  • Every construction company should consider the apartment price when building apartment houses because the sales price has a great impact on the rate of apartment sales. Here, the average apartment price and characteristics of an apartment complex are factors that determine the sales price. However, the existing apartment pricing method fails to properly reflect the weight of each factor. Therefore, the study investigates factors that impact the apartment price and importance of each factor. It examines the apartment pricing method taking into account of the weight.

서울시 1,000세대 이상 대규모 아파트단지의 아파트가격 결정요인에 관한 연구 (Determinant Factors for the Apartment Unit Prices of Large Scale Apartment Complexes over 1,000 Households in Seoul Metropolitan Area)

  • The existing most studies on the apartment sales prices have been limited to relatively small size apartment complexes and have not categorized the apartment complexes based on the number of households. Some of them uses the apartment-related indices such as regional value estimates, sales unit price, and view right values. In the case of Seoul Metropolitan Area, the size of apartment complex has been growing to the level of large complex over more than 1,000 households through new town development, redevelopment and reconstruction. People prefers to choose a large scale complex instead of small complex based on their perception that a large scale apartment complex provides more conveniences in living. The result of this analysis revealed that the variables chosen as important determinants of the hedonic price model for large scale apartment complexes were square meters of apartment unit, rent/price ratio, number of bays, distance to the nearest subway station, and heating system method. This means that the sales price of apartment unit will be higher as the square meters of apartment unit increase, as the rent/price ratio decreases, as the distance to the nearest subway station increases, and as the number of bays increase.

일산지역의 공동주택 평당매매 가격결정 특성에 관한 연구 (An Investigation on Determinants of Apartment Price in Ilsan Area)

  • The purpose of this paper is to find out the factors affecting the apartment price given three sets of variables such as characteristics of apartment building, apartment site, and location. Data of 1,579 housing units in 224 apartment complex sites in Ilsan city were selected from the housing information of four public and private housing sources in 2006. The first set of variables for physical features include housing size (pyoung), preferring-floor, building orientation, heating system and structure of entrance. The second set of variables for building were number of housing units, built year and rank of construction company. The third set of variables for location were distance from number of school, the subway station, distance of department store and park. For the analysis, the hedonic price model, which was one of the methods to estimate social convenience, was used along with the SPSS statistical program and regression analysis. The results are as follows, Firstly, in the structural characteristic variables, it was analyzed that all of the variables except facing affected the apartment price. Secondly, In the site characteristic variables, unusually all of the variables were not affected the apartment price in Ilsan city. Finally, the locational characteristic variables number of school, the subway station, distance of department store and park affected the apartment price. In case of Ilsan city, educational facilities was likely to positively contribute to the price of apartment.

아파트에서 보이는 조망 경관의 질적 가치 분석 (The Qualitative-value Analysis of Apartment View)

  • The purpose of this study is to make realistic analysis of qualitative value for apartment view. This study is conducted in two ways. First, 6 apartment complexes in Daegu metropolitan city are selected as research subject. And then the following 4 activities are made in order: picture-data establishment, declared-price research, market-price research, and survey. Second, realistic analysis of qualitative value included in apartment price is made based on the above data. And then the value is compared with apartment's declared price which is a current tax index. The result shows that the view value included in apartment price is realistically different depending on many variables such as story/side, plot planning of apartment complex, view element, unlike the declared price mainly focused on story.

서울시 아파트 가격에 대한 대기질의 영향 - 헤도닉 가격기법을 이용하여 - (An Effect of Air Quality on the Apartment Prices in Seoul: Using Hedonic Price Method)

  • Based on the hedonic pricing method, this paper investigates the effect of air quality on the apartment price in Seoul. The empirical results show that both the structural variables such as years of construction, heating system, and size of apartment complex and accessability variables such as distances to subway station and parks provide statistically significant effects on the price of apartment, Especially, the dendity of sulfurous acid gas ($SO_2$) and ozone ($O_3$) in the air, indicating air quality, negatively affect the price of apartment, This implies that as the condition of air quality to become worse, apartment price decreases, Therefore, when the degree of aversion of apartment residents against the air pollution affects the formation of apartment's market price, the MWPT(Marginal Willingness to Pay) in order to improve the air quality 10% has been estimated as 36,000~39,000Won per month.

