A Study on the Time-Sectional Analysis of Apartment Housing related research in Korea (국내 아파트 관련 연구의 연구주제 시계열 분석)

  • Currently, apartments have become an important research subject for the overall area of politics, economics, and culture as well as urban architectural study. However, there are few analyses of the research trends related to the current interest in the apartment research and prediction of the future changes of an apartment in politics and industry. In this study, the research information related to the apartment has classified, and the changes in the research trends have analyzed. Based on the classified data, the first thesis and dissertation related to the apartment and changes of academic notation have discovered. In addition, future interests and future research directions through Frequency of Appearance, Degree Centrality Analysis, and Betweenness Centrality Analysis of author keywords were predicted. As a result of the analysis, 'Space,' 'Residential Mobility' and 'Apartment Complex' studies were found to be important research topics throughout the entire period. 'Han Gang Apartment,' 'Small Size Apartment,' 'Civic Apartments,' 'Jamsil,' and 'Child' were newly interested topics until 70's era. '(Super) High-rise Apartment,' 'Perception,' 'Jugong Apartment,' 'Housing Environment,' 'Housewife,' 'Apartment Layout,' and 'Busan' were newly interested topics during the 80's and 90's era. 'Apartment Price,' 'Energy,' 'Remodeling,' 'Noise,' 'Resident Satisfaction,' 'Community,' and 'Apartment Lotting-out' were newly interested topics after the year 2000. New concerns for last decade are found to be 'Super High-rise Apartment', 'Remodeling', 'Indoor'(2007), 'Apartment Reconstruction Project', 'Brand', 'AHP', 'Housing Environment'(2008), 'Ventilation'(2009), 'Apartment Lotting-out'(2010), 'Economic Assessment'(2011), 'Cost'(2012), 'Green Building', 'Apartment Sales', 'Law', 'Society'(2013), 'Floor Impact Noise', 'Seoul'(2014), 'Noise'(2015), 'Hedonic Model'(2016). In addition, following research topics are expected to be active in the future: In maturity stage of the research development is going to be 'Apartment Price', 'Space', 'Management of Apartment Housing'; the hedonic model, which is research growth and development stage, is going to be '(Floor Impact) Noise', 'Community', 'Energy.

Impact of Living Retail Business by Type on Apartment Prices according to COVID-19: Focusing on Global and Local Time Series Effects (코로나19에 따른 유형별 소매유통시설의 아파트 가격 영향: 전역적·국지적 시계열 효과를 중심으로)

  • This study conducted an empirical analysis of how different types of living retail businesses affected housing prices during the COVID-19 pandemic, with a particular focus on both global and local time series effects. The main findings are three folds: First, from a global perspective, the study discovered that the presence of living retail businesses had a significant impact on prices of nearby apartment, varying according to their type. Secondly, the impact of COVID-19 on the retail industry varied depending on the type of business. Thirdly, when viewed from a local standpoint, the impact of the retail business sector on apartment prices due to COVID-19 pandemic was substantial, varying across regions and business types. This implies that external shocks like COVID-19 have the potential to alter the role and perception of living retail businesses. In light of this, the study has put forth policy implications aimed at mitigating the adverse effects of living retail businesses and enhancing residential quality.

A study on the establishment and regional strunture of Seoul metropolitan region (서울대도시권역의 설정과 지역구조에 관한 연구)

