Determinants Influencing Housing-Option Decision of Gen Y: The Case of Vietnam

  • Housing is not only a basic requirement, but also a method to maintain stability and improve living. In the period of rapid social development which has a significant impact on the aging population, the housing issue is an impediment to Gen Y in Asia. Therefore, solving the housing conundrum is the most effective solution to other social problems. Purpose: This research is conducted to investigate factors influencing housing-option decisions of Gen Y and proposes recommendations to them as well as Governments and the real estate investors. Research design, data, and methodology: The Theory of Planned Behavior was employed with the expanded variables (Financial status, Location, Public services and Government incentives) based on literature review. Results: With 445 valid responses, almost all proposed hypotheses are accepted, which supports the positive interrelationship among variables. In the stage of data processing, we have determined the influence of each factor to the dependent variable "Actual Behavior", thereby helping real estate investors understand their desires, as well as improve the ability to meet customer needs. Conclusion: This is the basis to determine the influence of these factors, thereby providing recommendations to customers and what is more, giving real estate enterprises an insight of customers' demand in order to improve product quality and optimize the benefits of each party.

석탄화력발전 해외수출의 경제적 파급효과 분석 (The Effects of Coal Thermal Power Plant Exports on the National Economy)

  • 국내 전력시장은 포화상태로 해외시장 개척을 통해 국내 전력산업의 한계를 극복하기 위한 방안을 모색하려 한다. 해외 전력시장에서 우리나라의 전력산업이 경쟁력을 갖추고 지속적인 성장을 추구하기 위해서 해외시장에 적극적인 투자를 추진하고 있다. 이에 본 논문에서는 여러 전력산업에서 가장 대표적인 화력발전 중 석탄화력발전의 해외수출이 국내 경제에 미치는 파급효과를 분석하고자 한다. 특히 경제적 파급효과로 생산유발효과, 부가가치 유발효과, 취업유발효과의 3가지를 분석하되, 수요유도형 모형을 적용한 분석 결과를 제시한다. 한국은행 산업연관표 통합소분류 기준 168부문 중에서 17개부문을 석탄화력발전 관련 부문이라 정의한 후, 석탄화력발전 관련 산업을 중심에 놓고 이를 외생화하여 분석한다. 과거 석탄화력발전 수출 사례를 적용하여 석탄화력발전 해외수출의 경제적 파급효과를 분석한다. 석탄화력발전 해외수출의 생산유발효과, 부가가치 유발효과, 취업유발효과는 각각 28,525억원, 9,725억원, 14,761명으로 분석되었다.

Direction Of Trade Of Major Agricultural Commodities From India

  • This study pertains to direction of exports direction of major agricultural commodities viz., rice, maize, bengal gram, chillies and cotton from India. In the ensuing next decade during 21st century, India is likely to witness changes in the export pattern of these commodities due to both internal and external constraints. One of the major internal constraints is mounting cost of production. Similarly, one of the most important external constraints include excessive subsidization by importing countries that makes Indian commodities less competitive in the international market. So, the important research question is to analyse the direction of exports of major agricultural commodities from India during post-WTO regime. The dynamic nature of trade pattern of the selected commodities was analyzed by employing the first order Markov process by examining gains and losses in respect of export shares of major Indian agricultural commodities to different countries. During the post-WTO regime, it was found that Saudi Arabia for rice, Bangladesh for maize, Pakistan for bengal gram, Malaysia for (dry) chillies, China, mainland for cotton are the loyal destinations for the commodities. The increasing demand for the selected commodities in countries like Saudi Arabia, Côte d'Ivoire for rice; Malaysia for maize; Pakistan and Algeria for Bengal gram; USA and Sri Lanka for (dry) chillies and Vietnam, Pakistan and Indonesia for cotton need to be explored for augmenting the exports. In order to achieve this goal, it is essential that consumer preferences in newer markets, market intelligence and impediments for augmenting exports need to be researched. It is also high time to analyze the export competitiveness of selected commodities across these importing countries.