  • The aim is to get comprehensive view point for the price of apartment. Apartment construction cost is the sun of land cost and building cost. Land price reflects the value of location where building stands. When the gap between price and affordability is narrow enough, effective demand promote apartment construction. The today's trends of rising price, which began in apartment housing, spreads to real estates market and finally overall consumer price. Problem is that price is decided only by supplier's interest. Equilibrium-pricing is common process in housing market. However it is important to review hedonic price and the factor of housing services and focused on the affordability of demanders. AHP analysis was used to study real needs and preference of demanders and dealt with 200 interviewees with brief checklists. We found that social factor is more important than building cost or site development. Especially location of apartment is most important to affect environment quality and accessibility to facilities.

  • After the Enforcement of Price Deregulation of Apartment, Apartment house get down to originality goods, The Housing Market have reorganized the nucleus by a user, have demanding the development for discriminative unit plan. The purpose of this study is that before and after the Price Decontrol of Apartment take part a variety of unit plan, search for transformation factor and analyze into the tendency of the distinction plan of Housing Goods. Before and after the Price Decontrol of Apartment, Apartment unit have analyzed from 85 $m^2$ till 152 $m^2$ private area; ten corporations of civil construction' unit in Seoul and The national capital region supply apartment, will supply apartment. For selected examples, first, unit plan is normalized from the ratio of front to side wall, bay, a Room' organization and a kind of Room, number, and for examples of unit plan of apartment, the examples were analyzed with respect to change of a Room' organization and the number of a room and the ratio of front wall to side wall for item investigated. Finally, I search out course of transformation tendency of an apartment unit plan after Enforcement of Price Deregulation and analyzed a factor. The results of the study are follows, after Enforcement of Price Deregulation, unit plan of apartment lead to change lay out, to secure each family's privacy, to secure feeling for open hearted, tendency of flexibility.

VAR분석을 활용한 금융위기 이후 서울 아파트 전세가격 변화 (A Study on the Seoul Apartment Jeonse Price after the Global Financial Crisis in 2008 in the Frame of Vecter Auto Regressive Model(VAR))

  • 본 연구에서는 2008년 금융위기 이후 부동산 정책에서 많은 비중을 차지하는 서울의 아파트 전세가격에 가계경제가 어떤 영향을 미치는지 2009년 1월부터 2013년 12월까지 자료를 이용하여 VAR모형을 통해 실증분석하였다. 서울의 전세가격에 미치는 가계경제변수들은 서울 아파트 매매가격, 소비자물가지수, 고용률, 실질GNI, 가계대출금액으로 구성하였다. 분석결과에 따르면, 서울 아파트 전세가격은 단기적으로 가계경제변수들에 영향력을 받는 것으로 나타났다. 또한 가계경제변수들의 구조적 충격에 따른 서울 아파트 전세가격 변동의 상대적 기여도는 단기적으로는 서울 아파트 전세가격 자체 충격에 가장 큰 영향력을 받으며, 시간이 지날수록 가계변수들의 영향력이 커지는 것으로 나타났다. 본 연구결과를 통해 가계경제를 이루는 어떤 요인들이 주택전세가격에 많은 영향을 미치는지 파악할 수 있어 향후 주택가격 안정화를 위한 정책수립에 기여할 것으로 기대된다.

  • Korean government has announced declared prices of apartment reflecting market condition each year. Therefore, on that basis, apartment owners have used as basic data trading apartments and the government has been used to calculate the tax. However, the sales prices and declared prices of apartment has occurred difference depending on the region and the brand. This study has analyzed and compared regional differences in sales price of apartments. The results of this study, we have known that sales price of apartments was a big difference depending on the region and the gross area. Especially, Seoul and Gyeonggi Province are the highest. And sales price of Southeast and urban area are the highest in Seoul. In the future, it is necessary that gap analysis between sales price and declared prices of apartment. And It is needed to develop apartment index considering the region and the gross area.

  • This study was conducted to determine the realistic value for the apartment view which has been vaguely known until now. Six apartment complexes in Dae-gu metropolitan city were selected to obtain the basic data for the study. The view value included in apartment price was analyzed using few elements such as picture-data establishment, declared- and market-price and questionnaire date from residents. The result of this study appeared that the qualitative-value of the apartment view was realistically varied with several factors such as story/side, plot planning of apartment complex and view element. The result obtained from the study will be widely used to declared-price and new apartment price.
