Research on the Condition of Small Household's Housing and Small-housing Market for the Private Constructors' Targeting Strategy (주택 공급자의 목표고객 설정을 위한 소형가구의 주거 현황과 소형주택의 시장 현황 분석)

  • Current socio-demographic change that small households are increasing fast requires new business model in housing industry. Purpose of this study is to suggest a strategic direction to the private constructors by analyzing the condition of small household's housing and small-housing market in Seoul metropolitan area. With referring to literature and analyzing statistical raw data, it was found that residents of small household were residing in different type, scale and occupation of housing depending on their age, gender and region, and small housing market was at the beginning stage so that there was no dominant figure yet. Implications are as follows: private supplier should satisfy the needs of individual subgroups of small household, then should respond to the industrial change towards rental business, finally were suggested to launch a new brand of small housing.

  • The aged small-sized apartment housing threats the safety and comfort of the residents. It is excluded from the scope of mandatory management under the Article 34 of the "Apartment Housing Management Act". According to various domestic statistics, the number of small-sized apartment housing is 261,203, which is about 66% of the total 396,076 residences in Korea, so it is urgent to formulate a systematic management plan including remodeling. However, support programs for old-aged small-sized apartment housing of the central government and local governments are not enough to solve the problems. This study aims to propose useful policy ideas to promote remodeling for small-sized apartment housing based on the analysis on the housing status in our country. The first suggestion is the diversification of government programs. Second is the development of remodeling industry technology, and third is a complement of the law about the remodeling of small-sized apartment housing.

Analysis of the Characteristics of Residents' Preferences on LDK at Small-sized Apartment according to Lifestyle Types by Housing (주생활양식 유형별 소형아파트 LDK 선호특성 분석)

  • With the recent increase in the number of one- and two-person households, demand for small-sized apartments has been on the rise, and lifestyles have seen swift changes to cater to smaller-sized housing. The construction market is shifting toward small-sized apartments, and research is now needed on the lifestyles of those living in small-sized apartments in order to develop suitable housing units. Therefore, this study aims to produce a planning concept for housing units by lifestyle, categorizing residents based on lifestyle and identifying their LDK preferences. Regarding methodology, prior research was reviewed to validate housing-related lifestyle factors and study the lifestyles of those living in small-sized apartments. Lifestyle categories based on housing type were determined by a cluster analysis, and LDK preferences for each lifestyle were analyzed through a survey. These data were then used to propose a planning concept with small-sized apartments for each lifestyle type. Thirty-two factors for categorizing lifestyles were obtained by studying three domains of housing-related lifestyle factors: 'housing values', 'attitudes toward living space', and 'behavior in living space; A total of 648 people living in small-sized apartments were classified into three lifestyle groups: 'True Family Benefiters', 'Smart Shopaholics', and 'Slow Heritage Pursuers'. 'Each group's lifestyle characteristics and socio-demographic features were used to classify the lifestyles of those living in small-sized apartments. The LDK preferences for each lifestyle were analyzed to design a planning concept for small-sized apartment.

Planning of low-rise high-density small-scaled urban housing complex (국내 도시지역에 적용가능한 저층고밀 소형 공동주택 계획안)

  • Recently, we have seen the change of population and family structure, population growth has slowed and family differentiation was constantly done. A rapidly increase of single and couple household. So small-scaled house demand will be increased. Therefore this study planned to solve recent collective housing problem and to satisfy new housing demand. The purpose of planning was that low-rise high-density small-scaled of urban housing complex. This study used for two methods. First methods were literature analysis for domestic collective houses's present conditions and issues. Other purpose was to confirm change of household. Second method is case studies. It went through two phases to select the cases. The cases selected domestic and foreign each eight, total sixteen. The cases analyzed to twelve elements characteristic of housing complex, unit and community facilities. This study applied one area of Seoul to the low-rise high-density small-scaled housing complex.

A Research on Projects of Rental Housing and Vacant Housing Remodeling for Invigoration of the Small-scale Schools in Rural Villages, Jeju-do (제주도 농촌지역의 소규모학교 살리기를 위한 마을임대주택사업과 빈집 정비사업 현황고찰)

  • This research aimed to identify transition process of invigoration project of the small-scale schools and status of promoting project of multi-family housing for rental and vacant housing remodeling in Jeju-do, Korea. The results are followings. First, invigoration project of the small-scale schools had been started in villages communities themselves and was institutionalized to local government. To invigorate the small-scale schools was started vacant housing remodeling first in the village itself from 1992. After twenty years had passed, the project was institutionalized to local government in 2013. Second, to enact ordinances about invigoration project of the small-scale schools is the accomplishment of participations and activities of residents who predicted decreasing the number of students in elementary schools. These activities have influenced their communities positively. Finally, to supply multi-family housing for rental or to remodel vacant housing is more effective in increasing residents through influx of students of elementary schools. The average number of students increased from 56.8 in 2013 to 73 in 2018 in 30 elementary schools targeted for invigoration project of the small-scale schools. In particular, the effect in schools targeted the project of rental housing is shown more than schools targeted the project in vacant housing remodeling. In addition, low ratio in the number of closed school is shown in Jeju-do.

