The purpose of this study is to suggest the improved methods for cost sharing in apartment remodeling projects. Case studies on apartment remodeling projects with different plan type were analyzed and compared. Cost sharing estimated by 'proportional rate method' shows similar results estimated by 'return on investment method' in case of similar area ratio of existing plan to remodeling plan. Otherwise cost sharing estimated by 'proportional rate method' shows great differences comparing the results estimated by 'return on investment method'. Although return on 'proportional rate method' is widely used, it is not proper to estimate cost sharing when each householder's contribution for the project varies, such as considerable differences area ratio of existing plan to remodeling plan. Improved cost sharing method is needed taking into account project contribution and characteristics.
The final aim of this study was to propose guidelines for the indoor environment of apartment remodeling projects. The first task of this study was to understand the major elements and the actual condition of the remodeling for apartment unit by carrying out in-depth interviews on residents and specialists. The open-access interviews were conducted with interior designers who have a wide experience of apartment remodeling and residents who live in recently remodeled apartment units. The second task was to evaluate the actual condition of the indoor environment and to analyze the main factors that affect the indoor environment in remodeled apartment units. Field measurements were carried out in twenty apartment units occupied after remodeling, recording indoor environment elements (indoor temperature, globe temperature, relative humidity, $CO_2$, CO, PM10, TVOC, HCHO, illumination, and equivalent noise level). Moreover, resident interviews and researcher observations were carried out to determine the contents of the remodeled unit and to investigate the architectural and living factors(like ventilation characteristics, etc.) related to the indoor environment. The results are as follows. The remodeling elements generally included the changing of lighting fixtures and finishing materials in all the spaces, the integration of the balcony into the children's room, the installation of furniture in the kitchen and the entrance, the changing storage furnitures and equipments in the bathroom. The average levels of each unit of relative humidity, $CO_2$, TVOC, HCHO, equivalent noise level, and illumination were proved to be on the whole in inadequate condition. The factors that affect these indoor elements were classified as remodeling factors (remodeling amounts, extent balcony integration, and lighting fixture exchange), ventilation characteristics, and living factors. According to these results, this research proposed the guidelines for the indoor environment in apartment remodeling projects.
공동주택의 리모델링 사업은 장기적으로 가장 비중이 크고 중요한 리모델링 시장의 한 분야라고 할 수 있으나, 아직까지는 세대 내부 인테리어 또는 국소부위 리모델링 수준에 머무르며 수익성 향상측면과는 거리가 있는 사업으로 인식되고 있어, 리모델링 사업의 활성화 방향에 저해 요소로 작용하고 있다. 기존 연구에서는 이와 같은 문제점을 해결하기 위하여 거주자 및 전문가의 항목별 우선순위에 대한 많은 연구가 진행되었으나, 이는 사업 이후의 평가 즉, 실제 리모델링 사업 이후의 Feedback을 통한 리모델링 사업의 수익성 향상 측면의 재고라기보다는 이론적 선행연구에 그치고 있다. 이에 본 연구는 선행 연구 및 문헌조사를 통해서 리모델링 사업의 수익성에 영향을 미치는 인자 Pool을 도출하고, 다수의 실제 공동주택 리모델링 사례를 바탕으로 리모델링 부문의 개선수준과 실제적 발생 수익과의 상관분석을 통하여 각 세부요인들의 개선수준이 수익성에 미치는 상관관계를 정량적인 수치로 도출하고 결과 값을 해석하여, 이를 바탕으로 기존 리모델링 사례에 대한 문제점을 재조명함과 동시에 향후 리모델링 사업의 방향 설정에 참고가 될 수 있도록 함에 그 목적이 있다.
This study aims to seek a proper policy direction in response to the demand for apartment remodeling. As the research methods, we diagnosed the current status of the remodeling policy and analyzed the demand for apartment remodeling nationwide. According to the result of analysis, we suggested the fundamental direction and tasks for remodeling policies to be pursued at the government level. The results of the study are summarized as follows. First, the result of analysis showed that the demand for environmental improvement(performance improvement) remodeling project was much higher than other types of remodeling projects. The percentage of unit increased-type remodeling that can secure business feasibility is about 10% and only 30% when it comes to reducing project costs. The remaining 70-90% need to be promoted in environmental improvement remodeling projects which dependent on the residents' payment. Second, in order to prepare a policy action plan in response to the demand for apartment remodeling, it is necessary to set up clear policy goals and strategies for apartment remodeling in advance at the national level. Along with proactive goals and strategies, graded policy support should be accompanied per type of remodeling and business demand. We also suggest to simplify administrative procedures and support the R&D research to develop technologies. It would help to utilize the unit increased-type remodeling. On the other hand, for utilizing the environmental improvement remodeling which takes up a relatively high proportion, the policy should take care of as follows: offering housing performance information, rationalizing long term repair reserve, fostering small companies and experts. Finally, apartment management system should be advanced from the perspectives of managing old apartments and institutional foundations such as new construction and customized regulations for differentiated remodeling should be accompanied.
The purpose of this paper is to examine a reasonable share of cost in the apartment remodeling projects. Therefore, the case model of remodeling apartment was made up and then the rate of return by method of floor area change rate, method of proportion, method of investment earnings rate and method of proportion reflected business contribution were estimated. Consequently, the model by the method of proportion reflected business contribution presented 20.6% of rate in all apartment units.
