주거가치에 따른 코하우징 거주의사에 관한 연구 (A Study on Intention to live in Cohousing According to Housing Value)

  • This is a basic study to investigate possibility to application of cohousing model into Korea. Purpose of this study is to grasp respondents' housing value, and its influence on intention to live in cohousing. Research method used for this study was a social survey. Respondents were 214 married people residing in Seoul and its outskirts by accidential sampling. The collected data were analyzed by SPSS 12.0 program using frequency, mean, average, factor analysis, t-test, one-way ANOVA, Duncan's multiple range test, multiple regression and logit analysis. Result of this study was as follows. Housing values were classified into three categories named as individualism oriented housing value, tradition oriented housing value, and economy oriented housing value. Housing values were different by respondents groups. For example, individualism oriented housing value showed difference according to age and housing area. Tradition oriented housing value showed difference according to sex, occupation, and period of residence, while economy oriented housing value showed difference according to number of family members, housing type, and home ownership. In detail, men than women, single-income family than double-income family, and detached house resident than flat resident had higher tradition oriented housing value. The younger than the elder, and Seoul resident than outskirts resident had higher economy oriented housing value. Also home owner than tenant, and the higher tradition oriented group had stronger intention to live in cohousing than others.

집'으로서의 노인보호주택 사례연구 (Case Study of Assisted Living Facility (ALF) as a 'Home')

  • The purpose of this study was to examine the features that make residents feel “at home” in ALFs in Southwest Virginia and to suggest further policy and design guidelines for better Quality of ALFs as a “home.” For this purpose, residents' needs, experiences, and opinions of the physical environment, the social environment, and the organizational environments such as policies and programs of ALFs were identified. As a multi-case study, five ALFs in Southwest Virginia were studied using constant comparative methos of data analysis. In addition to face-to-face interviews with 25 residents and five administrators of five ALFs, observations were conducted with personal journal. Overall, the five sites selected presented homelike features showing the philosophy of assisted living which combines housing and services. Each facility was designed to be a single-family house or multi-family dwelling in outside appearance. As a whole, residents felt isolation and loneliness and they did not have active interaction with other residents because of diverse background among the residents. However, all of them had close relationships with the staff. The staff's attitude and behavior seemed to influence greatly the residents' feeling “at home.” Despite the provision of diverse activities by the facilities, many residents did not participate in the programs. Most of the residents agreed that the rule and regulations were fair. In spite of high satisfaction with the facility, many people did not think of their current dwelling as a real ‘home.’ As the biggest difference between living in their own homes and living in the ALF, people pointed out a lack of independence, freedom, and autonomy. Residents of ALFs may have reordered their priorities in their current life situation so that safety, security, and care were more important to them than feeling “at home.” Among the three factors --physical, social, and organizational-- that affect the residents' perception of ALFs as a “home, ” many emphasized the importance of social factors such as relationships with the staff and residents, and social support from their family or friends.

건물 에너지 절약요소 적용을 통한 목조주택의 에너지 성능 개선 (Improvement of Energy Efficiency in Wood Frame House with Energy Efficient Methods)

  • 본 연구는 목조주택의 건물에너지 성능을 평가하고 개선하기 위해 수행되었다. 목조주택의 에너지 요구량을 산정하기 위하여 CE3 (Construction Energy Efficiency Evaluation) 웹기반 소프트웨어를 사용하였고 그 결과 대상 주택의 연간 난방에너지 요구량은 바닥면적 1 $m^2$당 160 kWh로 계산되었다. 난방에너지 요구량을 줄이기 위해 다음 4가지의 에너지 절감방법을 채택하였다; a) 건물형태의 단순화, b) 창호면적의 축소, c) 고성능 창호의 적용, d) 폐열회수환기장치의 적용. 열관류율 1 $W/m^2{\cdot}K$의 고성능창호로 교체할 경우 대상 주택의 난방에너지 요구량은 80 $kWh/m^2{\cdot}a$로 감소하였다. 4가지 방법을 조합하여 적용하면 고성능창호와 폐열회수환기장치를 함께 적용하였을 때 난방에너지 요구량은 34.5 $kWh/m^2{\cdot}a$로 감소하여 가장 우수한 성능을 나타냈다.

  • Korean traditional house has inherented construction characteristics that contain human requirements with the adaptation to nature's order. As for traditional buildings, there are a lot of facilities like palaces, Buddhist temples, Confucianism architectures, government facilities, etc. Among them, housing construction is not only closely connected to our lives, but also plays an important role to connect our lives from the past to present. The master room in a traditional korean house is responsible for playing a center role of the residential life which implies the traditional values responsible for multi-functions and it is also the sphere of the living space. Therefore, this thesis considers the residential environmental adjustment method and the behaviors centered around the main buildings of Jeonnam Province. And also investigates the main reason for windows and doors formation. From this, we would like to further evaluate the master room life, and the inner space constructions following the spacial and organizational analysis of windows and doors. We would like to analyze the space organization methods, environmental adjustment methods and the usages of traditional buildings. Using the modern interpretation as basis, we would like to use the foundation materials to reflect single family housing plans.

