프로세스를 구성하는 단위 작업의 시공성을 평가하여 향후개선을 위한 방안이 마련되어야 한다. 본 연구는 선행연구에서 정립한 리모델링 공사의 철거 프로세스 및 단위작업(이하 '신규방식'이라함)과 기존 일반 건축공사의 철거공사 수행 방식(이하 '기존방식'이라함)의 비교를 통한 신규방식의 시공성 측면의 개선효과를 평가하고자 한다. 이를 위해 전문가 면담을 통한 철거공사의 시공성을 측정할 수 있는 주요요인을 도출한 후, 이를 근간으로 공가(空家)상태인 시영아파트의 두개 동에 신규방식과 기존방식의 비교실험을 통한 시공성의 개선 효과를 분석하였다.

공동주택 하자는 추가적으로 투입되는 각종 자원의 낭비, 경제적 비용손실로 연결되며, 입주자들에게는 시간적, 물질적, 정신적 피해를 주고, 기업에게는 금전적인 손실뿐만 아니라 기업 신용도를 추락하는 문제를 발생시킨다. 이러한 관점에서 본 연구에서는 다수의 하자분쟁 사례를 활용하여 공동주택 공종/하자유형/부위에 대하여 하자 빈도 및 심각도를 고려한 중요도를 산출하여 공동주택 하자관리 효율성을 제고하고, 하자분쟁을 최소화하는데 기여하고자 한다. 이를 위하여 본 논문에서는 공동주택 하자분쟁사례 48건, 약 7,548개의 하자항목 자료를 토대로 분석을 실시하였다. 분석 결과를 정리하면, 하자가 주로 발생하는 공종은 RC, 마감, MEP 공종이며, 중요도가 높은 하자유형은 균열, 누수, 오시공, 미시공 등인 것으로 확인되었다. 또한 하자부위의 경우 상대적으로 현장 설치 중심의 가구, 설비기기보다 현장 시공 중심의 외벽, 내벽, 내부 천장 및 바닥이 하자 중요도가 높은 것으로 확인되었다. 이에 따라 기본적으로 생애주기 각 단계별 품질관리를 철저히 할 필요도 있지만, 내부공간을 구성하는 부위의 경우, Pre-fabrication에 대한 활용성을 높이는 것을 고려할 필요가 있다.