More than 50% of the existing buildings in Korea are over 15 years old. Therefore it is necessary to be held reconstruction or remodeling deteriorated buildings more efficiently. Especially, since remodeling project reserves existing structures, it requires less period of project and construction period compare to reconstruction. It is possible to minimize uncertainty in communication between participants and able to manage information and construct efficiently in remodeling projects. This paper is first step of integrated BIM-based whole lifecyle management of apartment remodeling process. It suggests 3D laser scanner specification factors and site constraint factors for mapping between two groups. Therefore it will contribute to develop mapping algorithm of two groups and find optimal combination for apartment remodeling.
The purpose of this study is to conduct researches on the aspects of reconstruction and remodeling of low-rise, dilapidated apartment buildings in the provinces, using comparative methodologies, consequently coming up with the findings in the following. 1) Unlike the rebuilding projects in which the movement process tends to be made in a bulk (in a simultaneous manner), it turns out that when it comes to remodeling, it would be advisable to attempt moving the inhabitants as a group either by the size of their residence or by the building. 2) Given the peculiarities of the construction management mechanism, remodeling projects might seem disadvantageous on the part of the management on account of inadequate accumulation of information and experience. Hence, based on the impeccable assessment of the current status of the subject buildings from the phase of planning, its imperative to closely look into and take into consideration a variety of direct and/or indirect factors in advance of the implementation. 3) A series of comparative researches from the perspective of economical efficiency that remodeling projects appear profitable considering the overall costs including financial expenses, varied taxes, and so on that will be eventually brought forth during the reconstruction period, and all the more so when allowing for the consequential effects which they ought to have upon the natural and human resources, environmental and ecological condition, business potentials, etc. Amelioration to be desired on the basis of the findings above.
노후한 아파트들에 대한 사업 대안은 대부분이 재건축이었다. 그러나 건설자원의 고갈과 건설환경의 변화로 리모델링 사업은 노후한 건물의 새로운 관리방안으로 도입되고 있다. 이는 재건축의 사업 추진여부가 건물의 물리적 노후화에 기인하기보다는 기능적, 경제적 이유로 추진되었기 때문에, 리모델링을 통해 건물의 조기 재건축을 방지만 수 있으리라 예상되기 때문이다. 리모델링 사업을 성공적으로 수행하기 위해서는 사업 계획단계에서 합리적인 경제성 검토가 선행되어야 한다. 그러나 국내 리모델링 사업은 초기단계로 경제성 평가에 대한 사례 및 연구가 매우 미비한 실정이다. 따라서 본 연구에서는 고충 임대아파트를 중심으로 주택부문의 리모델링 사업에 대한 합리적 경제성 평가 방안을 제시하고자 한다.
최근 주택법 개정에 따른 수직증축에 의한 세대수 증가가 허용되어짐에 따라, 1기 신도시인 분당, 평촌 등의 아파트 단지를 중심으로 세대수 증가형 리모델링 사업이 활발하게 추진 중에 있다. 하지만, 세대간 경계 내력벽 철거 금지, 허용된 용적율 증가에 따른 인접건물의 일조권 변화 등 리모델링 사업 프로세스 상의 불확실성 요인들 때문에 사업추진이 원활하게 진행되지 못하고 있는 실정이다. 따라서 본 논문은 이러한 불확실성 요인들을 해소하여 사업추진이 원활하게 진행될 수 있도록 세대수 증가형 리모델링 사업에 대한 프로세스 모델을 제시하고자 한다. 이러한 프로세스 모델을 제시하기 위하여 먼저, 주택법에서 명시된 프로세스에 대한 요구사항들을 분석하고, 이를 바탕으로 현행 세대수 증가형 리모델링 사업의 프로세스 모델을 제시한다. 다음으로 현행 프로세스 상의 불확실성 요인들과 원활한 사업진척을 위한 기타 제도개선 사항들을 전문가 인터뷰를 통하여 파악하고 제도개선안을 마련한다. 마지막으로 이러한 제도개선안들을 적용 기존 프로세스를 개선하여 수정된 세대수 증가형 리모델링 사업 프로세스 모델을 제안한다. 이 모델은 정부가 주택법을 개정하는데 도움을 줄 수 있으며, 리모델링 조합의 사업 추진을 좀 더 원활하게 할 것이다.
공동주택 리모델링은 유지보전과 개량보전이라는 두 가지 관점을 포괄하고 있다. 유지보전과 관련해서는 현재 장기수선계획과 특별수선충당금제도가 있으나 제대로 운용되지 못하고 있다. 그리고 개량보전을 위해서는 최근 관련 법의 개정이 이루어지고 있는 등 제도적 여건이 조성되고 있다. 향후 공동주택 리모델링의 활성화를 유도하기 위해서는 첫째, 특별수선충당금제도의 내실화를 위한 조세 감면 등의 인센티브 제공과 공익적인 기구의 설립을 통한 운영 등이 요구된다. 그리고 주민들의 실질적인 리모델링 욕구에 부응하기 위하여 세대수 증가, 내력벽 철거 및 발코니 용도 변경 등의 사안에 대해서도 전향적인 검토가 요구되고 있다. 또한, 리모델링에 대한 유인책 제공을 위한 조세 및 금융상의 지원도 필수적으로 요구되고 있다. 이밖에 중고주택정책, 재건축정책, 리모델링을 고려한 신축주택의 설계 지침 마련 등 여건 조성을 위한 관련 제도의 개선도 요구되고 있다.
