전문가 설문조사를 통한 3기 신도시의 계획지표 및 개발방향설정 연구 (A Study on the Direction of the Third Phase New Town Development in Seoul Metropolitan Area through expert survey method)

  • 본 연구에서는 수도권의 새로운 신도시 건설이 추진됨에 따라 향후 신도시 계획시 고려해야 할 지표와 개발방향에 대하여 고찰하였다. 이를 위해 분야별 전문가들을 대상으로 조사한 설문자료를 빈도분석과 분산분석기법을 이용해 분석한 결과, 다음과 같은 시사점들이 도출되었다. 첫째, 기존 1기 및 2기 신도시에 대해 계획지표들의 평가결과, 시민참여와 정보공유, 스마트기술과 서비스, 사회문화적 다양성과 포용성에서 부정적 평가가 많았다. 또한 3기 신도시에 대해 전문가들은 교통의 접근성과 편리성, 환경적 쾌적성, 주거의 질과 서비스 등 도시의 기본이 되는 요소인 교통, 환경, 주거의 중요성을 가장 높게 인식하고 있으며, 경관/디자인의 우수성, 일자리 등 자족성, 사회·문화적 다양성과 포용성 등도 중요한 지표로 꼽았다. 둘째, 전문가들의 인식과 평가가 성별, 연령, 직업, 전문분야 등 개인특성에 따라 차이가 있는지를 알아본 결과, 1기와 2기 신도시는 전문가 집단의 '성별'에서만 유의적 차이를 보였으며, 3기 신도시는 '성별'과 '전문분야'에서 유의적 차이가 있었다. 셋째, 향후 3기 신도시 개발계획 수립시 인구구조변화, 산업과 일자리, 삶의 질과 다양성, 환경 및 기후변화, 사회 및 주거복지 등을 중요하게 고려해야 한다고 보았다. 토지이용계획에서는 공원녹지 및 자족용지 확대를 중요하게 생각하였고 3기 신도시의 도시형태로 친환경 생태도시를 1순위로 꼽았으며, 중요한 생활인프라로 대중교통시설, 공원녹지, 교육시설을 매우 중요하게 보았다.

  • Subsidiary welfare facilities in an apartment complex are one of the most important factors for consumers when they buy an apartment due to an increase of consumers' consciousness level, increase of leisure time, and increase of cultural life. This study aims to analyze layout types and characteristics of subsidiary welfare facilities at the apartment complexes in the second phase new towns, investigate the current situation and find out the improvement direction. For this purpose, this author investigated three "second phase new towns" which were designated as a new town at similar time, and selected a total of 15 apartment complexes by selecting 5 complexes in each of the three new towns. Literature survey, case visit, photo shoot, user observation survey were used as study methods. The results of the study are as follows. First, it was found that a mixed type was the most common type of plane layout types in the subsidiary welfare facilities. This type improves accessibility and equity of the residents as the facilities are appropriately placed based on the functions and the user characteristics. Second, it can be considered that a distributed type for senior citizen centers and daycare centers may give independence to specific users, but it may give a sense of alienation to the elderly. Moreover, it does not have enough community so that it is necessary to make proper supplementation. Third, there were two lay out types. The first one is that the subsidiary welfare facilities are placed with step difference and the second one is that they are placed in sunken places using the underground space. Fourth, all layout types of outdoor facilities are distributed types, and it is considered that measurements for a proper balance of accessibility and equity are required.

노후 공동주택 리모델링 계획안 거주민 선호도 연구 (A Study on the Residents' Preference on Apartment Remodeling Proposals)

  • This study analyzes the residents' preference of apartment unit remodeling proposals for the 3-bay old apartments built in the 1st phase New Town. The remodeling unit plans were previously developed for a 3-bay large-sized unit plan (over 85m2) and a 3-bay medium-sized unit plan (60~85m2). Surveys and interview were conducted with the residnets of the two apartment complexes in Bundang. The contents of the questionnaire consisted of the preferred plan, the reason for the preference, the improvement factors, etc. A total of 88 questionnaires were received. It was found that two-thirds of respondents favored the general 3LDK format, where living rooms and kitchens were located in the middle of the front and rear bay. The one-third of the respondents favored a plan combining the living room and the kitchen in the front. It was also found that the limitation of the remodeling unit plan caused by the location of existing bearing walls should be carefully considered, and that many residents asked additional storage space.
