  • Purpose: This study analyzes the factors influencing the housing preferences of elderly individuals when choosing residential areas in Hwaseong, a typical urban-rural complex city. Understanding these preferences is vital for formulating effective housing policies that enhance the quality of older people's life. Research design, data, and methodology: The survey conducted from March 10 to April 10, 2024, targeted 299 pre-retirees aged 50-64 living in Hwaseong. Using ANOVA and logistic regression analysis, the study examined essential factors affecting post-retirement residential decisions. Survey questions addressed essential considerations. Results: The results indicated that suburban housing was the most preferred option among pre-retirees in Hwaseong. The most critical factor that influences the choice of the home is ensuring convenience and relaxed in retirement. Significant differences emerged between housing type preferences, particularly in the importance of public transportation, cultural facilities, and housing prices. Conclusions: The study suggests several policy implications for urban-rural complex cities like Hwaseong. To meet the diverse needs of older people, urban housing should focus on improving accessibility, while rural housing should emphasize enhancing natural environments. Expanding rental housing options for older people and providing financial support for housing prices are recommended to promote housing stability for the aging population.

  • This study explores the typology of the urban detached houses in the new housing quarters that were created in the process of Seoul's urbanization in the aftermath of the Korean War. It analyzes and compares the urban tissue and space allocation set when the new urban residential areas were organized according to different methods of production. Based on the comparative analysis of housing built in the same time of 1960s, this study aims to deduce why a specific urban detached housing type was selected as an influential housing prototype and how this spread in later generations. Case study sites selected for this study include: the new Urban Hanok towns of Yongdu-dong, filled with mass Urban Hanoks built by housing developers; the single-family detached housing district of Myunmok-dong, filled with individual dwellings built by private builders; and the housing complex of detached houses in Suyu-dong, developed by government-sponsorship during the early 1960s. Each case examines the following: first, the difference in housing typology allocation according to urban tissue; second, the difference in spatial composition and arrangement within plots. As a result, it was found that differences in typology occur depending on which of the social, cultural, economic and technical factors was preferentially considered in forming urban tissue and allocating buildings in each residential area.

  • Ever-developing information and communications technology has changed the ways of life from that of industrial society to the information-oriented community, and is widely used in a variety of social and economic contexts. Besides, urban problems in today's society are intricately involved so that the possibility of any reliable breakthrough may not to be likely. To work out these complicated problems as well as to understand the crux of the matter more comprehensively, ubiquitous urban planning has been laid out, and as a result attempts to reflect this system are cautiously made in metropolitan areas. However, most u-City planning, integrating uibiquitous technology, has focused on creating urban infrastructure and its services, therefore neglecting the importance of housing in urban space. Consequently, thorough u-City planning has yet to be defined in relation with urban space, and housing planning, established on the basis of the user-oriented housing environment, needs to be urgently made. Centering on the importance of housing in the construction of an improved future urban environment, this study aims to discuss the role of urban environment planning where metropolutan residents can enjoy a comfortable and convenient life. As well, this research paper seeks to focus attention on the consideration for users that is often disregarded but requires reflecting in the u-City planning.