Introduction of the representative mushroom cultivars and groundbreaking cultivation techniques in Korea

  • The production scale of mushrooms in Korea is approximately 600 billion won, which is 1.6% of Korea's gross agricultural output. In Korea, ca. 190,000 tons of mushrooms are harvested annually. Although the numbers of mushroom farms and cultivators are constantly decreasing, total mushroom yields are increasing owing to large-scale cultivation facilities and automation. The recent expansion of the well-being trend has caused an increase in mushroom consumption in Korea: the annual per capita mushroom was 3.9 kg ('13), whichis a little higher than that in Europe. Thus, mushroom export, mainly Flammulina velutipes and Pleurotus ostreatus, has increased since the mid-2000s. Recently, however, it is slightly reduced. Nevertheless, Vietnam, Hong Kong, the United States, and the Netherlands continue to export mushrooms, and Korea has increased its export to Australia, Canada, Southeast Asia, etc. Canned Agaricus bisporus, the first export of the Korean mushroom industry, reached it speak sales in 1977-1978. When Korea initiated trade with China in 1980, the international prices of mushrooms fell sharply, leading to shrinkage of the domestic markets. Spurred by the high demand to develop substitute goods for A. bisporus, the oyster mushroom (P. ostreatus) gained attention since it seemed to suit the taste of Korean consumers. Although the log cultivation technique for oyster mushroom was developed in the early 1970s, it required a great deal of labor. Thus, we developed the shelf cultivation technique, which is easier to manage and allows for mass production. In this technique, the growing shelf is made mafrom fermented rice straw, whichis the only P. ostreatus medium in the world and isused only in South Korea. After then, the use of cotton wastes as an additional material of medium, the productivity. Currently, we are developing a standard cultivation technique and environmental control system that can stably produce mushrooms throughout the year. The increase of oyster mushroom production may boostthe domestic market and contribute to industrial development. In addition, oyster mushroom production technology played a role in forming the basis for the development of bottle cultivation, which made mass production. In particular, bottle cultivation using liquid spawn could allow for the export of F. velutipes and Pleurotus eryngii. In addition, the white varieties of F. velutipes were second developed in the world after Japan. We also developed the new A. bisporus cultivar 'Saeah', which is easy to grow in Korea. In hopes to advance the mushroom industry, we will continue to develop cultivars with international competitive power and to improve cultivation techniques.

메콩강 수력발전댐 개발에 대한 하류국가캄보디아 정부의 태도 변화: 그 배경과 영향 요인 (The Attitude Change of the Downstream Cambodian Government on the Development of Hydropower Dams in the Mekong River: The Background and Influential Factors)

  • 전 세계적인 물 부족 현상이 심화됨에 따라 국제 하천을 둘러싼 국가 간의 갈등이 심화되고 있다. 메콩강은 6개 국가가 공유하는 동남아시아의 대표적인 국제하천으로, 경제가 성장함에 따라 수력발전은 메콩 유역국들의 증가하는 전력 수요를 충족시키기 위한 주요한 전력 공급방식이 되었다. 그러나 강 상류 지역의 수력발전은 강 생태계 전체에 부정적인 영향을 미치고 특히 하류지역민들의 삶에 상당한 영향을 미치기 때문에 메콩강의 댐 건설은 지속적인 논란의 대상이 되고 있다. 국제하천에서 발생하는 논란을 이해하기 위해서는 이를 공유하는 여러 국가의 각각 다른 입장을 모두 고려해야 한다. 그러나 지금까지 메콩 수력발전에 대한 특정 국가의 입장이나 태도를 분석한 연구는 중국과 라오스를 중심으로 이루어져 왔다. 이에 이 연구에서는 다른 유역국들 중 메콩강 하류에 위치하여 수력발전으로 인한 이익을 얻기보다는 비용을 부담하게 될 가능성이 높은 캄보디아 정부의 입장을 연구하였다. 캄보디아 정부는 메콩 상류의 수력발전에 대해 어떠한 태도를 보이고 있으며 그러한 태도는 어디에서 기인하는가? 연구를 통해 메콩강에 건설되는 댐에 대한 캄보디아 정부의 지지 입장을 확인할 수 있었다. 또한 이러한 입장의 형성에는 1) 중국과의 경제적 비대칭성, 2) 라오스에 대한 전력 의존도와 지리적 비대칭성, 3) 캄보디아 국내의 전력 계획 상 수력발전의 중요성이 크게 영향을 미쳤을 것으로 파악되었다.

