An Effective Function Analysis Application for Construction VE Projects (건설 VE 프로젝트에서 효과적인 기능분석 적용방안)

  • In VE(Value Engineering) process, function analysis technique is utilized as a stepping stone to induce creative idea. However, function analysis is regarded as the most difficult job for VE team to undertake. For this reason, the function analysis is not properly applied or even omitted in construction VE studies. The current problems of function analysis in construction VE are following: 1) lack of basic understanding of the function analysis as problem solving technique, 2) the sequential step-by-step analysis process, 3) lack of interrelationship between function analysis and other phase in th VE process, 4) lack of time, experience, training, and quantitative data etc. The existing function analysis is faultiness theoretically. However, it is not enough for efficient use in practice, Thus The study aims to suggest an function analysis application method and to develop a computerized FAST(function Analysis System Technique) diagramming model, called Easy-FAST, for the efficient and effective function analysis on construction VE projects.

  • Design VE system in order to promote the economical efficiency and the functional elevation of construction facilities apply to conatruction over 10 billion from december 2005. But it don't achieve purpose of VE original to maximization of value creation through VE because VE perform formal and result center. This study suggests some idea and analyse implementation of design VE through design VE case of turnkey and alternative project performed in domestic.

  • The purpose of this study is to efficiency scheme to design VE through the case studies of construction VE forapartments. The adapted research method includes five case studies of construction VE and analysis of constructionVE practice. The results of this study are as follows 1) For efficiency of design VE, data management system whichis necessary for construction VE database establishment and its application were proposed. 2) Through workingsystem improvement of construction VE, an improvement to design VE performance process was proposed. 3)Consideration factors and main VE items for efficient design VE item selection of apartment buildings wereproposed.

  • The results of VE (Value Engineering) analyses are highly feasible proposals that are produced by utilizing the experience and knowledge of professionals from a variety of fields. As such, the results of past similar projects can be useful in new projects. On this basis, it is vital to accumulate the historical data of the results on VE analyses performed at every stage, which are functions, ideas, and proposals. In this research, a data formational system for collecting this historic data was established by categorizing 'Item,' 'Function,' 'Idea,' and 'Proposal' according to VE process, and the data retrieval and the adjusting process were proposed. If the historic data of these are accumulated using the suggested method, it is expected to be useful at the stage of VE process.

  • Reports on VE/LCC based coastal structural design were analyzed to derive possible improvement. VE/LCC technique may be effectively applied to making decisions in coastal structural design. However, it has not been well utilized in recent projects for some problems. Therefore, recent project reports on VE/LCC have been analyzed and merits and demerits were classified. Then, the reason why VE/LCC cannot be effectively applied to real projects was drived. Finally, some pre-requisites to improve the technique were summarized.

  • 교육시설에 BTL사업이 활성화됨에 따라 해당 사업의 규모가 급격히 확대되고 있다. 이에 교육시설 설계에 있어서 창의적이고 효율적인 대안설계를 제안해야함에 따라 설계VE 영역의 중요성이 부각되어 활발하게 진행되고 있다. 현재의 설계VE 진행절차는 준비단계, 분석단계, 실행단계로 이어지며 각 단계별로 다양한 운용기법과 분석방법으로 진행되고 있다. 특히 그동안 진행되었던 다수의 교육시설 설계VE 사례를 살펴본 바에 의하면, 설계VE 과정에서 VE대상 선정 시 동일하거나 유사한 방법이 나타나고, 최종 대안 역시 프로젝트 별로 유사한 패턴을 보이고 있음에도, 기존 설계VE의 전 과정이 반복적으로 진행되고 있다. 따라서 본 연구는 이처럼 동일하거나 유사하게 나타나는 대안들을 유형화 하여 설계VE 절차를 간소화함으로써 VE활동 기간을 단축시켜 효율성을 높이고자 한다. 이를 위해 기존 교육시설 설계VE 사례들을 통해 다양한 VE대안들을 분석하여 유형별로 정리한다. 그 결과로 유사한 패턴이 나타나는 최종 대안들을 교육시설의 공간과 각 공간에 따른 공종별로 구분하여 유형화하고자 한다. 이는 교육시설 설계VE 활동 시 유형화 된 대안을 활용하여 기능분석 등의 단계를 생략함으로써 설계VE 활동 기간 단축과 투입 노력을 축소시키는 효과를 얻을 수 있을 것이며, 설계VE에 있어서 보다 효율적인 운용이 가능하게 될 것이다.

  • In this study, the concepts of integrated VE analysis assessment is introduced in order to achieve "Design for Deterioration performance" in design VE phase. For this purpose, a framework for fuzzy reliability based LCC and value analysis model using fuzzy logic based approach for breakwaters Projects is suggested. It is anticipated that the methodology Proposed in this paper can also be utilized in the design and maintenance phase of other facilities where decision making is made for the fuzzy reliability based life cycle cost and value analysis.

  • Construction VE is the system introduced in order to reduce the life cycle cost and promote the performance of construction facilities, used in architecture and civil construction since apply to construction over 10 billion from december 2005. But yet it is short of VE specialist and it is not a purpose in maximization of value creation through VE but strong better awareness of tool for budget reduce.   • The value engineering(VE) in construction projects is systematic method which improve quality as well as reduction input cost and as construction VE work extends the range of application, the importance is rising. For this reason studies are needed to enforce design value engineering work systemically and effectively. In this study, we analyzed the problem of the present construction VE processing and deduced the model to be most suitable the work efficiency. As suggested model reflects systemically requirement item of owner and user, it will make approaching direction and standard establishment possible. So it will increase the following function analysis in analyzing step and the effectiveness of creating idea and make successful VE result.

  • Construction VE activities has occupies an important position as a key tool of the project in terms of budget and performance improvements. Reflecting this situation, VE application scope is being expanded than before. Thus, construction projects are required the continued research and development for effective use of construction VE. VE target choice method is the central part in the construction VE work. But, this has a problem with low utilization in practical terms. Accordingly, this study was developed the new methodology(PVTCM) for VE target selection of the construction VE work. Its contents are as follows: First, to analyze practical problem for VE target choice method through VE practical data. Second, to extract the high potential VE object based on the cost model and ideas similarity by excellent VE cases analysis. Third, to implement standardized VE object item by using affinity diagram for each construction type items. This research were conducted to experts interviews for comparison analysis with the cost model as one of a representative target selection method. As a result, proposed method were implemented significantly higher performance in terms of practical effectiveness than conventional method.