  • During the last two decades, Korea has achieved remarkable economic growth. In this process the nation has become urbanized and industrialized. But we have also encountered widening regional disparity, housing shortage of larger cities, transportation congestion, environmental pollution and many other problems. Rapid increasing urbanization and continuous migration toward Seoul since the late 1960s have been one of the major concerns of government. Government has sought ways to moderate the population increase in Seoul. The regulation which include new town development near Seoul and dispersion strategies of higher education and other administration and living facilities outside of Seoul havemade a great expansion of the spatial influence of Seoul city. Seoul metropolitan reaion has evolved as the most powerful center of political and economical spaces. Generally within a metropolitan region, there exists a growing mutual interdependence economically, as well as socially between a central city and its surrounding area. Seoul metropolitan region manifests itself not only as a coherent system of urbanized regions, but also as an integral part of the daily urban system. The surrounding Gyunggi province and Seoul city become closely linked both economically and functionally, constituting true functlonai urban system. This study is primarily undertaken with the purpose of delineation of the sphere of influence of Seoul city in 1990. At the time of 1985, Seoul metropolitan region was delineated according to the result of the study which was performed by Korea Research Institute for Human Settlements. Afterward, the rapid speed of metropolitanization process with dramatic increase in mobility through the provision of wider transportation system across the Capital region have evolved, resulting in the great expansion of the spatial influence of Seoul city. So this study examines the expanded area of Seoul metropolitan regin during the period of 1985-90. In order to delineate Seoul metropolitan region, the indices of urbanization and functional linkage are selected. Variables included in the measurement of the urbanization level are agricultural structure, population characteristics, manufacturing and service industries, and cultural aspects such as newspaper circulation, the ratio of car ownership and piped water supply. Variables included in the measurement of functional linkage are commuting, shopping pattern, centralized service such as medical facilities and trade of agricultural products. The standardization method and factor analysis are employed in making the delineation of Seoul metropolitan region. According to the result of this study, 2 cities, 8 Eups and 46 Myuns are included Seoul metropolitan region in 1990. If we compare this delineated area in 1990 to that of 1985, we can find the distinctive pattern of expanded axes according to the main transportation routes such as Seoul-Suweon, Seoul-Gwangju, Seoul-Incheon. In 199O, all the Gyunggi province, except a few Myuns located at the north and northwest part of Gyunggi province, are included in Seoul metropolitan region. Furthermore, this study attempts to the analysis of regional structure of Seoul metropolitan region according to the functional characteristics of each city and Gun. Variables included in this analysis are the new residential function, manufacturing function, service function, education and infermation function, public facility function and agricultural function. Factor analysis and cluster analysis are employed in making regionalization. Seoul metropolitan reaion is subdivided into four subregions which reflect different functional specialization. The first group is the specialized region of newly formed residential function. The second group is the specialized reaion of manufacturing function. The third group is the specialized region of service function. And the fourth group has little specialized in terms of manufacturing, service, and residential function. But this region has some potentiality of development when Seoul metropolitan region grow continuously. Seoul metropolitan region accounted for 43% of national population, despite 11.8% of national land size in 1990. Although Seoul metropolitan region enjoys important agglomeration economies, it also has huge social cost in the form of transportation congestion, housing shortage, rapid increase of land value, environment pollution, and etc. Efficient metropolitan plan making is a vital element in promoting Seoul's economic development and providing high quality living environment at low cost. In the light of the result of this study, the outer ring of Seoul metropolitan region, especially northeastern part, are underdeveloped compared to overdeveloped southwestern area. It is needed to develop the guidelines for the implement of the growth control and management plan, inducing more balanced development for whole Seoul metropolitan reaion.

An Assessment of Environmental Carrying Capacity by Analyzing the Emission and Concentration of Urban Atmospheric Pollutants (대기오염을 고려한 도시의 환경적 수용력 산정 연구)

  • Indiscreet developments cause environmental problems in major cities of Seoul Metropolitan Area. Among the environmental problems, the air pollution leads the citizens' physical and economic damages. Therefore, it needs to predict how much air pollutant which is emitted from human activities can be carried by urban environment, then to examine the reasonable level of urban development This study assumed that the air pollution is represented differently by the amount of emission. With the assumption, the acceptable air pollutant emission which keeps the air quality under the environmental standard is estimated, then the proper population is calculated in the case of Gwacheon, Gyeonggi. The result is as follow: First, air pollution concentrations of CO, $NO_2$, $SO_2$ which are estimated by using IDW interpolation of GIS don't excess the air environmental standard. Second, the result of correlation analysis between air pollutant emission and air pollution concentration shows that CO and $NO_2$ has high correlationship with total source of pollution and linear source of pollution, and $SO_2$ with linear source of pollution. Third, the results of regression analysis show that the acceptable population is bigger that the real population in the case of CO, and with the estimation of $NO_2$ and $SO_2$, the current population in the urban center and boundaries where the residential and commerce land uses are concentrated is bigger than the acceptable population. The consequence of this study is that the estimation of carrying capacity can suggest the acceptable human activities which keep the air quality under the environmental standard. This can leads the sustainable urban development by control the human activities under the carrying capacity of urban environment.

