  • Urban residential redevelopment policies have inevitably been bound up with issue of conflicts among renewal associatios, local government and developer. The purpose of paper is to examine the causes of conflicts through four residential environment redevelopment projects. In result for the successful redevelopment projects, strategies for citizen paticipation program and relocation should be set up.

  • The urban renewal type redevelopment project is a project to improve the urban environment for the recovery of urban functions and revitalization of commercial districts in commercial and industrial areas. Urban regeneration projects are not progressing smoothly. The urban renewal type is not so for landowners, who require a high level of professional knowledge and experience to carry out smooth projects. In addition, the core part of business conflicts can be seen as the problem of management and disposal methods. Therefore, as landowners, etc. become the actual subjects, the public will take charge of project execution, but all development gains and losses will be attributed to the owner of the land, etc.

  • This study focused on urban regeneration projects to diversify projects methods. Since the enactment of legal redevelopment projects, they were concentrated on improving the physical environment and supplying housings. In this article, 12 cities' urban regeneration policies and projects will be examined to point out the characteristics of each regions via documentary studies and interview investigations. They could be divided into 3 groups by population and region. Finally, this article is intended to propose diversified regeneration methods depending on the regions and to address implications on the regeneration policies.

  • The detailed current situation of urban renewal projects which have implemented in all over the country is sorted by regional and divisional groups, researching press reports. Problems in the progress of promoting urban renewal projects made the paper are analyzed in this research. This research examined the actual condition about urban renewal projects synthetically and then, deduced the following improvement plan. First, formulating long-term renewal plan is needed. Secondly, It should be changed into the gradual urban renewal project on a small scale according to various conditions of each local area. Finally, support of the central government in consideration of local conditions should be carried out.

  • The paradigm of urban generation does not lie in physical development/maintenance such as urban redevelopment any more. The paradigm is shifting to balanced activation of administration / management functions including central commerce/business functions, broad culture/tourism functions, international functions and adequate level of residence functions. The urban regeneration project aims to restore functions of cities by physical/environmental, living/cultural and industrial/economical regeneration and is managed differently from existing projects in that it includes multiple sub-projects in it. The overall projects management should be by managing the value sought by the urban regeneration project and multiple other sub-projects. The objective of this study is to present various methods of value management in order to avoid conflicts between various objectives within the said project. It aims to provide the value management methods for decision making by understanding correlatedness between values of various projects and prioritizing them.

  • This study aims to introduce "Street-Housing" Redevelopment Projects adopted by the revision of regulations in 2012 and promote them by surveying residents' needs. The objectives of the street-housing redevelopment projects are to maintain existing street systems and redevelop housing by small units, as an alternative to the large-scale housing redevelopment by the expropriation. Residents, however, do not seem to support the new projects since they are satisfied with their current housing, have difficulty in raising funds, and are uncertain about proceeding with the pre-arranged. Despite these barriers, residents may support the projects if project charges can be lowered by the reduction in each resident's share and the increase in supporting funds. This study proposes new practical methods for realizing the projects: choice of an appropriate site, engaging for resident's participation in projects, reduction in project charges, and removal of barriers to co-operative development. etc.

  • The rebuilt and redevelopment projects conducted these days surely have invited overpopulation. Its one of the culprits is the municipal ordinances which allow the floor to site area ratio to increase from 200% to 400% in a decade and the adjacent distance ratio from 1.25 to 0.8 times of height of building. Possible solutions for the overpopulation problem are as below. - The floor to site area ratio should be regulated adaptively according to various regional localities. - Draw back the capital gains coming from a rebuilding project For evaluation process; - Select a suitable plan from plurality of proposals - Gradually encourage projects towards remodeling system in the near future

  • Dharavi, located in Mumbai, India, is the largest slum in the world, with over 700,000 people living in one area. The provincial government has selected a private business, and planning to promote Dharavi's redevelopment together. In addition, the Indian government announced three city development initiatives in 2015 and is promoting altogether the nationwide urban development in India, redevelopment projects in existing cities, and housing provision for slum residents. Through incorporating ongoing projects such as DMIC industrial corridor and smart city construction in India to the pharmaceutical industry that India has a comparative advantage over other industries, urban pharmaceutical research & production facility and residential complex is proposed in this paper, to be capable of supplying all occupants in the designated site, as a prototype for possible redevelopment directions.

  • In recent years, interests and studies on the urban regeneration projects have been increased and largely conducted. It is a part of the effort that solves some social and economical problems occurred by deteriorated buildings and degraded infrastructures through new urban regeneration projects or redevelopment projects. However, the urban regeneration projects show the characteristics that can not guarantee in the project performance because the projects have various and complex stakeholders related to these projects and are exposed to lots of risks due to its huge scale. This study proposed the risk performance index method to improve the efficiency of the overall performance measurement for a mega-project by extending from the traditional cost/schedule based performance measurement system. The risk performance index method proposed in this study has a similar system to the EVMS, and makes possible to perform a three dimensional integrated performance measurement in cost/schedule/risk through 18 different indexes that compose the risk performance index.
