Demand and Requirement Analysis on the Flexible Method of Long-life Housing (장수명주택 가변 방식에 대한 수요 및 요구사항 분석)

  • It is essential to maximize the advantages of long-life housing in consideration of the occupants' demands in order to promote the construction of long-life housing. The diverse plan types with flexibility should be developed based on those demands. Therefore, this study aims to review the level of awareness of long-life housing, and identify the customer needs by conducting the survey for the preference to pre-defined plan types. The results of survey are as follows: 1) Despite the enforcement of the Long-life Housing Certification System in 2014, the recognition among the customers about the long-life housing is still on the low level as shown in that 79.9% of respondents were not aware of the long-life housing; 2) For three alternative plan types, 78.5% on the integration type in front, 63.1% on the moving kitchen type, 47.0% on the Divided Housing type had intention to change; 3) 68.9% of the total are willingly ready to purchase the long-life housing under the condition of no difference in price between normal apartment and long-life housing. The less the number of family members is, the bigger this ratio of positive purchase intention is. Reflecting these results into the designs is expected to contribute to the enhancement of customer satisfaction as well as the diffusion of long-life housing.

Design Application Analysis and Proposals of Terraced Housing on Hilly Sites (구릉지 활용을 위한 테라스하우스 적용방법 분석과 계획방향)

  • This research starts from the questioning of current housing development situation on hilly sites in Korea. It aims to investigate various design techniques of terraced housing as an alternative housing type on sloped sites. Several generic solutions are proposed, as for site slope and stacking method, combination of dwelling units, access pattern, and sectional variation of unit space. By the comparative analysis of design proposals with the typical two-row vertical-access type, the efficiency of the proposed techniques are verified in terms of development density, provision of community space, habitability of dwelling units.

A Proposal of Urban Housing Models and a Feasibility Study for the Application of Small-scale Development in Residential Blocks (일반주거지역에서의 소규모 집합주택 개발가능성 검토 및 모델 제안)

  • The intent of this study is to investigate the feasibility of small-scale developments in residential blocks in the city, and to propose development strategies and models. This research is done on the premises that large housing developments ignore the urban structure of its own quality, whitens on-lot-based multi-unit housing developments fail to maintain amenity and livability in residential blocks. For solving these shortcomings, this research proposes the possibility of small-scale housing development models as an alternative development system. And some residential blocks were selected as case sites and analyzed into typical block types, to support the proposal of pertinent development types. Each type was investigated and discussed in terms of development feasibility and proper development strategies. Finally, three development schemes are proposed as prototypical models for the best application in residential blocks.

  • The purpose of this study is to analyse the facade design of the modern multistory-housing in europe and to try to find the significant factor of them. For analysing, the facade design factors are divided by three criterion, which consists of external expression, visual expression and Housing Shape. And those three criterion are schematized by subdivision. By integrating those data, this study aims at deriving the significant factor of facade designs and categorizing them. Conclusively, I suggest the alternative method to improve the facade design of multistory-housing in Korea based on results of this study.

  • This research starts from the questioning of current housing development situation on hilly sites in Korea. It aims to investigate various design techniques of row-rise housing as an alternative housing type on hilly sites. Several generic solutions are proposed by considering the density of dwelling, parking plans, exterior space and access patterns, making full use of geographical features of hilly site and existing facilities. In order to promote development feasibility of proposed plans, the efficiency of the proposed techniques are verified in terms of development density, enhancement of community space, habitability of housing.

  • Amongst society's transitional presuppositions towards the future, an aging population is the most significant matter. Korea has entered the aging society in 2000 and will face the aged society by 2018, which is the fastest time that takes from the aging society to the aged society in the world. Korea requires immediate attention to devise a countermove. U.S entered aging society in 1942 since then have developed various types of elderly housing. Recently, university-affiliated CCRC became an attractive alternative. Therefore, it is necessary to study a successful case of elderly housing. This study aims to explore the key features of a university-affiliated CCRC as an alternative socially integrated aging friendly community. Oak Hammock at the University of Florida was selected for this research as a successful case. The method of this is field visit case study. The study finds that University-affiliated CCRC has a lot of benefits for both university and CCRC. Oak Hammock members can access university's facilities and university provides a life-long learning experience and other programs. Oak Hammock provides internship, volunteer and parttime job opportunities and offer advice to students as a mentor. This study is expected to provide a implication in developing elderly housing of Korea.

  • Recently, the top & down method with drilled shafts as a foundation of high rise building is often adopted for the purpose of construction period reduction and construction cost effectiveness. It is common to omit the loading test as a Quality assurance on account of the high capacity of drilled shafts for the top & down method. It seems that the capacity of drilled shaft in recent top & down method is beyond that of conventional loading test method.However, the quality assurance for the drilled shaft as foundation of high rise building becomes much more important since the drilled shaft should bear much higher working load. It may be a small scale test pile could be an alternative as a quality assurance for the drilled shaft with high capacities. Through a case study, this paper gives an idea for solving the limitation of the conventional loading test method for the quality assurance of drilled shaft with high capacities. In particular, this paper analyzed the scale effect for a small drilled shaft installed into bedrock, which could be used for an alternative.

  • The currently common housing is obviously going to be under the reconstruction in just $20{\sim}30$ years, with the failure to satisfy the improvement of national income, diversification and advance of national demand. But, reckless and random reconstruction Induce the serious problem of environmental pollution involving the loss of national treasury and excess materials of constructions. In order to address such problem, the common housing of longevity, which can adequately cope with the changes of times and tastes of inhabiters, in the future, is arising as an alternative. Recently, the groundbreaking phase of common housing is also being considered as another alternative to resolve such problem. The common housing of longevity has an advantage to create a free and comfortable space in accordance with the tastes of inhabiters, as well as expanding the durability of building. But, the current facility system has an inability to deal with the sort of housing. Thus, the research paper is designed to make an analysis on problems of common housing in South Korea, which has made it difficult to handle a changing space, and based on the analysis, the paper is intended to make a review on the future-oriented facility service appropriate enough to deal with the changing aspects of space.

  • This study aims to propose alternatives to improve the residential environmental of National Rental Housing for Elderly. To proceed the study, we draw elements of plan for apartment housing for Elderly through literature review, explore actual conditions of residential environment on National Rental Housing for Elderly in Ha-dong, Kim-Jae, do IPA analysis using survey data, and finally, propose prior alternatives for the improvement of National Rental Housing for Elderly based on IPA analysis results. In the results, a lot of the planning elements of apartment housing for Elderly was applied for this site. But living conditions of residents need to be improved based on the result that importance (3.55) is higher than performance (3.18). this study is critical in drawing the direction of plan and improvement alternative by surveying actual residents, and will be used as the source for the National Rental Housing for Elderly project.