The Types and Characteristics of Space Construction in Temporary Small-sized Housing for Single-person Household (일시적 거주개념을 적용한 1인용 소형주택의 공간구축유형 및 특성)

  • The purpose of this study was to analyze the types and characteristics of space construction in temporary small-sized housing for single-person household through the understanding and interpretation of the modern flexible lifestyle. A document research method and case studies were used to analyze and classified the spatial characteristics of temporary dwelling spaces since 2000. Findings of the study were as follows: In order to conform the concept of temporary dwelling for small-sized housing units of single-person households, the types and characteristics of space construction were divided into three aspects: (1) 'Transporting' by wheel, rotation and vehicles, (2) 'Transforming' by adapting, assembling disassembling, and folding unfolding, (3) 'Wearing Carrying' by inflatable and tented type. In conclusion, this study found two types of space construction in temporary small-sized housing. The first was 'formal aspect' which was focused on the simplicity of shape, ease of deformation and lightweight of materials. And the second was 'functional aspect' which was focused on the complex space composition, the rapidity of installation and dismantling, ease of movement and transportation. This study shows that the combination of two types of the temporality will be more ideal in temporary small-sized housing planning rather than relying on just one type.

  • Nowadays, a 1-2 person household if increasing due to the aging population and the low birth rate. Thus, in August 2011, Seoul held the 'College Student's Idea Competition', which dealt with small but strong housing that has a very reasonable structure in spite of its small scale in order to improve the quality of small housing for a 1-2 person households. The study indicates the characteristic of this small housing in order to target competition entries from college students; 93- works have been processed. First, the properties of residents are investigated through the number of household members and the relations of the residents. To ensure various element techniques of the entries, the study analyzes data via a structured analysis. Along with structured element techniques according to each level, eight element techniques of the furniture level, housing unit level, main building, and district-level are derived. This study suggests various element techniques in response to the efficiency of area in households as well as housing unit levels. Plans of public spaces and community life housing are offered at the level of the main building and at the district-level. Through an analysis of competition, the critical point of small house planning in deliberation is not only about space and economic efficiency of physical unit, but the life of the residents.

A Proposal of Urban Housing Models and a Feasibility Study for the Application of Small-scale Development in Residential Blocks (일반주거지역에서의 소규모 집합주택 개발가능성 검토 및 모델 제안)

  • The intent of this study is to investigate the feasibility of small-scale developments in residential blocks in the city, and to propose development strategies and models. This research is done on the premises that large housing developments ignore the urban structure of its own quality, whitens on-lot-based multi-unit housing developments fail to maintain amenity and livability in residential blocks. For solving these shortcomings, this research proposes the possibility of small-scale housing development models as an alternative development system. And some residential blocks were selected as case sites and analyzed into typical block types, to support the proposal of pertinent development types. Each type was investigated and discussed in terms of development feasibility and proper development strategies. Finally, three development schemes are proposed as prototypical models for the best application in residential blocks.

  • In this study, small domestic level to examine the development of housing product in terms residential environmental was to determine the spatial plan. And the purpose of this study is to provide a guideline for the lifestyle in small housing. The summary of the result is as follows: 1) Domestic supply and environmental issues in a small housing that drives many are residential. 2) Case of Japan, according to the look she saw a residential environmental assessment items, most services and facilities for the convenience and safety that were. 3)Sustainable development of small houses in order to make various layers sohwahae the development of housing types is needed.

Housing Need and Demand Assessment: Focused on Public Housing Development Projects (공공주택 사업지구의 수요평가모델 구축 연구)

  • This study proposes a new housing need and demand assessment model centering on small-scale housing development projects and happy house development projects that reflected the recent changes in rental and small sized apartment centered public housing policies and development paradigms. The housing need and demand assessment model of public housing development projects consists of quantitative evaluation factors such as potential need indicator and demand pressure indicator and qualitative evaluation factors such as local condition indicator. The potential need indicators of small sized housing development projects are calculated by subtracting the stock of already-supplied constructed rental and purchased rental housings from the potential quantity of need drawn from the small regions such as -eup, -myeon, and -dong. In the potential need indicators of happy house development projects, the potential need is calculated from those who are expected to receive a happy house in the unit of -si, -gun, and -gu. In small-sized housing development projects, demand pressure indictors are the number and the proportion of those who opened a subscription deposit, the number of those who received basic livelihood security and the number of those who were patriots and veterans. The demand pressure indicators of the happy house development projects are stock ratio of small-sized houses, rate of rise in housing rent price, level of housing rent price, and rate of monthly rent house.
