Evaluation of defective risk for the finishing work of apartment house (공동주택 마감공사의 하자위험도 평가에 관한 연구)

  • The apartment house taking most part of our housing types was facing the limit of consumption from the housing supply-oriented policy in the past of rapid urbanization resulting in being transferred to the housing supply-oriented one. Accordingly the requirement for housing quality by customers is diversified varied, in order to meet this the effective and systematic quality control for preventing the defects from the stage of building is required. In this study for the effective and systematic quality management for defects of apartment house analysis on the frequencies and loss expenses from defective maintenance regarding examples of apartment houses having been moved in within five years recently, and the survey on their dwellers' consciousness were made, and the table for quantified apartment house defective risk.

  • Construction schedule plays a key role in project management due to its influence on the project success. Thus, it is important to identify factors affecting construction delay. The major objective of this study is to identify and evaluate factors affecting construction delay in apartment projects in Vietnam. The findings confirmed that financial difficulties of owners and contractors, contractors without adequate experience, non-available materials on time, slow site clearance, inappropriate construction methods, defective works and reworks, and lack of capable owners/project managers are the major causes of delay in apartment projects.

  • The concrete structures are hardly ever built under ideal conditions. So many defects may occur for a various reasons such as unsuitable and defective materials, construction methods, poor workmanship, particular structural form and prevailing weather conditions. Some structural form can greatly increase the risk of occurrence of defects. Therefore we investigated the actual condition of the deterioration factors for reinforced concrete apartment, which was composed of 85 apartments with various building ages in different regions with five evaluation the deterioration factors of apartment building to establish the overall evaluation system of deterioration degree for reinforced concrete apartment in Korea.

  • Different from new or reconstruction of an apartment housing, the structural safety in the remodelling construction can be obtained through the repair and strengthening process based on the safety diagnosis and evaluation of structural performance. In this study, structural performance of existing members such as, reinforced concrete slabs, beams and columns are investigated through experimental tests. The structural members were obtained from the existing apartment housing which will be demolished. Test results showed that most specimens have a sufficient structural capacity except for some special case, for example, specimens with severe cracks or concrete loss due to improper casting. This same severe deteriorated or defective structure members originated from bad concrete casting or careless construction process should be repaired and strengthened before an remodelling construction.

Causes of Construction Delays of Apartment Construction Projects: Comparative Analysis between Vietnam and Korea

  • Construction delay caused considerable losses to project parties. Avoiding construction delays is important to save costs for project stakeholders. The main objective of this paper is to identify major causes of construction delays of apartment construction projects in Vietnam. Sixteen causes of delay were identified through a questionnaire survey of 166 professionals. Factor analysis was employed to categorize these causes. The results of the survey revealed the main causes of delay of apartment projects in Vietnam are: (1) owner's and contractor'S financial difficulties; (2) lack of experienced contractors; (3) late delivery of materials; (4) late construction site handover; (5) owner's late payments for completed works; (6) low bid prices; (7) inappropriate construction method; and (8) defective works and unnecessary reworks. Factor analysis uncovered that causes of delay can be grouped under five categories labeled the five INs: incompetence, ineffectiveness, inadequateness, inapplicableness and inconceivableness. Comparative analysis between the Vietnam construction industry (VCI) and the Korea construction industry (KCI) has been performed to infer valuable lessons for researchers and practitioners in the VCI and the KCI. Comparative analysis indicated that main causes of delay in the VCI somewhat differ from main causes of delay in the KCI. However, "contractor'S financial difficulties", "late construction site handover", "unnecessary rework", "incapable designers", "site clearance difficulties" are common causes of delay in the VCI as well as the KCI. The findings of this research can be used as a guideline to overcome problems in the VCI as well as in other construction industries. Since Korea has emerged as the first largest foreign investor in Vietnam, the results of this study may be useful not only to practitioners and researchers in Vietnam but also to participants in Korea.

  • The work of constructing apartment housing involves various fields of industry that are linked to each other, and is based on a design document prepared by multiple technicians and architects. Consequently, design errors, material flaws or faulty construction works can cause defects, which sometimes overlap with each other. Construction companies should repair any defects found in a completed building within a specified period of time, and to do this, should establish a business plan by efficiently predicting the cost of defect repair. As it is very difficult for companies to accurately predict the occurrence of defects, historical performance data is used as a base. For domestic apartment housing units, data on the cost of defect repair is insufficient, so there are hardly any methods that can be used to make precise predictions. Therefore, the intent of this study is to develop a model that can predict the cost of defect repair by supply type and area, based on historical performance data with ten years worth of post-completion.

A Proposal of Repair Cost Estimating Criteria for Persistent Defects in Apartment Houses

  • It has been often noted as a problem that as there are no objective and clear criteria for the repair cost estimate of persistent defects, when a claim arises in relation to an apartment construction, significantly different amounts of compensation may be given for similar defects based on the experience and tendencies of the construction experts asked to make a judgment. For this reason, this research aims to present defect managers with a more reasonable and objective estimation criteria and a system to determine the repair cost of defects based on an analysis of relevant factors. The research findings show that the historical cost system is applied first, and then a standard of estimation is used to estimate the cost for the items that are not included in the historical cost system. The criteria for the repair cost for each defect is as follows: the repair cost for defects arising from a regulation violation is determined by calculating the reconstruction cost of the parts in question after demolishing them; the repair cost for progressive defects is determined based on a contribution ratio proportional to the age of the building; the repair cost for repetitive defects is calculated by considering an alternative to maximize the intended function of the defective parts; and the repair cost for value depreciation defects is determined based on the ratio of the warranty period to the lapsed years. However, repair cost estimation for dual value depreciation defects should be studied in future research.
