성미산마을 공동체주거의 계획과정 - 거주자와 코디네이터의 상호 의견조정 특성을 중심으로- (Planning Process of Cooperative Housing in Sungmisan Village - Focused on Characteristics of Communication between Residents and Coordinator)

  • The purpose of this study is to give meaningful information about the coordination process in the construction of cooperative housing, hoping that the interest in this type of housing would spread wide in Korea. The Seongmisan village, a representative urban community village in Seoul, was studied in this study on the opinion coordination between residents and coordinators. For this qualitative research, 2 residents and 2 coordinators answered the 'open questionnaires' on the prior basic planning, land purchase, financing, architectural planning, construction & inspection, and the actual life thereafter. Following is the result. 1) The residents, in almost every step from the prior basic planning to the construction, had no sufficient information or knowledge especially in the legal or financial aspects. It explains why the coordinator has to participate in every step educating residents by means of the workshop or debate with professionals. 2) The construction cost was the most debated topic, which means that the cost has to be accurately projected by the coordinator. The confidence and success of the project stems from the accurate projection and transparent management of the construction cost.

성미산마을 공동체주거 계획과정의 거주자와 코디네이터의 의견조정 사례연구 (Case Study of Opinion Coordination between Residents and Coordinators on the Planning Process of Community Housing in Sungmisan Village)

  • The purpose of this study was to make clear considerations in the planning of community housing and the roles of coordinators. Seongmisan village, a representative urban community village in Seoul, was selected for this study on problem solving between residents and opinion coordination between residents and coordinators. For this qualitative research, 2 residents and 2 coordinators answered 'open questionnaires' on prior basic planning, land purchase, financing, architectural planning, construction and inspection, and actual living conditions thereafter. They were each interviewed for 2 hours at a time that was 14-16 months after the residents started living in the new houses, and the records were transcribed. The following was the result. 1) The residents, who ruled the steps of prior basic planning and land purchase, did not have sufficient information or knowledge of the construction of community housing, so that they faced difficulties especially in the legal and financial aspects. 2) The coordinators participated in the project at the steps of architectural planning and construction. The residents accepted the coordinators' opinions on the choice of floor and position, and the coordinators listened to the residents' opinions on individual plans and finishing materials. In the construction step, however, there was conflict between them, and dissatisfaction occurred on the completion time and construction cost. For the successful construction of community housing, a professional coordination company needs to join the project to establish a system of opinion coordinating from the step of prior basic planning to the step of afterconstruction management.

사용자중심 디자인 관점에서의 국내 코하우징 공동생활시설 활용에 대한 연구 - 소행주(소통이 있어 행복한 주택) 1, 2, 3호 사례를 중심으로 - (A Study on the Utilization of Co-Housing Community Facilities in the User-Oriented Design Perspective - Focusing on the Case of So-Haeng-Ju No.1, No.2, and No.3 -)

  • This study aims to improve plans by analyzing spatial compositions of cohousing common houses, their role depending on the types of users and spaces, and satisfaction from the user-oriented design perspective. For this study, a basic concept was examined based on previous studies and literature reviews. So-Haeng-Ju(Happy House with Communication) Houses 1, 2, and 3 in Seongmisan Village was analyzed. As well, interviews with residents of these houses were conducted to analyze the role of user behavior in common house depending on the types of users and spaces. As a result, it was found that there were common characteristics of roles in an exchange with neighbors, cooperative child-care, and residents' meetings. The time and behavioral types were different depending on the living patterns, characteristics, and family members of residents. User satisfaction with the locations of community facilities including communal kitchen and communal living room, the composition of rooms, communication with residents, and the connection between communal living space and personal living space, was above the average. However, user satisfaction with storage facilities, or defect repair and facility maintenance was low. Most of cohousing common house users were satisfied with the use and size of spaces, and a sense of community, including communication with neighbors beyond the environment and Seongmisan Village. In conclusion, a realistic alternative is required for future cohousing by developing a system regarding human resources networks and cost bearing issues.

도심 마을공동체 내 거주자의 상호작용과 공동체의식 - 성미산마을을 중심으로 - (Residents' Interaction and Community Consciousness in the Urban Village Community - The Case of Sungmisan Village -)

  • The purpose of this study is to suggest factors for village activation and maintenance of urban village community, based on the survey of residents' interaction (neighbors relationship, using community facilities, and community activities) and their community consciousness of Seongmisan village, a successful case in Seoul. 171 residents answered the questionnaire, and the data were analyzed by the SPSS program. Major findings are as follows. 1) Families got social with neighbors, caused by common use of community facilities, nearness of houses, and kids' friendship; the number of neighbors to be expected to give help was mostly under 5. 2) Facilities used by residents more than 3 times a week were cooperative association and cafe 'Little Tree'. Facilities considered to be important by residents were living cooperative association('Doore'), kids daycare center, village school, cafe, and education center. 3) 'Village News' was mostly interested community activities; 'Village Festival' and 'Village Sports Day' were also mostly participated. 4) As for the village consciousness factors, more than 3 points of 5 marked in all the 3 categories; emotional intimacy, neighbor homogeneity, and village attribution. The village consciousness, however, showed statistically meaningful difference in residents' motivation to move into village, number of family members, age, income, period of residence, neighbors relationship, whether they participate in group activities and events or not.

  • The purpose of this study is to provide information needed to the construction of the co-housing in the urban area. This study focused on the characteristics of co-housing in its planning process of private house & common space; 'economy', 'creativity' & 'sociality'. The object of this study is co-housing in 'Seongmi-san Village' in Seoul, which was built by a coordination company with residents' participation. The methods are investigating interview materials, floor plans of 9 households, & common space plans produced in the coordination process from the basic plan of private house & common space to the final plan. The results are as follows. 1) The size and plan of private house differed from each other. The water pipe location differed from each floor, so that there were difficulties in construction. In conclusion, these made no 'economy', but brought high 'creativity'. 2) The 'sociality' would be estimated as high because there were various types of resident participation; resident interviews on the planning, workshops for private housing plan, and workshops for common space.
