Modernization of cities and housing in Malaysia is a reflection of the history of the establishment of colonial trading ports for worldwide maritime trade and exchange. In cosmopolitan cities, new housing typology appeared from the influence of various ethnic immigrants and with the fusion of traditional Malay housing characteristics. This study is to focus on classifying the housing typologies of Malaysia which were formed through the modernization process of cities. The typologies of modern housing in Malaysia can be classified into two categories. The first category is the 'transformation of traditional housing'. The representative typology of this group is the ubiquitous shophouse. The shophouse was originally brought in by the Chinese immigrants from the south coast of China and transformed into the Malaysian urbanscape. The other typology is a detached-house known as the bungalo, which was the housing style combining the Malay traditional timber house and European palazzo. The second category is the 'modern urban housing typology'. Modern urbanization after the independence from the British in 1957 required the maximum utilization of land. To accommodate new social and economic needs, the new typologies were developed in the form of medium-density terrace houses (row houses) and high-density apartment. In the suburban areas, the British terrace house was adopted and developed into unique Malaysian terrace house and semi-detached house based on the British system of land sub division. In premium area of the city, luxurious housing type in the form of high-end condominium is one of the popular housing for upper middle-class and high-class society.

First, respondents preferred middle scale and single-detached dwelling in suburban areas. Second, for the reason of considering elderly housing, respondents said that they consider the elderly housing as a safe and comfortable place. Third, they preferred that elderly housing should be supplied by local authority or the government. The purpose of this paper is to explore the relationship between central city and suburban areas. In particular, we examine the relationship of construction activities in suburban areas with construction activities in central city. That is because if the construction activities in central city are correlated with those in suburban areas, the economic trends in those two parts would become interdependent. The construction permit data in 114 Metropolitan Statistical Areas (MSAs) for the past 11 years are used as a central explanatory variable of influencing the relationship, as construction permits issued would reflect population growth, economic growth and housing price in certain area. The main findings of our analysis are as follows. First, MSAs classified as showing high population growth has higher correlation between central city and suburban area than MSAs showing low population growth rate except for only office construction. However, there is little difference in correlation characteristic by the size of MSA Second, most of the MSAs show little causality between the central city and suburban area in lagged situation. Therefore, it is hard to say that the past trend of construction activity in central city reflects in direct the future trend of construction activities in suburban area.

Another narrater called "S" was born in housing built during the Japanese colonization, gained wealth through the housing boom of the industrialization, and has lived in a suburban condominium. "G" spent her entire life in an urban area, had never owned a house, and lived in a house with poor quality. The other narrater named "L" had lived in a single-family home with a large yard since her childhood, and she has resided in multi-family housing by herself after having a lot of experiences of building houses.