In addition, the white varieties of F.velutipes were second developed in the world after Japan. We also developed the new A.bisporus cultivar "Sae-ah" that is easy to grown in Korea. To lead the mushroom industry, we will continue to develop the cultivars with an international competitive power and to improve the cultivation techniques. Mushroom research in Korea nowadays focuses on analysis of mushroom genetics in combination with development of new mushroom varieties, mushroom physiology and cultivation. Further studied are environmental factors for cultivation, disease control, development and utilization of mushroom substrate resources, post-harvest management and improvement of marketable traits. Finally, the RDA manages the collection, classification, identification and preservation of mushroom resources. To keep up with the increasing application of biotechnology in agricultural research the genome project of various mushrooms and the draft of the genetic map has just been completed. A broad range of future studies based on this project is anticipated. The mushroom industry in Korea continually grows and its productivity rapidly increases through the development of new mushrooms cultivars and automated plastic bottle cultivation. Consumption of medicinal mushrooms like Ganoderma lucidum and Phellinus linteus is also increasing strongly. Recently, business of edible and medicinal mushrooms was suffering under over-production and problems in distribution. Fortunately, expansion of the mushroom export helped ease the negative effects for the mushroom industry.

수도 직파재배의 경제성분석 -대단위 대호간척농지를 중심으로- (Economic Analysis of Rice Production by Seed Broadcasting -In the Case of Daeho Large Scale Tidal and Development Area-)

  • This study is first aimed at identifying the possibility of labour saving and production cost decreasing in rice production with respect to seed broad casting technology. Comparison of labour inputs and production costs of rice in-between USA and Korea and recommendation of policy guidelines for the continous rice cultivation are the second objective of this study. Under the WTO system, rice enterprice is the most vulnerable crop in the sense of labour productivity and price competitiveness in the international market. How to adapt labour saving technology and how to decrease production costs are the most imminent problems to be solved in rice production. To achieve the objectives, survey on nine rice enterprice farms were made in Daeho tidal farmland with respect to the size of farm, labour inputs, productivity, farm mechanization and farm land base development. The existing data on labour saving technology by seed broadcasting which had surveyed by Rural Development Administration were collected to compare the surveyed data from Daeho tidal farm land The study results and policy recommendation are summarized as follows; 1. Labour requirements per 10a for rice enterprise farms with seed broadcasting and with transplanting were estimated 11.4 and 18.5hours respectively. 'This above labour inputs were equivalent to 1/3-1/5 of the national average labour inputs of 53.6 hours which were included transplanting and harvesting by machinery. Considering the labour requirement of 1.7 hours per 10a for the USA rice production, Korea rice culture has possibility to decrease labour demand upto USA level of labour inputs. 2. Production cost of rice in Korea were estimated US$4,181 per ha which were higher than that of USA by 3.00 times and production costs per ton were shown as US$313 for USA rice and US$1,018 for Korean rice. 3. Land productivity of rice per 10a in America was reached to 4,325kg and the counterpart of Korea was about 4,181kg in recent year. In the sense of land productivity, both yields of rice were comparable. 4. The price of japonica type rice similar to Korean traditional rice in international market in 1994 was f.o.b US$466 per ton which was equivalent to import parity price of US$830 per ton in domestic market. The price of rice purchased by Korean G't and received by farmers were amounted to US$ 2,013 and US$ 1,663 respectively in the same year. Domestic prices mentioned above were higher than the import parity price as US$830 by 2.0-2.4 times. 5. American rice production competitive to Korean rice was equivalent to 17,012 thousand tons, 1.28% of the world production of rice in 1991 and consumption of rice in America was amounted to 2,633 thousand tons. Exportable quantity of USA rice were estimated as 4,379 thousand tons of which 52.3%, 2,300 thousand tons, were exported indeed in the same year. 6. The quantity of Korean rice produced in 1991 was estimated 1.00% of the world production. The world amount of rice exported in 1991 was reached to 2.45% of the world production of which 34.2% was occupied by USA The remaining quantities of world exported rice were dominated by Tiland, Pakistan and Vietnam where produced indica variety. 7. Under the given technology, labour inputs per 10a for rice production could be possible to save by 70% of the national average labour requirement of 53.6 hours through implmenting complete farm mechanization with land consolidation and on-farm development and improvement of fanning practices like seedbroad casting txchnology etc. On the other hand, prduction costs of rice could be decreased by 10% rather than 49% as target indicated in the Rural Development Counter Measures of Korean Government in 1994 owing to increasing farm mechanization cost and interest on land service with high price. Accordingly production cost of rice per kg could be decreased only by 10% of the 1994 production cost. 8. Rice policy of Korean government in the future should take into account the labour saving technology to solve labour shortage in rural area and to enhance off-farm incomes by creating job opportunities in agro-industrial zones and special production area. On account of the staple food and main energy source for people's health, rice production even encountered vulnerable economic settings should be continued without price distortion policies and discouraging farmer's intention to cultivate rice by importing institutionally the direct income subsidy system.