The Process of Urban Development of Chilgok District in Daegu City (대구시 칠곡지구의 도시발달)

  • Chilgok District is a historical area, which has had a certain amount of development. It has its own regional characteristics originating from its isolation from the existing built up area of Daegu City by the Kumho River This study explores the historical development processes and pending development issues of Chilgok District. In 1640 after the Japanese invasion of Korea in 1592, the district upgraded into Chilgok Dohobu due to its importance as a transportation hub of Youngnamdaero(the main road of Youngnam province in Chosun Dynasty). In its early stages, the government office was located in Kasan fortress, later the of office was moved to Eupnae-Dong. The Chilgok district has experienced a developmental lag resulting from the office's removal to Waegwan, located on the Kyungbu railroad since 1914. Later, due to the increasing influence of nearby Daegu City, urbanization continued gradually. Finally in 1981 Chilgok district was officially incorporated into Daegu Metropolitan City. In the later 1980s, the housing land development project was applied into the district centered on the alluvial plain of Palgeo-Cheon(stream) of the Northern part of Taejun-Bridge. Although the old built up zone was excluded from public sector development projects, private sector development has made the zone a modern town. Now, Chilgok district has transformed into a high-density residential new town in which high-rise apartment complexes mingle with numerous houses. As the district has developed, traffic jams have become a hot issue and it is going to get worse than now as the development continues. To solve this problem, Daegu city needs to swiftly construct the fourth belt way and the third subway line.

  • In Contemporary residential area, especially apartment commplex, crime affect the quality of life and sustainability of cities. So our interest is an all-time high in the role that planning processes and the design of the physical environment can play in reducing the opportunity for crime. The purpose of this study try to find the possibility of application of CPTED in Urban Apartment Complex. Recently, as increase of residencial density, diverse and new types of crime are increasing in urban apartment complex. It is the current of times which demand our serious consideration. This research focused on crime reduction through the physical environmental control methods. And the concepts and contents of CPTED are studied and the case studies of developed countries are surveyed. For groping in the practical application, researched into the case study of apartment blocks in medium sized city, Cheongju. Also Local crime prevention initiatives require partnership working, both between professionals and with local communities. The result of this study has implicated, increasing importance on daily safety issue in urban life and examining the possibility of applying crime prevention and reduction program and systems.

A Study on the Characteristics of One-Person Household in Local Small and Medium Cities (지방 중소도시 유형별 1인 가구 특성연구)

  • In modern society, the number of one-person households is increasing significantly. In particular, one-person households have rapidly increased around local small and medium-sized cities. This study examines the characteristics of local small and medium-sized cities by factor and cluster analysis. Analysis of variance are applied to the characteristics of one-person household in different local cities to find the relationship between different types of cities and the characteristics of one-person households. As a result of the study, local small and medium-sized cities are classified into growth stagnation cities, industrial leading cities, regional base cities, and population outflow cities. It is also found that there are several different types of local cities based on the characteristics of one-person households. The growth stagnation city is a city where the regional economy is revitalized due to the development of regional industries in the past. One-person households have a small age group in their 30s and 40s, which are the basis of industrial activities. They have a high proportion of older generation living in more than three rooms in their homes. It is necessary to supply long-term public rental housing and share houses for older generation. The leading city of the industry is a city where the local economy is revitalized as workers are concentrated. One-person households are evenly distributed among all age groups, and the apartment occupancy rate is the highest compared to other types. It is necessary to provide happy housing for youth generation and reconstruction or renovation housing of manhood generation. The regional base city leads the regional base function and the regional economy, but it has reduced workers. Many of one-person households are younger than 30 years old and college educated. They are also high rate of unmarried and live at one room as rental houses. It is needed to expand the supply of small houses such as apartments, officetels and rented houses for youth generation. The population outflow city has a slow local economy and a rural residential environment. It is found that the households of one-person households have high rate of bereavement and the age. They live more than four rooms in single-family homes. It is necessary not only to provide welfare housing but also to create a sound residential environment where cultural exchange is possible.