여성전용 셰어하우스의 지역 분포특성과 의미에 관한 연구 - 서울의 운영사 관리형 현장 사례를 중심으로 - (Regional Distribution Characteristics and Meanings of Women-only Shared Housings - A Case Study of Agency-managed Shared Housings in Seoul -)

  • The purpose of this study is to analyze the distribution characteristics of the agency-managed shared housings in Seoul and draw the possible implications from it. The needed data for the study was obtained from an on-line shared housing portal service which provides housing information from various shared housing management agencies. By mapping out the locations and other related data into a GIS(Geographic Information System) program, this study shows that shared housings in Seoul can be sorted into four large clusters. Each cluster has a different ratio of housing types and room capacities reflecting each regional circumstance and common causes. Women-only shared housing takes up 79% of the overall shared housing ratio and, while multi-family housing type has the most count, the apartment type has a noticeably high ratio in women-only housing compared to the apartment type ratio among the other gender-specific housings. Given the high crime rate against the single-person household of young adult women, the reason for the popularity of shared-apartment housing among young women can be deduced. However, the potential tenants' practical choices and their concern for safety are not the only causes that drive the current shared housing market. The young adults in their 20's and 30's choose to live in popular places where they can engage social activities. A new tier of shared housing market has also appeared in places where young adults could not have afforded if they lived alone. Choosing where we live is no longer about just meeting the requirements for a house based on what she/he needs but also about satisfying the preferences for a living based on what she/he desires. This paper indicates that although there is an undeniable premise that 'sharing a house' revolves around the realm of housing welfare and is not a typical topic for the upper-income households, the way we live and how we choose our place to live is shifting.

비수도권 주민들의 녹지공간 경제가치 추정 (Economic Valuation of Green Spaces for Residents in non-Capital Areas)

  • 본 논문의 목적은 그 동안 연구가 거의 진행되지 않았던 비수도권 지역의 거주자들을 대상으로 녹지공간 경제가치를 평가하는 것이다. 주거 공간의 특징이 명확하게 대비되는 비수도권 대도시와 농촌지역의 주민들이 가지는 어메니티 가치를 주택 유형별, 녹지 유형별로 비교하기 위해서 선택실험을 적용하였다. 연구 결과에 의하면, 전주시와 같은 비수도권 대도시뿐만 아니라 완주군과 같은 농촌지역에서도 녹지공간에 대한 명확한 선호가 있다는 것을 검증하였다. 아파트 거주자들의 경우 하천과 산림을 중심으로 조망의 가치는 서울시의 경우보다 작았지만, 접근성의 가치는 유사하거나 더 크게 추정되었다. 단독주택 거주자들의 경우 하천에 대한 접근성을 제외하고는 서울시보다 전주시가 월등하게 높은 어메니티 가치를 가지고 있어서, 녹지관리 정책에 있어서 그 원인과 대안의 제시가 필요해 보인다. 또한, 완주군과 같은 농촌지역에서도 녹지공간에 대한 접근성에 대한 전반적인 수요가 있어서 체계적인 관리정책이 요구된다.

Same opinions among 4 urban areas were ; 1) Whom were willing to move into SCH for later life, most of them were in early 50s. Most of the respondents desired to be serviced community alarm system preferred one-room style, size of 11 ${\sim}$ 15 Pyung, and preferred living at suburban area The multi-family type was preferred when not being healthy and be singled, but if healthy, preferred the type of single detached house. And they preferred the home ownership, highly valued of heating control system, health care and leisure programs. But different opinions among 4 urban areas were ; 2) Willingness live in SCH for later life had little difference in level of income, education, property. Especially, residents of Seoul Metropolitan area and Busan did not want to open their own common facilities to the public.

Thus for the future SCH, it should be designed all facilities were equipped with sports facilities, sauna and leisure programs. The findings indicated that the high rates of supporting with professional management for 24 hours by turn. But different opinions among 4 urban areas were; 2) Willingness live in SCH for later life had little difference in level of income, education, property. Especially, residents of Seoul Metropolitan area and Busan did not want to open their own common facilities to the public.

다가구 주택의 매트리스 화재 시 차동식 스포트형 감지기의 온도상승 및 동작시간 분석 (Analysis of Temperature Rise and Operation Time of Differential Spot Type Detector in Case of Mattress Fire in Multi-family House)

  • This study developed a scenario to understand the reaction rate and operational time according to RTI value of rate of rise detector in each type in case of fire mattress. In the results of analyzing the reaction rate and operational time of detector in each scenario, in case when installing a single detector, the elevated temperature per minute was raised to 8℃/min ~ 9℃/min. In case when installing two detectors, it was raised to 9℃/min ~ 10℃/min. In case when installing three detectors, it was raised to 10℃/min. The horizontal distance between detector and mattress was 1.8m~2.5m. Whenever the number of detectors was increased, the horizontal distance was decreased. The operational time of detector was within maximum 540 seconds and minimum 420 seconds. As the research tasks in the future, there should be the researches on the effects of reaction rate of detector on the evacuation in case of fire through the result value of RSET by setting up the latency until the detector operates, and the researches on the safety by understanding if the operational time of detector is suitable for the evaluation standard of performance-centered design.

  • Training and process analysis in the construction industry has not taken full advantage of new technologies such as building information modeling(BIM). The purpose of this research is to develop a framework for the virtual interactive construction education system using three dimensional technologies. The modules will simulate the construction process for a facility from start to finish using information drawn from real projects in the built environment. These modules can be used as training tools for new employees where they attempt to optimize time and cost in a virtual environment given a limited number of equipment, time and employee options. They can also be used as a process analysis tool for new construction where a number of situational variables can change leading to exposure of potential risk. These modules would be particularly useful for repetitive construction where the initial project is analyzed for optimization and risk mitigation. This paper describes the framework and shows a residential construction example using a 900 square foot wood frame single family house designed for the United States.