A Ten-Year('08~'17) Study on the Distribution of the Common Kestrel (천연기념물 제323-8호 황조롱이의 최근 10년('08~'17) 분포 특성 연구)

  • In this study observation records of the National Natural Environment Survey (2008-2012, 2014-2017) and the Korean Natural History Research Information System (KNHRIS) for the common kestrel (2013-2016) were consulted to determine the correlation of the distribution of kestrels in an area and the area's land use type. Distribution characteristics were studied based on data collected over the last 10 years (2008-2017). Findings show that the common kestrel is widely distributed between 4,407 sites registered in KNHRIS in the period of 2008-2012, 3,899 sites in 2014-2017, and 508 sites in 2013-2016. Relationship analysis was conducted for the altitude and urban planning factors of statistics based on a 2017 GIS check to determine the distribution characteristics. The birds' altitude was confirmed to range from 0 to 1,200 metersck but was most commonly observed at less than 100 meters. Above 200 meters, the rate of occurrence decreased rapidly. The rate of occurrence of the common kestrel was highest in Chungcheongnam-do province, followed by Gyeongsangbuk-do, Kyonggi-do, Jeollanam-do and Jeollabuk-do. As urban areas, green areas, commercial areas, and industrial areas the presence of swere positively correlated with the presence of kestrels, the rate of occurrence of the kestrel was higher in those regions. However, there was no significant relationship between the incidence of kestrels and housing construction or residential areas.

Optimal Supply Calculation of Electric Vehicle Slow Chargers Considering Charging Demand Based on Driving Distance (주행거리 기반 충전 수요를 고려한 전기자동차 완속 충전기 최적 공급량 산출)

  • The transition to electric vehicles is a crucial step toward achieving carbon neutrality in the transportation sector. Adequate charging infrastructure at residential locations is essential. In South Korea, the predominant form of housing is multifamily dwellings, necessitating the provision of public charging stations for numerous residents. Although the government mandates the availability of charging facilities and designated parking areas for electric vehicles, it bases the supply of charging stations solely on the number of parking spaces. Slow chargers, mainly 3.5kW charging outlets and 7kW slow chargers, are commonly used. While the former is advantageous for installation and use, its slower charging speed necessitates the coexistence of both types of chargers. This study presents an optimization model that allocates chargers capable of meeting charging demands based on daily driving distances. Furthermore, using the metaheuristic algorithm Tabu Search, this model satisfies the optimization requirements and minimizes the costs associated with charger supply and usage. To conduct a case study, data from personal travel surveys were used to estimate the driving distances, and a hypothetical charging scenario and environment were set up to determine the optimal supply of 22 units of 3.5kW charging outlets for the charging demands of 100 BEVs.

  • Since the first five-year economic plan starting in 1962, Korea has pursued the policy of economic growth emphasing on the export-oriented industrialization. As a result of export-oriented industrialization, national economy, as a whole, has leveled up. But growth gap between rural and urban area became widened due to declining agricultural sector. Therefore, at this time, development policy for the agriculture should be changed into the broader plan including the welfare of rural residents in order to improve their living conditions. The results of this study are summarized as follows ; 1. The results of survey shows that only 15.5% of rural residents satisfy their rural lives and that 62.8% of residents want to leave their town. Difficulty of educating their children in rural area is found to be major reasons for moving out 2. The results of surveying the demand for rural development by rural residents are figured as follows ; (1) Industrial-economic development - Agricultural development : 38.4% - Rural industrialization development : 23.4% - Farm machinization : 162% (2) Social development for rural residents - Improvement of rural welfare : 33.4% - Expansion rural organization for development : 25.8% - Improvement of educational circumstances : 20.1% (3) Living conditions - Amelioration of community and housing facilities : 55.1% - Disposal facilities for trash : 20.5% As the surveying results show, it can be concluded that rural residential area development project must be enforced to meet demand for the development for rural residents.
